Hello dear friend, since I was a boy I want to go live in the mountains for the pleasure of nature and the countryside, I am a young Spaniard who lived a long time in Argentina and now my plan is to leave and realize my dream in the mountains, I am looking for a job to get there and start my life there, if you know anything I can work on could you help me?
It could get interesting or just be the status quo. I often wonder if there were fewer RE agents and all were paid a decent salary, like any other profession, this debacle would all go away. And a little more real estate business financial transparency wouldn't hurt.
I understand the frustration you have as an agent. However, MT kind of forces a buyer's agent as there is no real way to know comps unless you have someone on the "inside". Forcing a buyers agent forces more fees onto a process that isn't that complex, imo. Title companies, land-use researchers, and an attorney can do much of the work for flat rates. But tiny fees on a large transaction are huge hits on one's personal wealth. Montana needs to have a selling price disclosure process, imo. If there was no property taxes, then I would lobby for no disclosure. But there will always be property taxes. It isn't like a selling a car as you alluded to. Much more money is involved. A million dollar property with a 5% commision split between a selling and buying agent...$50k in lost to "agents". That is a lot of money to most of us.
If you don't want to use an agent, there are many ways to find comps or figure out the prices in a certain neighborhood. A good buyers agent will do a lot more than just show you comps. You have always been free to do it yourself and you have never been "forced" to use a buyers agent. I could give you a list of a hundred things that a lawyer isn't going to know or do for you that a good buyers agent would. The lawyer is going to cost a lot more if you end up in a lawsuit because of something that wasn't disclosed or something you didn't know about before closing. Just because someone is trained in contracts, doesn't mean they know about the construction of a house, septic systems, wells, radon, history of the house, neighborhood trends, etc. etc.
You can look up through the county ,it's public record of what people have mortgages for. So you may not know how much something 'sold' for but ,if you're smart ,public record is your investigation tool.

After a frustrating experience selling my parents’ house many years ago, it made me wary of the real estate market. I used to think I would instead use a real estate lawyer when I wanted to buy a house myself. Since then, I’ve been on Zillow a lot, and I thought to myself, heck, I know enough by now to pick out the house I want and just get an attorney to handle the contract. But watching your videos has changed my mind. What you say here--“just because someone is trained in contracts, doesn't mean they know about the construction of a house, septic systems, wells, radon, history of the house, neighborhood trends, etc.”--is a good example. Your other videos opened my eyes about covenants (thru-roads), rivers or streams with recreation capability that go through your property (public access allowed to the point the ordinary high water mark), and so on. When I’m ready to buy, I’m going to call you. Thank you for producing these videos and for being an honest guy with integrity!
