    Very nice property. Doesn't look bad, as long as the "bones" of the house look good, and there's no water damage. Looks like a typical "gut" job. It'll look great when you're done. Obviously hard to see all the warts in the property when buying because of "things" in the way. Rehab cost estimating is tricky, especially when unforeseen problems pop up after demoing the property. No worries. Process and numbers nicely explained. Excited to see the completed rehab.

    It might look messy but if the house is structurally sound then smooth white walls and vinyl warm oak floors everywhere will quickly lift it dramatically. I wouldn't recommend carpet, it'll just have to be replaced and lower the impression after a couple of years. You could learn to do the walls and flooring and do the work yourselves if nothing else.

    Really great insight. Just a quick question, what about the ERC on the first mortgage or do you typically go for additional borrowing / mortgages with low or zero ERC?

    How do you do a quick sale avoiding solicitors taking a long time? My house took 11 months to complete, with no chain on either side. It was so slow. I used an online solicitor, the other side didn't but their solicitor was just as bad as mine.

    They should look into investing in commercial property rather than residential.... same if not better equity growth than residential and also way higher positive cash flow when renting out.
    Compared to residential where renting is often negative or neutrally geared.

    No offence but I would not have gone abroad while I was investing in a house/property and waiting for it to be refurbished, you should always keep an eye on what's happening with the people you hire. To make sure they do the job properly and don't cut corners and make sure the work is up to scratch. Also in your last video VLog as you were walking into the property their looked to be a big crack in the wall above the ground floor window not sure if it was your property or someone else's but hoped you got it checked out.

      It’s ok we’ve done it before and it’s been fine. These things happen though just a hurdle to learn from and we progress 😁 we love to travel and live around the world so no point putting that on hold just because it may be ‘easier’ to stay in the UK!

    Sorry to hear about the current refurb problem that you both have. Question: I noticed that you have a lot of walls that have been channelled-out for electrical casing etc. I am buying an apartment where I will need to have this done on a long solid (dividing neighbouring hallway wall) for electrical lighting to be added - so my question is how how noisy is it, and long does it take to achieve, say on a channel of 10 metres length?

    Sorry about what happened!
    I would secure the home a bit more, put up net curtains .. make it look liver in.. I’m worried about squatters getting in!
    One can’t be too careful... why did the contractor decide to act out on this job.. and not before .. did he want more money??
    I think you might have to cut back on not telling us too much .. as people get jealous.....
    Up your security ... get a ‘ring’.. so you’re home when you’re not.. and include it in the the package when you sell in the home ...,

    Watching this video is sad because of what happened, but give us more appreciation about renovation, now a days people get to used to renovation tiktoks where everything happens in 15 seconds, and in reality is not all flowers and in the end you feel accomplished of what you've done instead of criticizing every detail that has left

      Agreed! They thought they should do new ceilings, their mistake and we agreed a price to compensate for the errors

    That business of buying and flipping is not for everyone. Glad you are calm about it. But here in the US contractors are a notorious bunch. An unregulated industry causing no accountability. Good luck with this one. Hope it works out.

    I think if you started looking at prop firms such as FTMO youl eventually come to the conclusion purchases like this won’t be best use of your time . Obviously trading in futures/indices etc aren’t for everyone but they worth learning they really is nothing better out there .

    Have you ever thought about investing your money into funds instead? Fairly easy to make 20%+ per annum & auto reinvest. Don’t even have to get off the sofa and watch the money roll in, ha!

      Yeah we have money invested in that too and a few other things just happened to be property is what we started with so continued with it whilst learning about other investment strategies 🏘

      agreed, a house that small doesn't need 3 bathrooms (esp as you have a downstairs cloakroom). Save some money!
