    We moved here to Sun City in December 2018. Thank God we didn't delay our move because housing prices have gone through the roof. We built a new home and paid just over $300k. Our model now sells for up wards of $500K. The traffic here is horrible, with accidents every day on the main route (278). We can't go near the Island on a Saturday in the summer, there is a line of traffic backed up for miles of tourists trying to move in for the week. The weather in the summer is sweltering, but our reward is a VERY mild winter. We can play golf 12 months a year. The location is perfect. We can be to Hilton Head beaches in about 30 mintes. Savannah is about 30 minutes away, as is Beaufort. Charleston is not an awfully long drive either. The restaurants here are wonderful, and the people are very friendly. I knew I wasn't in NYS any longer when I got my first property tax bill. Wow. We do have to pay a yearly tax on our vehicle, but still much less tax than in NYS. All in all we love it here and couldn't imagine living anywhere else. Great place for retirement.

      NYS? Agreed the traffic on 278 is unreal, especially in the morning. There used to be an off season here. Not any more.

    I love IT!!! Just relocated from Laguna Beach. . . .it's beautiful here and I appreciate and agree w/all of your points. The SCHOOLS have to be better here than in southern California unless you are sending your kids to "private" ones, of course. . . . they are the same everywhere!! God bless this place!!!

    I became familiar with Hilton Head Island over 40 years ago and have so appreciated the area in numerous visits since then. We are now looking to a retirement location and have Bluffton 55+ communities high on our list. I watch videos from a whole variety of realtors, just for information and opinions.
    I have a realtor buyer agent working with us that is so incredibly up-beat and empathetic. Her reason for moving to the Bluffton area, as well as the steps and considerations are helping us considerably. If I depended upon this view of Bluffton, I would see this commentary like Ted Striker in the "Airplane" movie and throw gasoline upon myself before moving to the area.

    Bluffton is flooded with high anxiety northern retirees ... it's just NJ/NY with heat and bugs.

    Hello, great video! My best friend is relocating to Hilton head. I would love to relocate. I live in Kissimmee fl. Im a hairstylist. Im sure there are a ton of salons. I specialize in weddings!!!

    Rentals in Bluffton very high as rent for a 1 bedroom starts around $1150 + utilities. Bluffton lately has many illegal & undocumented Latinos from south of the border. Many of them can be a nuisance as they decrease property values. Immigrations starting to get tuff here as I seen the bus a few times recently. Bluffton became a mess in many ways & was much nicer before 2005. Traffic is bad especially when it's tourist season May though September. Theft is high there as many apartments been broken into many times. Poverty also is high as work isn't as good since the pandemic. Looking for high paying work forget it you wont find it here. Lots of critters here including copperhead snakes.

    I live there. Schools are nothing like up north. Not great here.
    Sleepy area. Nice and tons of people from NJ NY here.
    Very congested traffic! Bad roads…insane drivers.
    Be realistic. This is nice but there are better places. I think Jacksonville is a better place. TRAFFIC IS BAD!!!!!

      Thanks for the Feedback. We go to Jax Beach often, I prefer it here. That's the thing, everyone has an opinion. I completely respect your opinion. I don't be the traffic is that bad here other than maybe Saturdays when visitors are driving in on Hwy 278. Limited driving routes does cause congestion. I will look for a website that analyzes traffic. I do agree that if we had snow and ice, our roads wouldn't be drivable. It's harder for me to judge the schools with no kids attending, I just reported the survey results.

    I saw nothing anywhere in the snow 3s that didn’t need a ton of work and since I’ve been there prices have gone up 75,000 or more since I was there

      Prices are crazy everywhere I look and not just in Bluffton and Hilton Head. I've hear stories from agents around the country and Canada. I believe we are inline with the current trends. I don't believe the bubble will hit for a while. Too many baby boomers moving to the sunbelt states, but if I really knew I would already be very rich. Thanks for watching.

      Sorry I didn't respond sooner. There are some homes around $300k. I'm guessing nothing that you would find acceptable. There is a home in The Farm for $285k. Don't get me wrong, I think prices have skyrocketed and it isn't good for anyone except the sellers getting out of the market. The real estate market has changed a lot. But, I do see the beginnings of a market shift. I don't expect prices to reverse anytime soon, but I do believe the increases will be more reasonable. Too many transplants from more expensive areas. Until all the baby boomers have made their choices to move or not, I believe demand will exceed supply in the sunbelt states.

    Sounds like there isn’t a lot of gang bangers…. Important to us since we live in Illinois. Crime is terrible here.,
