I live in a small retirement community now. The best thing we did as an HOA was to vote to ban rentals. Owners that occupy the home have a bigger stake in the overall game. It is one of the largest reasons for maintaining and increasing property values.

I live in a condo in New England. We are only allowed to rent our places with a year lease that we have to provide to the management company. We are 100% owner/occupied because of this. I'm surprised The Villages doesn't have similar rules. Thank you for another great show!
I’ve been watching you for a few yrs thinking I was going to moving to Lady Lake; although I ended up on the West side of FL, I still enjoy tuning in most Mondays. I watch mainly because I think you two are such sincerely nice people with such a positive attitude. Ignore the negative comments, those folks need to appreciate your efforts and get a life. 🌻
Glad to see we aren’t the only ones who fill our schedule while in TV. Chuck and I played pickleball Mon thru Fri 9:30-noon, then either golfed or pool time depending on tee time so we usually got in both, then dinner at home or on the square and listened to the band. Also did lots of open houses and cruised around in our golf cart. Made lots of friends! Needless to say Chuck went to bed by 9:30 most nights. We are now home in Wisconsin “resting”. See you next winter!!!

I would imagine that the typical dark cold weather/northern furniture color,, scale and style would not fit well in in the tropical style home of Florida. If it was me, I'd look for a furnished home or buy new Florida type furniture; light and airy.

My wife and I lost a 3 story loft condo in downtown Knoxville because too many investors in the building, our mortgage provider wouldn’t lend because of the ratio. Probably turned out for the better.

Many people who live here did short term rentals, it is a way to decide if TV is right for them. We did two short term visits, first was to get a feel of TV the second was home hunting.
We moved to our beautiful retirement home. We wanted to spend the rest of our lives here. Who would have thought that there would be two Air B&B’s behind us. We thought we did our homework moving here. No one told us this would be allowed. These are not 1, 2, 3 month rentals which we understood were allowed. These are not grandparents with grandchildren visiting. Which is to be expected. These are hotels. They are homes with several family’s (with small children) staying at the same time. These homes are changing occupants daily and weekly. Shame on The Villages for allowing this to happen.
Linda I`m excited for you to have your sister coming …sisters are special and mine has been visiting me here in Switzerland (from Oklahoma)for 2 weeks to help me out with our puppy while my husband had to have surgery (went well and comes home Wed). She has to leave tomorrow and I will miss her…but she will be back for her „official 3 week“ vacation in September. Retiring as a school teacher in 3 weeks and she`s excited.
I'm in DeLuna Verandas and most of us moved in at the same time. I would say the average age is 60 like you thought. We do have some that are younger and working from home, but also older. I brought a lot of my furniture and the woods are darker so what I did was sell off the big pieces and filled in with Tommy Bahama which are also darker wood but more tropical. When I went to look for furniture I found that everything I liked was darker wood. So I guess that's just me. Trying to fill in with more tropical decor.. Thanks Jerry and Linda! Love that Gizmo!
Just finished our lifestyle visit, bought a house, but I wanted to share a counter story to your viewer who was disappointed having no neighbors. On our last day, we played “pitch & putt”, and afterwards we swung by our new home for one last look, and our neighbor from across the street (Debbie) came over and introduced herself (her husband, Brian, was playing golf). Already made a friend, and we’re not even there yet. 😃👍🏻 Oh, and in answer to the question “bring furniture with you or buy it down there?”… my brother’s friend, Chico, recommended ESTATE SALES. He lives up near Spanish Springs and says there are estate sales ALL THE TIME. He just bought a vacuum cleaner at an estate sale for $6, and just picked up a 2nd golf cart. See you when we get there. 😏

We have a few rentals and have fabulous tenants who keep their homes tidy. Haven't we ALL rented at some point?!? I've never understood about attitudes regarding renters. Even Home Depot/Lowe's workers put them down, saying stuff like Well, it's just a rental, use cheaper stuff, they'll tear up your house anyway, etc. It's bizzaro that folks are so down on renters.

FYI. It is said that once the sinkholes are filled in that house is worth it’s weight in gold! That house has staying power. So, that merits looking into.
I love Florida and would be living there if not for that blasted humidity!! I was there to visit my brother last September, he lives on Merritt Island, and going out to the lanai at 7 a.m., it was like opening an oven door!! I wish I could get used to it, like some people do, but for some reason triggers my anxiety. There were many days last summer, in NE PA, where it was warmer her than in Florida! Ugh! Luck we have a pool!
We gave away or sold a lot of furniture when we .over time Florida. Good thing you kept your furniture before moving. We found that we just couldn't find good quality anymore. We found better quality in Naples consignment shops then buying new.
Jerry and Linda, My big question of the day is the insurance companies that service Florida for Home Owners! Who is left? Are you using the State mandated insurance company? I am hearing that if you can only get the Florida Insurance, that you would be held into the natural disaster insurance where in every insurance holder would be assessed the difference from the natural disaster coverage needed across the boards (I call this a mandatory assessment)! What have you two heard in the Villages?
People from California retiring to Florida. You can’t carry your property tax with you. You will pay 1% on every thousand dollars of value. So your new property tax maybe three times as much if you bought your home in California 30 years ago. Your association dues will be higher. Your house insurance will be double or triple of California due to their numerous hurricanes. To rebuild your damaged home after a hurricane in Florida. Your home insurance may not even be able to pay for it. Numerous insurance companies have left the state. Contractors are charging 3 to 4 times the amount of the national average to rebuild homes.

