  • We wanted to share with you the build schedule from our recently completed Open Book Build project. This small home took 64 working days to complete. Of course we had a few schedule delays for inclement weather and trade contractor conflicts, but even with those setbacks we finished the home in 3.5 months.     I am in month 8 of building my own home. It’s much larger and I am doing a lot of the work myself. Currently working on siding, then will paint the inside. Don’t tell my wife it only took you 64 days, or I will be living in the doghouse instead of the new house.

      Great to hear you are building your own home. Sounds like you have made a ton of progress in just 8 months. Tackling much of the labor yourself is really hard work...and very time consuming. But what a great accomplishment it will be when you are done.

    My father and I in 1992 built our house in 190 days from clearing a wooded lot to move in , dug the foundation by hand no nail guns until we sheeted the roof ! We did it all except for Sheetrock and insulation ! Dad was retired ! I was working 3rd shift worked on the house 8am until 2:30 mon- fri 10 to 12 hrs on sat and Sunday ! Hard work but great memories with my dad ! I was 28 years old! 1500sq ft with 24x24 2car garage

      I owned the lot used that for collateral for construction loan then did a mortgage loan when finished built the house for 50 thousand

      Awesome Tony! Love to hear stories like yours. Actually doing the work yourself gives you a huge sense of accomplishment...and I'm sure you saved a ton of money.

    64 days to build a home and it took me 30 days to get an inspection for a fence.

    As Michael said the house was built in 64 working days and it took a little over 3 months in real time. Great video.

    I found the information very informative, the only problem I have is the home I want to build has a slab foundation. I need to know the order to do things since I want to do most of the work with my son. I figured that at times you can have maybe 3 crews working at one time. A schedule is always needed, You can't put a roof on if the walls aren't complete. If you have a video of a house with a slab, direct me to it. Thanks Semper Fi

    I just noticed in your description the home was built in 64 WORKING days. How many actual days did it take from permit application to move in? Thanks

      The elapsed time for the build was 3.5 months due to delays from weather and subs.

    How much did it cost for this house to be built? Not just labor and materials but for inspections and absolutely everything else from a-z.

    I live in DC. I want a small home, with a big yard. A third of your build. Could take a month...but where do I get the land????😕

      The house in this video was built on a tear down lot. Meaning, there was an old , run down house there which was taken down by the previous owner. It’s an infill lot in an established neighborhood. Maybe check with a local realtor to see if anything like this is available.

    Does that include price for permits and other fees from the city?

      It includes labor and materials only. Every city, village or township has different fee structures. I’ve had some permits cost a few hundred bucks and others many thousands

    Fantasy island construction. I have never seen subs and vendors move into a job with this sort of precision neither have I seen so many days in a row with out rain. Ditto for the inspectors who are in short supply and can be very late to your job.
    Plus you are also missing the design, planning, selection, etc. that takes place before actual construction.
    Not totally useless but very incomplete. Just use this as a general orientation and keep on looking for a more realistic video.

      Hector, this is the actual build schedule from a home we completed this year...2020. The inspectors were right on time...call today and they would be out tomorrow. Obviously we didn't show the rain days...that would make for a boring video now wouldn't it? If you have a written schedule, and you share it with your vendors and call them weekly, they will show up. We share the complete planning process at armchairbuilder.com

      It all depends on where you want to build it. You can find lots from a few thousand dollars on up...

      The house, both labor and materials for the structure, was $165k. That includes everything from the footings to the final paint.

      This house is not for sale, but based on current sales in the area, it would be about $40k more than we paid to build it.

    That's a pretty house, but I bet it cost anywhere from $200,000 300,000 for something that cost like $100,000 to build.

    Good video but unrealistic time frame because as he said working days and if you’re dealing with contractor that has other jobs going or the city is late on the inspection that’s delay’s

    This must have been a perfect build to complete the home in 64 days. I feel this is unrealistic and might give false hopes. In most cases, a shorter build requires more man-hours and a very reputable builder. More money. How does Covid-19 impact builders? Thanks for sharing anyway.

      Not at all. The insulation used in this house is mineral wool...which is great for preventing fire spread.
