Safer neighbourhoods(some eastern neighbourhoods such as Manjari, Keshav Nagar, Wagholi are full of local goons)

IT parks are also in Viman Nagar, Kharadi, Hadapsar, Fursungi, Yerwada. rather Kharadi's Knowledge city is spcl MIDC for IT companies. and about Safer neighborhoods, haven't you heard about gav wale of Ravet / Bavdhan / Tathawade or koyta gang rampage in Thergaon recently ? some IT emp shot in Oyo rooms in Hinjewadi , Hinjewadi ph3 is still scary in night bcz of stray dogs , stop making random statement without spending enough time in Pune, North West is booming bcz builders already bought or having JV with land holders of these areas, opposite to east pune where farming is still a occupation. connectivity bcz of highways (Mum-Bglr and express way of Pn-Mum) is the main reason for these rapid growth here. bohot log yaha ghar leke job ke liye Kharadi/Magrapatta hi aate hai

I am staying in Pune for more than a decade now so I enough information about Pune, at least better than you. Pune’s grade A office supply is equally divided between West and east Pune. West Pune is much better managed, clean and neat, have more greenery. Talking about recent murder in Hinjawadi, it was committed by some outsider. Victim was also an outsider. Murderer is already behind bar. Koyta gang menace is mostly found Hadapsar, Manjari, Keshav Nagar, Dhayari, etc. Who said everyone is travelling to Kharadi for work? Aren’t there companies in Baner, Balewadi, Hinjawadi, Aundh, etc? My office is in Baner and many of my colleague who have rented flats in eastern Pune are travelling to office in Baner. They’re now planning to purchase apartments in western and northern part because of obvious reasons which I mentioned above. Do you even know how many commercial office spaces are under construction in western Pune? Tenants prefer areas where there is a planned development. In east side only Kharadi is planned rest is just haphazardly developed. Western, North Western, Northern Pune have wider roads so its normal choice for investors. Looks at the haphazard development in eastern in Pune. Which new locality in eastern Pune other than Kharadi is being developed in planned manner. Wagholi, Keshav Nagar, Manjari, Lohegaon still doesn’t have proper DP plan even after their merger in PMC some 4-5 years back. There is no proper water supply in most of eastern suburbs. Not everyone can afford to live in Kalyani Nagar, Viman Nagar & Koregaon Park. Affordability is also one the main reason people are settling down in western and north western part. This is common sense which doesn’t seems to be more common in you.

Kharadi riverdale grand project is on hold since 1 year. Can you make video on whats exactly going on with project. Registration happened more than 1 year back but work is not started yet. Also guide what buyer can legally do in this case.
price appreciation all depends upon govt policies, PMC and mostly on bhagwan.....kal agar purandar ka airport ka news confirm ho jay to purandar best location ban sakta hai..agar ringroad ki connectivity achi ho jaye to bahot sare option khul sakte hai.....india me to politician and bhagwan malik hai....
Property taxes are too high in many areas like pcmc, but if u ask about the facilities they are pathetic, many places doesn't have proper roads or public transport
Sir 3.5Bhk and 4Bhk inventory launch increased due to more launches of bigger carpet…In 2019 builder didn’t even think about launching typology of 3.5 & 4 BHK…In my opinion some time data doesn’t reflect the true picture
