    My payment was $2415 month. We would pay an extra $500 a month towards the principal. We currently just refinanced to get a lower interest rate and to get off of PMI. Our new monthly payment is $2915 a month. We plan on still paying $3700 a month but are now going to do bi-monthly payments.

      Try making the payments quarterly, in addition to adding, a payment each month and watch how fast the payments begin to drop on your amortization chart. I've got one more year after starting about a year ago. The timing of the payments is everything. This is the only thing that they all leave out when doing the videos.

      Instead of extra payments, I suspect you would be better off putting the $782 per month into shares of Apple and Amazon. The video more or less describes how you can get out of being a debt slave When you have cash you have options. Smart people hold on to cash. They don't instantly shove it toward debt. Once it is used to pay on the debt, it is no longer accessible.

      One part of this vid that I do like is the idea of not taking on a large debt in the first place. I think there should be a balance between the amount of debt you incur and the amount of cash you can invest. I would rather have a $1000 house payment and $1000 going into stocks than a $2000 house payment and no stocks. If you have cash and you’re confused I will suggest you contact a finance advisor

      @@SomeUserNameBlahBlah the problem with that comes when blackrock and big corporations get to decide who are citizens, and have paid off the government, so people think it's the government who are deciding... instead it should just be illegal for big corporations to buy up entire lots of housing. like, no single entity of any kind should own 10,000 homes.
      the idea that only a certain class of people should have a roof is wrong, because it means someone gets to decide who's worthy of not sleeping outside in the middle of a winter snow storm, and you might not be worthy of surviving a winter.

    Employer lured them with a bonus- then fired them. One month before they couldn't claim the bonus back-so they could demand it back? The employees weren't leaving for better jobs- they stayed. Employer might be within the law, but what a bunch of scumbags.

    If you get a signing bonus with a time period attached to it, always negotiate that it is accrued on a monthly basis for the given time period, or don't sign.

      I can understand if it's like 3 months, the company just wants to ensure you aren't going to take the money and run. But if it's more than that then yes you should be suspicious.

    I feared a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

      I am very thankful for my job as a tax accountant at an international law firm in Richmond, Virginia. I am currently renting an one bedroom / one bathroom apartment at $1,487 per month. A friend has a four bedroom / 2.5 bathroom (2,100 square foot) home with a two car garage. She bought her house for $269K in 2009 and currently pay around $1,500 per month. Now, her house is worth $380K. I really want to buy a house. But I refuse to buy an overpriced house.

    Insurance companies remind me of the government. Tons of money in, then no accountability with spending and all claim they don’t have enough of your money, and need waaay more.🤨

    They may be within their legal rights to claw back those bonuses but they are morally wrong on every level for doing it. The amount to be returned should depend on how long the person has been with the company. At 100k they should only have to return 50k at one year and so on. Pro-rated.

      that kind of signing bonus doesn't come out of thin air. I worked in the industry. That person was a very high producer with a big book of business. They are well aware that the work is market based when they took that bonus.

    Regarding the bonus return the most important thing that wasn’t mentioned was that the sign on bonuses had a stipulation that you needed to be there for 2 years. Obviously the lending business crashed so these people were fired before the 2 years. WSJ just ran an article on this yesterday.

      Even then, the reason for not being there for 2 years is important.
      I've read the stipulations on every bonus i've gotten. I would never sign one that would allow them to ask for it back if i wasn't fired for cause.

    Damn tight Michael! The low rates were NEVER normal. I bought my first home in 1999 and the rate was 6.5 percent. My most recent home had a 4 percent rate in 2016 after buying down 2 points. Then again those properties cost $74k and $154k respectively. I live in the latter now and paid it off. You visited Albuquerque at the right time. Going below 30 degrees tonight! Brrrrrr!!!

      Albuquerque is a shithole. Got stuck w an I-40 truck crash, had to get off highway and was barraged by a bunch of homeless beggars, watched a couple of drug deals, and saw more than I needed. My dog took care of them all.😃🐾🐾

    This is what happens when an industry isn't regulated. Banks and Realtors allowed the prices to spike and the Fed stepped in and to "slow" things down, they raised interest rates. And now look at things? The Real Estate Industry didn't learn its lesson from 2008, and this is why we are where we are today.
    Once things get corrected, STOP being greedy! 😡
    Keep the prices for homes low! 🤬

    Most signing bonuses are contingent upon length of the employment. For instance, I will get a 50,000 bonus if I stay with the company for 3 years. If I get fired or leave before, it needs to be paid back or a portion of it. That’s completely normal.

      Right, but if they're fired JUST because the employer doesn't want to pay the bonus, it's a problem. I guess that's difficult to prove, but if you're fired one month before you get to keep your $100K and the employer doesn't have a file of evidence of prior misbehavior, it seems the employee would have a valid lawsuit.

    One of the villians in the housing market is the building industry which raised prices on homes to huge levels blaming it on cost of wood. I'm not discounting our real-estate system which is as crooked as a dog with a broke leg. It is time for government to rein these guys in.

    Its not the interest rate only, it's a combo of the rate and the sticker price. That makes it unaffordable.

    well this means that no one should want to work for these guys going forward. and doing business of any kind with them should be questionable and its not just sign on bonuses some companies are trying to go after employees for things like cost of training etc??? also if they company fires people/ lays them off just prior to the time requirement would that not show Bad faith and intention to cause the failure of the contract?

