Projects like this rarely turn out the way they are submitted for approval, after you factor in costs over runs, time line on finished project adjustments, and although the affordable housing angle is good, I can tell you low income people will not be able to afford these low income housing units. By the time they are finished with this project it will not look like the presentation and the cost to tenant ratio will be so high no one will be able to afford it. But time will tell. Tampa still rolls up the streets at night and it becomes a dead zone. No retailer even convenience stores will be able to afford the cost of a 5 year lease let alone a new low income rental unit. I am guessing by the time this project is finished a low income unit will cost as much or more then regular units in place outside the city now. But who knows, one thing is for sure this presentation was lent to razzal and dazzle you, so the country tax payers will flip the bill for at least 2 3rds of this project through a special tax watch and wait and you will see Thanks everyone
