Nice Lake - house seems a little rough/outdated, but in this economy perhaps a Canadian or New Yorker would offer $1.2M for it in a bidding war. Quite a bargain at $250k given that type of buyer, but the locals--in a rational economy, this little house would not go for more than $150K (even on water).
On average for residential sales only about 30% of the people that purchase come from out of state. People in Maine see the value in waterfront property as much as people from other states your estimate of value is at least five years if not 10 out of date.

Well that 200 x200 you are referring to has a home with a drilled well, septic and garage on that acre of ground. Not to mention it is on a lake. Show me a comparable property for less.

I’m not sure. The owner would not know he did not have the house built.
It's a modular home. The walls are not plastered.
