    Same thing happened to me! The quality of builds are horrible! it’s insane the amount of cracks and uneven surfaces. Cheap labor isn’t always good!

      @@audraarndt1824 There are only 3 builders still building in Inspirada between late last year & currently. Toll Brothers, Tri Pointe & KB. KB was the only builder hosting crazy lotteries. It was KB. I was able to confirm it.

      KB is banned from several counties near my house, they were caught not getting inspections, and having an inspector stamp approved without ever showing up, over 90% of their homes are not to code.
      my recommendation is do not buy a development house, and get your own inspector, don't use the realtor or builders one, and defenatly don't waive the inspection. do this before signing, the $200-$500 will save you tens of thousands in the future.

    I don’t know if these buyers are having them inspected before the move in? But these rush builds always have problems.Have it inspected.

      Home inspections are highly advised but, the inspections are a scam & the realtors know it. Before hiring a home inspector, read the contract. Every home inspectors contract (I have read several from multiple states), have a clause in the contract. This clause basically states ….this inspection is a courtesy & is no way binding as a legal document or guarantee. It’s the inspectors version of qualified immunity. I would strongly suggest hiring a reputable building contract to perform your home inspection & NEVER EVER use an inspector recommended by the realtor.

    Yea this happened to me. I got prosiness after promises, they then changed construction managers and they said they would not honor what previous construction manger promised. So i just hired my own contractor to fix the issues.
    Should have held out on closing until they fixed everything, once they got their money, they ghosted me, would not answer calls and locked the doors to the demo when they saw me approaching to ask about the issues.
    They said i had a 1 year warranty for defects. They never came out. 5 years later i still find blue tape on some blemishes that they were exposed to fix.

      So, you're a builder?... it's COMPETENT LABOR...You can't just throw bodies at building...You need good tradesmen...Builder for 30 years...THERE IS NOBODY LEFT...Everyone is dead or retired and the ones that are dependable and skilled are
      "hens teeth". Or booked out a year or more and want multi thousands a day so there's no profit... it's a horrible industry, nationwide...

    Nothing new. All builders had been like this for years. For you new home buyers. You have to watch them carefully and fight for everything along the way. For those who didn't pay attention. The inside of the walls are cheap. There was soda cans and cigarettes hidden inside walls. The list goes on...

    I was told by a builder - do not buy new. Trades are short and not enough to go around. Too many built and not enough contractors.

    That's why give me an old house on an acre of land without no neighbors. Those houses are on top of the other. YOu buy a 2 story house. But you fail to realize that not if , when the upstair pipes start leaking it will be a headache. Also, you look out the window to see your neighbor's window. Yards are so small they look like a pen. Lord forgive if you wanted to be outside in your bathing suit. No privacy. and don't even get me started on how they look. Look MOM I just bought a house that looks like everyone else's on the block.

      Las Vegas sits beside the Colorado River and has no water problem. Lake Mead is sufficient for Las Vegas hundred times over.
      California and Arizona are drawing 98% of the water for cities hundreds of hundreds of miles away from the Colorado River.

      I agree totally. Back in 2008 during the real estate slump, I was a signature away from moving from the Great Lakes area to Henderson, NV. During that period, home prices were a fraction of what they are today. Even back in 2008, my primary concern was the decreasing water levels of Lake Mead. Thank goodness I didn’t purchase a home there. If I had, I imagine I would have sold it by now.

      By next year I doubt Lake Mead will have enough water to keep the turbines in operation. Losing water will be just as bad.

    I've handled construction defect cases in nevada since 1998. Nothing has changed. Believe it or not...you should see what gers built in AZ, TX, OK...its a big time joke there. Nevada has nrs 40 which kind helps homeowners recover something. Most builders sell cust service contracts for after move in issue's. But those companies basically make their money by not fixing anything. Just remember...your warranty is not a year...its 10 years from date of closing. PS...avoid pahrump...lol

    Lol, in the 80's and 90's when the construction workers here were mostly all of a lighter shade of color and they drank about a case of beer a day on the job, in the heat, they built a superior home in Vegas back then. No cracks, no problems.

