    We live in the Philippines after building 6 years ago. However land prices here are not cheap and if you're trying to match exclusive subdivisions as America, it might cost the same or even more. Lot's in Nuvali Santa Rosa can be up to 50,000 pesos a square meter. Condos are also really small. Farmland is still possible. However check out access and hospitalization costs. You will usually need to pay cash. So sufficient reserves would be required. All I am saying is unless you are renting a small bahay, it isn't going to be as cheap as you think. However it's a beautiful country.

      We are very glad that we decided to buy our house there in 2019 when prices were much lower than now. We live in Balanga, Bataan.

      It actually does go up forever just due to inflation. Otherwise, we'd still be able to buy a house for $1000 like our grandparents did a century ago.

    I'm sure that you will be fine living in the Philippines with the time that you have spent there. I agree with you that it's better to sell the house rather than to rent it out especially when renters can do lots of damage to the house then you would have to spend so much time going to court to get the money back for the damages. Like you I'm going to sell my house that my brother was living in. He unexpectedly passed away on July 9th. It's just taking a little time to clean it out and repair the little things that had wear and tear on it. The money will come in handy but I would gladly give that away to have him back. He was only 61 at the time of his passing. Wishing you all the best of luck when you move to the Philippines and hopefully you will get the most possible for your house when you sell it.     Oklahoma the green country is a beautiful state. I am from Saudi and went to Tulsa in the late 80s for college (TU). Great memories including my son born there. Visiting the places 5 or 6 years ago was one of the touching moments.

    I'm holding off selling until next year. Interest rates are expected to drop. Here in Phoenix many buyers have been believing videos predicting a 40-80% crash...no basis. Tubers and others have been making the crash prediction for 6 years. So a lot of potential demand has been waiting while their rents continue to increase. Something is going to change sometime. My bet is another market with 20 offers the day listed at some point. Just a bet.
    My house is paid for and yeah renting would be much better financially. Being a landlord is a J.O.B. If I want a job I go back to being a software engineer. I've been a landlord, money is good, but not good enough. I have enough. One of the weirdest part of getting older is reminding myself I don't actually need more money.

      Ytbers have been doing all these predictions like getting nuked and all emp attacks pushing and scaring their viewers 6mos, 1yr, 6yrs later and nothing happened so kind of done watching those ytbers that just shortens my lifespan. So negative

    Years ago, while living in Indonesia, one my co-workers rented their house in the U.S. The guy had problems, as soon as the renter found out he was on the other side of the world, the renter was late on the payments, etc etc. The renter had a good job with one of the oil companies in TX, but was constantly giving my co-worker problems to deal with on the other side of the world.

    You don't want to try and deal with renters, repairs, etc while you're 6,000 miles away unless you had a close living friend/family member that you trust with your life to manage it for you.

    Its a very tough decision my friend. Its a toss coin. Since it's your house, it's your move. Unless looking at break even or positive, It's very difficult to have a rental most especially across the globe. Should, would and tomorrow, no one knows. Think of all the so called experts during the 2008 housing crash.
    Funny, Rick (the good the bad, the Philippines vlogger) fr Nueva Ecija is selling and moving bk to Tx and you are selling to move to Pi. 😊.

    I should have my house in Yukon, Oklahoma sold August 21st. Waiting for the new iPhones to come out, sell my car then off to Philippines I go. I will probably leave October or November. Just hanging out in Galveston Texas for now. I might even start a TH-cam channel when I get to Phil but not sure what to call it. Funny thing is my name is Scott also. Hahaha.

    Is there a one time tax except on selling your home? Then you do not have to pay so much taxes on income of sell.

    Do you have to worry about squatters in your area?
    I just read this week that the housing average home price has dropped for 1st time in over a year. Personally, I would list it with a firm price
    But it's a tough call either way

    I would sale with a mortage beside rental a lot of stress i just sold rental house it was a money pit to maintaine My daughter will pay tax insurance on my primary house im keeping but not a rental businese more like a caretaker i will have u.s mailing adress inportant it put her 13 yr son in a better school district a place she normally could not affiord buy or rent for that matter. Cant wait to move philippines.