Just came back from the 5 days at Villages visiting friends who are renting there for a month in the Southern area. Much thanks for your videos. Actually better than I thought, enjoyed a round of golf, 18 hole putting green (new experience) and several evenings listening to great entertainment. Superb lunch at Nancy Lopez restaurant. Rented a 4 seater golf cart to visit the North area.
I’m looking forward to filling up my calendar with lots of fun in a couple of weeks! I too like to look at a “paper” calendar or plan book - much easier than entering it electronically - for me anyway. Have a great visit with your sister.
I've watched you guys for a couple of years and really wanted to give the Villages a try. Over the last couple of years I've watched the prices skyrocket. I've looked at a lot of houses in the 6-7 hundred thousand range and just can't see moving from East TN. for those kind of prices. We live on the lake in a 3600SF all brick luxury home. I couldn't come close to the quality of construction or the view we have for anywhere the money we paid here. Love your videos though. I'm happy that you guys are enjoying life so much.
We're not far from you in south central KY (Berea). Would love to have a lake house and a place in FL, but the prices are making these dreams seem like a pipe dream. Maybe the market will cool by the time we're ready to purchase.
I am sure homeowners do not love being told they can’t rent out their house but rentals most definitely are not great for a community , especially short term rentals like Airbnb. I hope the Villages remains vigilant. I don’t think you properly addressed rentals in this segment? I will Re listen to be sure. Editing as I listened again…..NO owner prefers to live next to short term rental units regardless of how many “friends” you send his way. If the Villages wants short term rentals…..one would hope they locate those in one area.
Some prospects may be of the age where it makes little sense to buy. Most of the homes in TV will never be paid off… they are like rentals if you think about it.
I agree with this. There is a new Del Webb community in N. Ft. Meyers that has done just that. They have a group of apartment rentals a bit away from the homes. Snowbirds can come and rent them and be away from the single family homes.

When I moved to South Carolina from Tennessee I used a moving company I had 35 items only 5 needed two guys to-carry it cost me $8,000 so when I move here in June 22, I bought a turnkey house so I wouldn’t get ripped off again.
May we ask how you tried twice? Was that a short visit with friends? Did you rent a home? Lifestyle visit? Or did you buy one? What was the extent of your living here?

Can't wait to find out how Gary Lewis sounds. Saw him at an oldies concert at a minor league baseball stadium way back in the early '90s and he was absolutely terrible. He had been "tailgating" in the parking lot before the show and would be loud, then soft, then ramble, then quiet.....I was so sad! Peter Noone was next and he was absolutely wonderful!!! He made a couple of jokes about Gary partying with Little Richard (who was also at this concert and was great!). Peter saved the day!!! I sure hope Gary is back in form because I do so LOVE the band's music!!!

What a great idea to use a teacher’s plan book to keep track of your schedule. I don’t know if it would be good for me, though. I dream about teaching, writing my plans, writing report cards , working with the children, etc., etc. about three nights per week. So, using the plan book might just prolong the dreams. I’m hoping to someday have the dreams stop.

i watched that video of michael that moved into the neighborhood full of rentals...I would have been so upset. someone should have told him about that. He is not getting what he expected from moving there. He is missing the part of neighbors..thats the point of the villages imo. these companies( guess hedgefunds?) are cheapening the experience

I believe that investors should be banned , or at least limited, in a community like the villages. For many reasons.
There are many, many people that feel exactly as you do.
Airbnb should be banned also since those can be very short term rentals. And new people going constantly in and out.

Prices for the low end re-sale homes seem to have simply skyrocketed in the last three years.
Paul probably doesn't know that you can watch YT videos at higher speeds. I usually watch at 1.5x or 1.75x.

We have a few rentals and have fabulous tenants who keep their homes tidy. Haven't we ALL rented at some point?!? I've never understood about attitudes regarding renters. Even Home Depot/Lowe's workers put them down, saying stuff like Well, it's just a rental, use cheaper stuff, they'll tear up your house anyway, etc. It's bizzaro that folks are so down on renters.
You two are more entertaining than Regis and Kelly! Great job and hope your efforts on TH-cam are paying off!

