    thank you for saying that agents over value properties, because they really do ! this is why its so important to do research of the previous sold prices of that street or the area. Liked this video guys, you really offered some good advise , without any (fluff ) nice one ! X

    It would have been helpful if you had explained the costs a bit more. Do you have ideas on what you wanted to do with that specific property, what it would cost etc and what sort of profit you could make on it?

    How are council taxes calculated on such a property? Do you have to pay back taxes to acquire the property if the previous owner has not paid?

      Based on council tax bands. There are three things they will take into consideration:
      Value of property
      How much local council charges for that band
      Weather you can get a discount. E.g if your a single person you get a discount.
      You don’t have to pay back any arrears from a previous owner

      @@TheLuxuryHomeShow Interesting haha. If you don't have to pay back any arrears from a previous owner, then what happens to the council taxes that were never paid? Does the government just forfeit the revenue?
      Can you also acquire discounted properties from tax liens in the UK?

    Fantastic video guys! Quite suprised it hasn't received any offers as of yet as it has been on the market for 2 weeks. Normally in my investment areas offers have been made in the first 2 days lol!
    Also did you guys not go uni and became estate agents right away? Any advice on how to get a job in a estate agency?

      Thank you :) We didn't go to Uni. Depends how long you plan on working as an estate agent. If it's just short term to save up some money and become mortgageable it may be best to just go for an employed role. So just a case of going into the estate agencies in your area and asking them for a job. If you plan to do it longer term go self employed as the earnings (If you work hard lol) will be much higher. There aren't as many self employed roles so would depend where you live. As the self employed company aren't needing to pay out money to you before you bring money in yourself, they are more likely to hire you. Most self employed estate agencies are always recruiting. It's their main focus.

I'm just thinking if I want to become a property investor and have been studying for over a year, university would be no point as it just delays my entry in the property world. Ideally I would become a estate agent so save up money and become mortgageable and stay their until I can really on property to pay for my expenses. Also as a self employed estate agent, I assume you have to bring in the clients your self from social media or just having connections. Would you also get more commission because of this?

      Thanks you! 🙏🏼 I believe you can open accounts with multiple providers but you can only pay into one S&S ISA each year

    Matt, how's it going dude? I saw an older vlog of yours where you stated that you choose to refinance after you renovate and refurbish. I was wondering, what sort of down payments are you making? Also, what sort of opportunities does refinancing really produce when searching for the next project. I'd like to obtain 45-50 properties over the next 5 years and you've peaked my interest.       Hey Bradley, 25% down payment for buy to let/investment properties but we started off with 10% down on a ‘residential’ mortgage and then re finance to a buy to let mortgage where you need a minimum of 25% equity. The main reason for re financing is it allows you to pull some or all (more often some) of your deposit back out after you have increased the value. You can then go on to buy another property using that deposit. Allowing you to scale and build a portfolio faster. The key is buying the property below market value and then creating a forced uplift in value by way of refurb, extension etc. Good luck on your investment journey I’d be interested to hear your progress 👍🏼

      @@TheLuxuryHomeShow I'm in Houston, Texas so the majority of the rental properties that I will be purchasing are going to be new builds that are in the suburbs going for about $180-200K, but now I will keep my eyes peeled for some renovation projects. In the city, my plan was to by homes in a prime location and knock them back and build multi-million dollar home for a sum profit. However, I think that there are some opportunities to do what you described above, and I'll incorporate that strategy into my lexicon.

    The property was up for £160 ,000 and your thinking of making an offer of 35 % less .
    So that £56,000 off and hoping to make an offer of £104 ,000 ?

      Haha my percentages were a little over! we could probably go to £120,000 max on it but we would offer lower to start with. Most won’t be accepted but it’s just a numbers game and this particular one was priced way too high for the work that needed doing!
