Goodyear is far west. If you work in Central Phoenix or the East Valley, your commute will be t least an hour. And you will definitely need a car cause Phoenix doesn't have mass transportation. West valley commute is the worst. Great job Super! And if you are buying these new, new homes there will be building issues. Don't be fooled by the beauty of it. These builder are putting these homes up fast and using cheap materials.
What are you talking about? West valley traffic is a million times better than the Central or East Valley. Every morning i hear 5 to 1 accidents in the east valley or central compared to the West. I don't think I have ever seen an accident or anything on the 303
I guess it depends on when you travel. Its not so bad if you travel before 6am or after 9 am, or if you carpool and can use the HOV lane. Also if more people start using the 202 it would get better but people still dont realize the utility of having that as a central phoenix bypass
Selena I was with my wife looking at neighborhoods in Goodyear a few weeks ago because of my new job in Phoenix. What neighborhood is this and who is the builder? I have a realtor out in in Phoenix right now. But it’s so disheartening that it’s so hard to get a new home because of the silent binding and the demand isn’t able to keep up with the people. Would you recommend just renting in or around Goodyear and then wait until the builders like Meritage and Pulte homes build more communities?

I know that they aren't actively selling anymore but they do have about 40 homes left that they will release as quick move ins as they get to the framing stage. Idk if they are doing a wait list or if you have to catch them as they become available. I also know that Toll Brothers has a community that has available lots so try there. We started out renting when we relocated as we weren't sure exactly where we wanted to be and it worked out for us.

You also need to do a channel for Mobile homes. I just want something affordable. The only down fall with buying is that you are responsible for repairs vs renting the landlord takes care of it. Makes think that all the people that are going to "Tiny Homes" have the right idea. I want to be debt free and not have a 30 year mortgage. Life is suppose to be simple ♥️🌹

Our Mortgage is $800 here in AZ. Before December we were paying over $1000. But refinanced. I'm so so happy we have a mortgage that is cheaper than rent these days. 1450 sqft. 3 bed 2 bath. Big kitchen and we have a big backyard. We bought in 2019.

But overpriced if you just need a roof over your head. We just needed a place to live.. this is the cost of entry in a decent school district.. but it can be had in so many other parts of the country at a fraction of the price. For younger people.. focus on cash flow. Best area, for least monthly cost.

Thats my builder. Put money down and locked in the price 314k back in june 2020....June 15, 2021 is my closing date. Yes it was taken them a damn year. Shit may get pushed back more. They selling my same floor plan for 406k now base price. I barely got in before it got stupid out here. Had to comment because you were sitting in my floor plan talking to the realtor. Lol
@@jmaire111279 I signed the contract in June 2020 for that price which allowed them to get the permit and start to build my house. Was supposed to take 6-8 months to build it. Every week after I signed the price would go up on all the floor plans 1-2k. If I would've signed a month or 2 earlier I could have got the house for under 300k.

I purchased a new construction home just before the prices went sky high. My advise if going new construction, choose the kitchen and bath options from the builder. Stick with basic flooring offered and upgrade later since it is cheaper especially if you are handy. Paint the interior yourself, don't have the builder since they use the cheapest lousy paint they can get which won't look good for very long. The backyard will have nothing except dirt, you need to keep money to put something back there unless you want to be constantly cleaning your floors. Artificial grass is super expensive to have installed, but no water or upkeep.
I can’t believe the prices we moved to Az from Philly in 2013 and fell in love we left in 2017 for my husband’s job in Tx. The prices are insane we paid next to nothing when we lived there and we stayed in Scottsdale, those rental prices are depressing. I’m grateful most of my friends there already owned their houses because it’s just as bad as Texas 🤦🏾♀️
I bought my second home in Surprise in a market just like this back in 2006. Then the bubble burst BIG TIME! It's going to happen again and it's only a matter of time. BTW, that second home was purchased because my first brand new home I had purchased 2 years prior for 155,000 I was able to sell for 265,000. That second place I bought for 280,000. We were foreclosed on 2 years later and the bank sold it for 129,000. I moved to Goodyear in 2008 and I've been renting here ever since.
Remember when you put 3% down you have to get special homeowners insurance to cover the mortgage plus your regular home insurance and taxes are all rolled up into that monthly payment. Then you’re gonna have HOA payment at all that up and it’s probably closer to 2500 a month. We had a home building Goodyear we are paying about 3000 a month for $540,000 home which in some cases is still cheaper than rent. Great videos

The way things are going smaller lots. Smaller homes. Bigger prices. It’s just crazy nationwide. As I told my daughter. If the worst thing happens after I pass that you end up just staying in this home then it’s not a bad thing at all. Arizona may be off the retirement list. But, I do enjoy your videos.