    Back 20 years ago, an employment agency wanted me to sign an agreement and a promissory note for $20,000 to take a $55,000 a year job. The agreement, aside from the promissory note said if I quit or got fired, I'd be responsible for the full cost of the salary until a replacement was found and hiring costs and training.... I told them to get lost! I was looking for a job to GET money, not OWE money! BTW... There was no signing bonus.

    Hello. I live in central Pa. I spoke with my county tax collector and in my county, Taxes don't go up when you sell your home. There has to be a county wide reassessment or an increase in the millage rate. The neighboring county has the same standard. Selling price has no bearing so I'm told. If people are getting those kind of bonus' that only tells me that borrowers are getting ripped off. Two thumbs up for Lizzy!!

    I think what is happening now is the reduction of the unproductive real estate / banking / insurance etc. industry to a normal level. This might be painful in the short run but is absolutely necessary. I hope the focus will now shift back to industries which are creating real value.

    It took years for California to enact prop 13 which keeps property taxes from going up much so if you can manage to buy a house you will probably be financially secure when your mortgage is paid off . People in other states should petition to get a similar measure on their ballots.

    Hi Mike, Thanks for clarifying the "Save Our Homes" homestead act. As I mentioned in a previous email my property tax on my Naples condo went down by about $40.00. I think the biggest reason it has not been going up was because of the school tax. As you know, Naples has a fair amount of very wealthy people, these people are old snowbirds and any children they have have long flown the nest. I believe Naples's population doubles in the winter months. I remember the first time I went to the beach and I was looking for some young eye candy and I ended up seeing old fat guys like me in Speedo's (except I don't wear Speedo's) and old fat women trying to stuff themselves into a Bikini. I am waiting to get my new insurance bill, I am sure that is going up. We've already been warned that our condo fees are increasing because of insurance costs.

      @@littledebby365 That is a good description. When the grandkids came to visit and they went to the beach, their comment was, 'It's all old people here." So we took them to FT Myers Beach, and they loved it there. The nice thing about old people is they don't commit violent crimes, of course, their driving leaves something to be desired.

      Same situation in St Pete. Taxes have fallen and risen a total of about $100 in 13 years.

    Cripes, in 1986 people had an effective rate of 19%, with the interest only loans with no caps. I’m surprised the guy who has been in it for 40 years didn’t see the freight train coming.

    8 of my 10 deals this month are refi, people are trading in their 3% for 8% because they no longer qualify for a home equity loan and it's thier only option to consolidate debt and not lose their home. There is still refinancing business out there as long as people have equity and access to credit

      This only makes sense. Yes, it stings to go 8%... But sometimes you have to tap that equity...
      At least you still own your home and the loan may disappear in equity going forward.

    From what I read searching about those 'bonuses' it appears these people were given an ADVANCE on future commissions -- it was NOT a 'bonus' for moving from their previous employer to this company. READ the fine print. PLUS - make sure nothing is in your name - because they can sue all they want, but IF your name is not on anything - then - it will be challenging to get the money. They will get a judgement, and that will affect your credit score. But, the sheriff can not go to the bank or take your car because they are in living trusts that are NOT in your name.

    My neighbor said in 6 months Allstate will be laying off several hundred people as they are "retiring" a product. The guy has a 2 year old, I prey he finds something else soon after.

I started watching during the Covid lockdowns when I was thinking about retiring early, and I enjoyed videos like the "under $200K condos walking distance from the beach!" What happened?!     Allstate Insurance Company just laid off 3,800 people a couple of weeks ago too. This is in addition to the 3,600 employees that they laid off in 2020 during the pandemic.

    Who the hell signs a contract with terms like that? I understand the pain of walking away from a job offer that you’ve been looking so much forward to accept, but our security is first and foremost… Can’t waive it off like that by not reading of thinking it could be renegotiated later on… If they’re shady from the get go, they’ll be shady during “renegotiations” too!! If not more!!!

    In Nevada, property taxes on a principal residence can't increase by more than 3%. Moreover, the assessed values decreased by about 33% during the big recession about 15 years ago, so my property taxes also decreased but never made it back to where it was because of the 3% cap.

      That’s awesome. Everybody loves that they’re home values going up. It really doesn’t matter unless you want to sell and in the meantime you’re just paying more tax.

      They do increase by more than that if you don’t let the assessor know it’s your primary residence.
      So make sure you report back unless you want to see an increase of more than 7%

    I remember a long time ago, 1980's, if you were selling a property you could offer if as OWC "owner will carry". Does that still exists?
    I mentioned that as an option to an agent and she shook her head no.

      Of course you can always owner finance. Whatever agreement you come up with is legal, no banks required either.

      I bought a lot or two that way a long time ago. The agent I talked to is old enough to know about OWC. I just have not heard about it for a long time, so I thought maybe it was no longer allowed.

    I bought my first house, a 3 bedroom 1 bath, cbs house, in a lower middle class neighborhood for $51000 in 1981 and had the worst mortgage imaginable. It was a 15% negative amortization mortgage. I paid more per month than my friends who were doctors, who lived in waterfront upper class houses in Tequesta Country Club here in Palm County Florida. Every month I owed more on the mortgage than the month before. I was a new lawyer working as a Prosecutor. I refinanced as soon as I could for a 9% fixed mortgage. Then I bought a waterfront house with a 6% mortgage. My house is paid for early, but I don’t see 6% as a high interest rate in view of my past. I never bought a house that cost over what I could easily afford. If I sold my present house, I’d probably be rich until, of course, I had to find another one. But I’m never going to sell and so I won’t have to worry about it.
