Building homes in back gardens could deliver 350,000 new houses

  • A “small change to the rules” that would allow people to build homes in their gardens could deliver an additional 350,000 housing units, a new think tank has argued.
    Progress Ireland wants the Government to change planning rules to allow garden 'seomraí' or granny flats to be built more easily.
    Under the current regulations, people can build offices or workshops in their back gardens - but not new buildings for people to live in.
    Progress Ireland spokesperson Seán O’Neill McPartlin says -
    “All around the country, you’ll see structures erected in gardens,”
    “You’ll see home offices, studios perhaps, underused gyms.
    “So, what we’re proposing is, where before you were allowed to build these structures, homeowners will instead be allowed to build small homes.”
    According to the Housing Commission, Ireland currently has a deficit of 200,000 homes and there is a shortage of brownfield land in areas where housing is most in demand.

    There is a case currently in the courts over this topic.. north Dublin. Own there land. Original house can't live in... old and damp. The family set up a small accommodation and got blocked and rail roaded by the county council no. They have land lots and still being evicted. ... doesn't make sense. ..

    Even in rural Ireland you cant have a mobile home on your own private land without planning permission, and the planning permission won't get granted unless you're planning to build 🙄

    Heres a better idea. A tent. You can move when you want to. Cheaper costs no planning permission. Easy to heat. Or even better a bin. A lot have rollers and you can pretent to be oscar the grouch.

      The reason they're talking about quantity is because of 'The law of supply vs demand'. The lower the quantity, the higher the price. The higher the quantity, the lower the price.

    We need to allow and design for multi-generational living in urban and suburban home developments, the planning authority need to allow home renovations like the Greeks where you can add additional floor levels on suburban homes without the bureaucracy of planning permission. Build up not out

      I've no side gate but i do have a garden shed and ill easily allow someone to walk trough my house out into the shed. I'd probably get €600 a month for it. I have bucket they can use as a tiolet and a garden hose the can clean themselves with

    This will be a huge problem with population density. Roadside parking will be a mess and there will be neighbors fighting with each other for silly reasons. should not be allowed.

      Referencing Canada is comparing apples to oranges. Speaking as a Canadian, Canadian housing estates have a far different layout to Irish housing estates. In Canada, lanes are the same size as an average Irish road and they run behind every house giving the people laneway access to their home and somewhere to park their car, hence why they are called 'laneway houses'. I have only ever seen the 'Canadian' layout in one housing estate in Dublin and the laneway had a large locked gate due to anti-scoial behaviour in the laneway.

      @@JohnDoe-mi9pn thank you point proven shoving cabin/ sheds for people to live in, in back gardens no access in any way shape or form no privacy no space nothing and this does not solve the homeless problem at all where I live in a very large town and I do not live in a estate where we have a side entrance we live in town houses with no access to the back garden.....this is madness.

      So if you’ve no side entrance then this isn’t for you. But houses with a side entrance, which are plentiful around Dublin can have one of these built. I know of about 20 that are already built by friends of mine and have tenants.

    Unfortunately in Ireland our houses are so small and side access is so tight, only very few houses would be suitable, but if it is just a small percentage of houses that would qualify, again, I don’t see the problem.

    It would need to be strictly controlled, regarding 1) the building standards, 2) the proportion of outside space left. Really only suitable for large gardens. 3) private parking space, 4) extra charge for utility servicing etc, etc.

      Yep 100% which just means very few people will avail of it. It just wouldn't be worth it. Then you have insurance liability if someone injures themeselves on you're property. Between that and planing and taxes and the cost of building them. It just won't be worth it

    Most houses in Dublin are semidetached Shane - ie they have a side gate. Also, ‘seomra’ type structures are modular, you can add as many rooms as you like, provided that you have planning permission.