I love Arizona, however, I feel the construction of the newer home, or AZ homes in general are low in character. If you're paying 400,000.00 for a home I expect character and detail, not just large open space (kitchen/livingroom combination). Personally I want space and character. I find that nothing is added to the home to make certain buyers "fall in love" with their purchase, and have pride of ownership. I feel like these houses are just constructed to make money and that's it. Add some character to these homes people - add some transom windows or small pocket doors (if possible) - something! These houses are so bland. Sometimes it's not about the price, it's what we're getting for that price.

I have a home over 300,000 no pmi at all 1451 mortgage payment with 3 % down with my credit union they offer no pmi at all now the equity is over 50,000 and I don’t close until next month. It’s the best decision I ever made. Thanking God relocating me due to my job closing their contract in Nashville Tn.
Are you a veteran? Doing a VA Loan? That's the ONLY way you'll have no PMI with 3% down. If you're not doing a VA loan then you need to take a 2nd look at your paperwork.

I usually pay cash so that may be the reason we got it a little cheaper. The other two are close to ASU and I paid 120,000 for each (1800 sq ft). They now would sell for over 400,000 each. I keep my rent low to keep people there. So, I was sad to see in your other videos how much people are being charged for rent. We rent the houses for $1200 - $1400. That gives me an annual yield of just over 9% So, we are doing OK and our renters are doing OK.
Closed on a new build in Glendale in October....but the market here is wild hot. Like what we paid for with options they selling smaller more bare bone plans for the same or more...

Take notice, when the market is good the salesperson never leaves the office chair and all the brochures are laid out on the table grab one on your way to the models. When the the market is bad their standing near the door as you walk into the office handing out brochures. They might even take a walk with you to view the models.

I just moved to Az from Virginia a few months ago..I really wanted to live in Goodyear..because of the feel and demographics..however couldnt find a lot availiable at the time...so im currently building a home in Surprise,AZ..it will cost you about 370-400k to build anything right now 1,800sq -2000sq ft to start lol....I am happy with my decision and Surprise is a great place...I feel blessed to be able to do this..i am using the same builder as your video and can quote you upgrades by heart..lol ... you can figure another 40k in upgrades..cant get around it... i know because I just did it.. Builders are super greedy and i advoided any builder that does biding on lots and lotteries...my home has went up 60k in price already and its not even built yet...for me still better than renting and you will be at about 2k per month depending on what you put down...You need at least 25k or so at the minimum to buy at home at 400k..unless you are a veteran,,

Goodyear is not far west. Tonopah or Buckeye is far west. Goodyear is not. You have no idea what you are talking about.
That's my subdivision! Your best bet is to buy at the start of the creation of the subdivision. Every time they sell one, they raise the price.

Payment isn't the only thing to consider, you also have to have enough income to qualify for a $400k house.

Thats my builder. Put money down and locked in the price 314k back in june 2020....June 15, 2021 is my closing date. Yes it was taken them a damn year. Shit may get pushed back more. They selling my same floor plan for 406k now base price. I barely got in before it got stupid out here. Had to comment because you were sitting in my floor plan talking to the realtor. Lol
Did you walk in with equity? How does that work since the base price went up from whe you signed ??
@@jmaire111279 I signed the contract in June 2020 for that price which allowed them to get the permit and start to build my house. Was supposed to take 6-8 months to build it. Every week after I signed the price would go up on all the floor plans 1-2k. If I would've signed a month or 2 earlier I could have got the house for under 300k.
@@jmaire111279 Also they know you have to still go to the design center to pick out upgrades which also raises the price. I added about 70k in upgrades so my total purchase price is 385k. I was trying to make it look like the model.

My suspicions were correct, I thought the lot sizes in Phoenix, AZ were small. The houses are way too close too one another. I have no desire to live that close to my neighbors. I may as well live in an apartment.