    EVERYBODY has a walkthrough Before taking possession of the house.
    Don't accept the house, contact a lawyer and NEVER pay the last 10% Until everything on the walkthrough list has been corrected.
    This is like watching a news story about somebody paying the IRS or utility police with $10,000 in Walmart gift cards..........

      Shame on parents who raised a lazy generation. No body wants to work. Very limited amount of contractors out there and many could care less about quality. Not to mention COVID when everyone gladly and conveniently chose to stay home causing a major shortage in everything. Homes might seem expensive to you but most builders barely getting by

      @@jc2604 LMAO! Pretty much!! We got lucky and found our home in a non-HOA neighborhood. The neighborhood is clean, streets are wide and thankfully everyone is pretty awesome here. Oh, and it came with a swimming pool over 600sf. You heard about that new regulation that's going to start in September right? New homes can longer build swimming pools any larger than 600sf.
      But yeah, we've hard our fair share of dealing with the HOA in CA and the HOA is no different here. So sad.

    Nevada is prone to land settling, monsoon flooding, months of droughts . The structure definitely will have uneven measures, not sure in Hawaii if you purchase a brand new car and your home is close by shoreline, metal material will start rusting unusual than inland property.

    this is terrible for any home owner to experience. However seems as though had they done their due diligence they would not be in this situation. Why would anyone buy a house built on puff ground. Everyone is to blame the city the realtor the contractor and the home owner for trusting them!

    This is how my home in 2001 was before our community did a class action. Homes sank so bad that there were baseboards with 2 in gaps from the floor amongst other things.

    Same things happening with our new home by Shea. The crazy thing is that issues were brought up during the construction phase to the project manager. He totally blew us off and said they can fix it after we close with the warranty department. If they had just addressed these concerns during the construction process, it would make things sooooo much smoother for everyone involved. Its really unfortunate when the site managers dont set the expectation and everyone has more work to do in the back end and the quality is compromised.

    I see so many people commenting on the production home builders but there is no mention of the high end custom home builders. They all do the same things to thier clients. They get the contract to build signed and hurry to get thier money and as much of it as they possibly can by hiring the lowest bid subcontractors that will get the job done to beat thier schedules and inflated budgets.

    There is NO pride taken by contractors building these new house’s even though it’s new have it inspected by a third party home inspector it’s only a few hundred dollars and have it fixed before you move in

    Imagine if they new what was hidden.. cheap imported labor and sub par materials, i spent 1 year in a new build it was terrible, glad i was only renting it.. that house is part of the reason i BOUGHT a nice cozy home originally built in 1901..

    I find it so crazy that most expensive thing most people buy they seem to know almost nothing about and don't get someone who does to walk with them. It sucks but I would never sign the line until I was satisfied... Most humans really suck...esp ones selling stuff..

      @@Jackie-lg4tt If your Realtor is diligent and present, he or she would go to the job site throughout the building process to see how progress is coming along. It's nice if the Buyers did it too but, most Realtors know what to look for and can things out and have the Builder address them.

    Dude, you home was built by illegal immigrants to third world standards! I know because I had to compete against them for contracts most of my life. The housing industry actually lowered their standards to accommodate the lousy quality by the illegals. When I started building in the 70's you were only allowed a 1/2 inch tolerance out of plumb for an 8 foot high wall. Concrete floors couldn't have dips or humps of more than 3/4 of an inch every 10 feet in any direction. By the time I retired builders were allowing 1 3/4 inches tolerance for an out of plumb wall and the standards for concrete floors were eliminated completely. I remember having to use 2 inch wedges to level base cabinets and they were barely enough. Illegals don't even used grade stakes throughout the concrete pour for averaging thickness. They prefer to just "eyeball" it like they do with walls. Most of those illegal contractors don't even own a level, much less use one!

      Ya its true, i rented a new build and watch a crew of illegals frame the house across the street inike 3 days.. id walk thru after hours and what a POS.. some sucker paid probably 400-500k for that shitbox, even the drywall was horendous, some poor painter had his hands full covering up that mess..
