      Do you work with people wanting to rent, or buy only? I'm moving about a year from now and am interested in center city, but need to rent for a few years before considering buying.

    I was in town exploring the Roxborough area last week. I was more underwhelmed than i thought i would be. The new apartment building complexes were stylish and appealing to see. When i saw that high school right smack in the middle of Ridge Ave and after reading that school has the worst test scores in the country, it just looked like a big blob in the middle of town. BLAH.

    Good list and yeah, Chestnut Hill. I thought I was at montgomery county but the street signs are the Philadelphia signs

    Despite the disclaimer in the very beginning, these views are Center City centric and therefore of limited value for a future Philly resident. Great neighborhoods include University City, particularly leafy Victorian Spruce Hill and Woodland Terrace; also West Oak Lane nearer to Chestnut Hill. A hidden gem is Gerard Estates in South Philly with it's early 20th Century Arts & Crafts homes

    You mention mainly home prices seeming for the purchase of homes, but not rent prices; do you have a video that goes into typical rents in the areas mentioned?

    Are there any L-shaped studio condos or coops under 160K in these zip codes 19103, 19106, 19107, 19147?
    I'm not interested in those small apts at the Arts Condominiums!

Nightlife depends on the area. Some of the top rated restaurants in the city are in Fishtown which is right nearby.

      IMO, yes as they are still the best neighborhoods in Philly. But there are other great neighborhoods. IMO, anywhere in Center City is great but there are lots of great areas of the city.

      There are other great neighborhoods but these are the best. Yes. There are plenty of phenomenal apartments. If you can, I'd recommend buying a condo in Logan Square, Fairmount, or a house in Chestnut Hill if you're not deadset on multiunit dwelling.

    What's your top pick for middle aged couple, with not kids who like to access arts, entertainment, great food, but doesn't want to be surrounded by yuppy families or all 25-year-olds? Ha, good luck with that.

      Well yuppies will be everywhere. Less families in condos along the Avenue of the Arts and that's obviously in the heart of the arts scene and food scene.
      Fairmount is stellar as well but there will definitely be families in that area.

      Northwest Philadelphia (Roxborough, Manayunk, Chestnut Hill; East Falls; anywhere near Wissahickon Park). I’ve lived here for decades; beautiful, historic houses; Wissahickon Park is perfect for walking, cycling, horseback riding. Seems more suburban than urban; you’ll forget you’re living in a city.
