Nice, one of my favorites so far, has everything including nice views from a terrace! I would def. finish the 3rd floor and I would turn the 2nd bedroom into a lounge with a half bathroom.

Love having a dishwasher in the kitchen. The walk in pantry is also very useful.
The extra space uostares would be great for visitor's and the huge terrace is a wonderful bonus. Good proce for the size.

Beautiful. The tree lined avenue vista as you opened the window to the study in the beginning of the video makes a huge difference for me in any buying consideration. Clean and well painted throughout. Nicely spacious and well lit. Very good indeed - all around. No garden but the terrace provides outdoor space for potted greenery.
Many of your lovely properties are close to the beach, and some were in the beautiful hills. Will you be doing any in the mountains of Puglia and Molise?

Ticks off a lot of boxes for me. Apartment number 1 is spacious and light. I'd open the kitchen to the lounge/dining area, turning it into primarily a dining area. Other than that, there are some simple cosmetic things I'd do. To me apartment number 2 isn't an apartment and I'd combine the areas with the first apartment. The area Aiden said could be a terrific laundry area. I'd use the room that leads to the terrace as a den/living room. Again, mostly cosmetic updates needed. Great place!

The price seems very fair for what is offered. Situated right in the heart of what’s within reach adds much more to the value. But in my case, I need a garage or outside cantina for electric bicycles. Though I will save this video to ponder. Nicely done.

This is an attractive apartment and location, and at a workable price-point! Wonderful terrace!!
I have two general questions regarding this property, which applies to many of the properties you share with us -
1. When there are multiple owners in one building, how are the costs shared/managed for the upkeep of the building itself? It there a written agreement between the various owners?
2. Are properties rated for seismic risk? It would be helpful to know if any seismic remediation has been done, or could be done.

Love that upper level! One note is that it will get quite warm up there in the summer time. Olive oil, canned tomatoes and sausage production needs a year round cool area. That is one of the best setups I have seen to date! And the price is right, perfect for year round occupancy!

Since this is a little on the expensive side, I would limit additional work after purchase. Thankfully, only interior paint is really necessary. I would not put money into re-flooring just for aesthetic reasons. If it's not also serving a functional purpose I would put no additional money into this property. The great thing is you really don't need to.
Of course you would likely WANT to work on that upstairs part, but you don't HAVE to, unless you're going to have guests and what not up there.