I love Florida and would be living there if not for that blasted humidity!! I was there to visit my brother last September, he lives on Merritt Island, and going out to the lanai at 7 a.m., it was like opening an oven door!! I wish I could get used to it, like some people do, but for some reason triggers my anxiety. There were many days last summer, in NE PA, where it was warmer her than in Florida! Ugh! Luck we have a pool!

We gave away or sold a lot of furniture when we .over time Florida. Good thing you kept your furniture before moving. We found that we just couldn't find good quality anymore. We found better quality in Naples consignment shops then buying new.

Jerry and Linda, My big question of the day is the insurance companies that service Florida for Home Owners! Who is left? Are you using the State mandated insurance company? I am hearing that if you can only get the Florida Insurance, that you would be held into the natural disaster insurance where in every insurance holder would be assessed the difference from the natural disaster coverage needed across the boards (I call this a mandatory assessment)! What have you two heard in the Villages?

People from California retiring to Florida. You can’t carry your property tax with you. You will pay 1% on every thousand dollars of value.
So your new property tax maybe three times as much if you bought your home in California 30 years ago. Your association dues will be higher. Your house insurance will be double or triple of California due to their numerous hurricanes.
To rebuild your damaged home after a hurricane in Florida. Your home insurance may not even be able to pay for it. Numerous insurance companies have left the state. Contractors are charging 3 to 4 times the amount of the national average to rebuild homes.
yep! People really need to think it over before uprooting their lives.

Just came back from the 5 days at Villages visiting friends who are renting there for a month in the Southern area. Much thanks for your videos. Actually better than I thought, enjoyed a round of golf, 18 hole putting green (new experience) and several evenings listening to great entertainment. Superb lunch at Nancy Lopez restaurant. Rented a 4 seater golf cart to visit the North area.

I've watched you guys for a couple of years and really wanted to give the Villages a try. Over the last couple of years I've watched the prices skyrocket. I've looked at a lot of houses in the 6-7 hundred thousand range and just can't see moving from East TN. for those kind of prices. We live on the lake in a 3600SF all brick luxury home. I couldn't come close to the quality of construction or the view we have for anywhere the money we paid here. Love your videos though. I'm happy that you guys are enjoying life so much.
The price increases over the past few years have been incredible. It's slightly coming down now.
We're not far from you in south central KY (Berea). Would love to have a lake house and a place in FL, but the prices are making these dreams seem like a pipe dream. Maybe the market will cool by the time we're ready to purchase.

I am sure homeowners do not love being told they can’t rent out their house but rentals most definitely are not great for a community , especially short term rentals like Airbnb. I hope the Villages remains vigilant. I don’t think you properly addressed rentals in this segment? I will Re listen to be sure.
Editing as I listened again…..NO owner prefers to live next to short term rental units regardless of how many “friends” you send his way. If the Villages wants short term rentals…..one would hope they locate those in one area.
Some prospects may be of the age where it makes little sense to buy. Most of the homes in TV will never be paid off… they are like rentals if you think about it.
I agree with this. There is a new Del Webb community in N. Ft. Meyers that has done just that. They have a group of apartment rentals a bit away from the homes. Snowbirds can come and rent them and be away from the single family homes.

When I moved to South Carolina from Tennessee I used a moving company I had 35 items only 5 needed two guys to-carry it cost me $8,000 so when I move here in June 22, I bought a turnkey house so I wouldn’t get ripped off again.

Hi guys great job. Please mention there are two types of real estate agents: Property of the Villages and independent ones. I believe multi listings is only through independent ones. I’m not an agent but bought my house through an independent agent.
Can't wait to find out how Gary Lewis sounds. Saw him at an oldies concert at a minor league baseball stadium way back in the early '90s and he was absolutely terrible. He had been "tailgating" in the parking lot before the show and would be loud, then soft, then ramble, then quiet.....I was so sad! Peter Noone was next and he was absolutely wonderful!!! He made a couple of jokes about Gary partying with Little Richard (who was also at this concert and was great!). Peter saved the day!!! I sure hope Gary is back in form because I do so LOVE the band's music!!!

What a great idea to use a teacher’s plan book to keep track of your schedule. I don’t know if it would be good for me, though. I dream about teaching, writing my plans, writing report cards , working with the children, etc., etc. about three nights per week. So, using the plan book might just prolong the dreams. I’m hoping to someday have the dreams stop.

i watched that video of michael that moved into the neighborhood full of rentals...I would have been so upset. someone should have told him about that. He is not getting what he expected from moving there. He is missing the part of neighbors..thats the point of the villages imo. these companies( guess hedgefunds?) are cheapening the experience
