    Great Tips! We are selling our house in Alaska and moving to Polson MT area. House has been under sales contract since May. House had new roof, new septic tank, new boiler, new wood stove downstairs (older wood stove upstairs) etc.
    40 year old house, post inspection need to replace upstairs wood stove and chimney, septic leach field, boiler chimney, deck cabling, etc. This will cost about $15-20k and take most of the summer. Fortunately both the buyer and seller are motivated and sticking with the sale. Having a seller's realtor has helped us in terms of hiring contractors and both the seller and buyer realtors help keep the parties in the sale.
    One advantage of selling first, is a large sum of cash that could make the offer and financing in MT better.

    I love the story about buying a new truck. I always tell the people I'm working with to not do anything. Only look at furniture but don't buy it until they have keys in hand.

    How can you get a loan in Montana after selling your house if you just got a new job in Montana? Don’t you need to be employed for a certain amount of time at a new job before you get a loan?

      That depends on what the new job is. If it is in the same field as the previous one, typically 3 to 6 months. If it's an entirely new field, 2 years.

    Why do people do that to themselves? Are there tax implications? Just do one deal and then the other. Sell and then rent until you can buy. Or don’t buy if the delta bet mortgage and renting is favorable.
