    If you're considering a move to San Luis Obispo (SLO), or live in the area and are curious about some of the newer neighborhoods, this video provides a brief overview. In 2023, San Luis Ranch is offering new construction homes in SLO. The different products are as follows: Legacy Homes, Heirloom Homes, Fig Townhomes, Harvest Vista Condos, and the Harvest Lofts. Current builders selling new homes are Coastal Community Builders and Williams Homes.

    San Luis Obispo has a population of about 47,000 and is home to Cal Poly University. Other cities in the region include Pismo Beach, Shell Beach, Avila Beach, Arroyo Grande, Grover Beach, Atascadero, Paso Robles, Santa Margarita, Los Osos, Cayucos, Morro Bay, Nipomo and Santa Maria. Other newer neighborhoods in SLO are Righetti Ranch, San Luis Ranch, Toscano, Serra Meadows, Ladera, R at Righetti, Enclave at Righetti Ranch, and Noveno.

    What is the hoa fees?

      Greetings! The fees vary widely (higher for townhomes/condos because they cover some maintenance, have pool, etc.). But for single family homes they are currently in $90-160 per month range, and for one of the townhome developments they are currently around $400 per month. But keep in mind HOA fees are subject to change over time.

      There is the master association (San Luis Ranch) that all homeowners belong to and pay dues into for maintenance of the park and those dues are currently $60-$160 but at buildout are expected to be $45.
      If you buy a single family home that is the only associstion you belong to and the only dues you pay.
      If you buy a condo/townhome then you belong to the master association and your sub association for the condo/townhome. The condo/townhome dues are much higher as the association owns the building and is responsible for maintenance and replacement of the building.
      Amazing neighborhood everyone is so friendly and a TON of young families.
