Not sure when you recorded the video, but as of April, you can't just walk off the streets and pick a lot when they're released. You have to bid on the sites. We went in on 3/28 where they made it sound like we could just pick a lot.On 3/29 when we went in again and priced out a model, then they told us about the bid process. We felt it was a bait & switch type situation. I realize the market is hot, I think it's just a way to drive up prices. Sharing this information since it is not as easy as they make it sound in the video and there were only lots released for the Distinctive and Echelon series, none for the Scenic.
Thanks for your comment. The day after we recorded this video we did get an email about a bid process. I do know that bid process kind of comes and goes with Sun City new construction and often depends on the demand. We did take a client back two days after receiving that email and were able to get them onto a lot without the bid process. So, I think it depends more on timing and demand. But, you are correct, they do at times put that bid process in place

@@bug_queen8574 totally agree with you. They’re managing the lord to get huge returns. We were told one house we wanted to build the premium would be $100-130K!!!!! Yes over $100K for normal lot. They also won’t build lofts now as they make huge profits using that lumber on homes instead. Also found out later the golf courses are public!!!!! They’re inside the community but anyone can use them! Sorry but felt totally scammed and it wasn’t the sales people’s fault. They’re just the mouthpiece for greedy Del Webb! Pleasant people to talk to at the sales office but you better be planning north of $500K for basic small house
That seems to be an everchanging answer. At this time, you can add a pool later providing the pool company is able to get to your back yard to install it and you have enough space before the setback.

Unfortunately, that could be seen as a violation of fair housing. These communities are very diverse so you will find all familial statuses. The only thing you will not see are children under the age of 19 living in the community full time.
Do not hire WATER WORKS pressure washing . South Carolina. None of the employees could pass a drug screening if their moms life depended on it. The owner is as much a mouth breather, liar as the people he employs. For residential after driveways are surfaced clean. They spray straight on the residential driveways and side walks. But for community contracts like the one for Sun City. They just surface clean. And not spray the sidewalks with “bleach, straight” after it’s surface cleaned. So it dirties sooner and they can pull more money out the contact for it. Sooner because they didn’t do it correctly or the same process as driveways and sidewalks for residential. SCAM. COMPANY. If you're talking about SunCity, they raise their base price after so many sales. If you're asking about Margaritaville who just had a $25k price increase, they are playing catch up and are still underpriced for the market. But, I'm being told that the worst increases may be behind us now.

I’ve seen them as low as 50,000 and as high as 110,000. And, like everything else those numbers are very fluid and current. A month from now they may be much different.
