    Super informative, please, please, pleaseeee listen to Brian on this specific topic. I understand the pride of home ownership, but let Brian bring a reasonable perspective! I am no expert on the housing market, and that is why I lean on someone like Brian for support

    My two biggest mistakes. 1. Rushing DIY jobs. I thought I would never move. I was capable of doing the floors better, but I thought I would live in one place forever. I hurried the job and it shows. 2. Not pushing to complete permitted work. I paid money for expensive plans, but I allowed work to sit, and then there was inflation, and loans became expensive. The city wanted changes. Two years later I would prefer to just move, instead.

      I can feel your pain on the DIY and that’s why I don’t DIY anymore. Lol. It’s hard to find good contractors in the PHX area as well. I finally have a group of people I trust after making many mistakes. Thanks for sharing and watching.

    You had me at School House Rock!
    We live in Northern AZ and our realtor has a slightly different take on our curb appeal here. We're in the woods and most homes selling here are being used as short-term rentals. We were advised to keep it natural as possible, albeit cleaned up and tidy, so potential buyers won't be looking at the upkeep. Rocks and trees it is, but leave the natural growth!
    Great advice, especially the over personalizing with paint and such, thank you!

      Of course if people want natural/rustic/whatever you want to call it, leave it!! Nothing better than the smell of blooming trees or even pines if that is applicable where you are. I bet it is amazing up there! Thanks for chiming in!

    When I was buying a house, I absolutely took into consideration how much “cosmetic” personalizations I had to undo and then redo: time + work + cost = money I would want to deduct from the asking price and I told the realtor exactly why. Also, extremely bad re-done kitchens with bad layouts, scratch & dent appliances and short upper cabinets! And please ditch the dark grey/white trim esthetics done all throughout the entire house!! Having to repaint everything with a primer & then paint is a hideous waste of time and money! Just repaint with a nice primer!

      For sure! I have so many clients that say that they will paint when they close but are so anxious they move everything in and then they don't want to move everything to paint! LOL. It is nice to put some personal touches to make it 'home' but I always try to do that with removable decorations and Command Strips!

    Hi ya,
    Most of your points of view are pretty spot on, however I don't agree with you about the wallpaper though. That's pretty much personalizing it as well and it's a giant pain in the ass removing it properly too. Just paint and keep it simple imo.

      The old fashioned wall paper? I agree with you 1000%. The new stuff is like a ‘Fat Head’ where you can out it on and take it off without glue. Pretty cool stuff. And just an accent wall. Not a room. Thanks for checking out the video and responding!

      People don't install it correctly and it's usually a pain to remove. Paint is easy.