I purchased a new construction home just before the prices went sky high. My advise if going new construction, choose the kitchen and bath options from the builder. Stick with basic flooring offered and upgrade later since it is cheaper especially if you are handy. Paint the interior yourself, don't have the builder since they use the cheapest lousy paint they can get which won't look good for very long. The backyard will have nothing except dirt, you need to keep money to put something back there unless you want to be constantly cleaning your floors. Artificial grass is super expensive to have installed, but no water or upkeep.
These prices tho! Men got to get me two jobs to rent a house yet alone buying one....😔

I can’t believe the prices we moved to Az from Philly in 2013 and fell in love we left in 2017 for my husband’s job in Tx. The prices are insane we paid next to nothing when we lived there and we stayed in Scottsdale, those rental prices are depressing. I’m grateful most of my friends there already owned their houses because it’s just as bad as Texas 🤦🏾♀️
I bought my second home in Surprise in a market just like this back in 2006. Then the bubble burst BIG TIME! It's going to happen again and it's only a matter of time. BTW, that second home was purchased because my first brand new home I had purchased 2 years prior for 155,000 I was able to sell for 265,000. That second place I bought for 280,000. We were foreclosed on 2 years later and the bank sold it for 129,000. I moved to Goodyear in 2008 and I've been renting here ever since.
Remember when you put 3% down you have to get special homeowners insurance to cover the mortgage plus your regular home insurance and taxes are all rolled up into that monthly payment. Then you’re gonna have HOA payment at all that up and it’s probably closer to 2500 a month. We had a home building Goodyear we are paying about 3000 a month for $540,000 home which in some cases is still cheaper than rent. Great videos

You got to the end and was talking about the pmi. Next thing it kept repeating over and over. I am assuming that after the taxes come in full after 7 years it would be about 2500 a month. The way things are going smaller lots. Smaller homes. Bigger prices. It’s just crazy nationwide. As I told my daughter. If the worst thing happens after I pass that you end up just staying in this home then it’s not a bad thing at all. Arizona may be off the retirement list. But, I do enjoy your videos.
My mom just bought in Surprise, I’m looking out there too. I live in Glendale. Love this area and Peoria. It’s possible gotta shop around and stay persistent. But yes less supply for the demand.

I'm such a picky person, but this house is nice. However the living room I feel doesn't have enough space. I'm just sayin...The master bedroom/ bathroom/ closet was a great sale. However in AZ every home should have a pool. A pool is must..this brotha right here loves to swim.

I hate when they put the sink in the middle of the kitchen. You have to keep your kitchen clean. Even though I do. It just doesn't look right to me. I like a simple island no stove top range, no sink. I prefer it to be up against a wall; just as the stove.

We bought a brand new 3000sq ft Lennar house - at 2.25% and got a pool worked INTO our contract 😱 for $350k out the door. That was last year...same model in our neighborhood is now selling at $415k probably more now
Crazy to think I'm 21 years old, with my current job I'd have to work 5+ years to earn that amount of money. In 5+ years the price of just that one house, at this rate, will be 10x higher ! An endless cycle of renting is in my future 🤷

Back in 1998, my parents bought a beautiful 4 bed, new build home with 3 car garage, huge kitchen, formal dining room and formal living room in SW Chandler for around 200K. I cannot believe the cost of homes now. BTW the video audio is messed up at the end.

I came to Phoenix 3 yrs ago. A new single story 2,000 sq ft home with an r/v garage in Goodyear was 300,000 base price. Now this home, 200 sq ft less, probably 1,000+ sq ft less in garage space is $100,000 more.

I love Arizona, however, I feel the construction of the newer home, or AZ homes in general are low in character. If you're paying 400,000.00 for a home I expect character and detail, not just large open space (kitchen/livingroom combination). Personally I want space and character. I find that nothing is added to the home to make certain buyers "fall in love" with their purchase, and have pride of ownership. I feel like these houses are just constructed to make money and that's it. Add some character to these homes people - add some transom windows or small pocket doors (if possible) - something! These houses are so bland. Sometimes it's not about the price, it's what we're getting for that price.

The Southwest is in a megadrought but realtors won't tell you that.
On $400k with 3% down with taxes, Insurance and PMI your payment is more like $3k per month.
My first thoughts. I'm like no, thats not right lol. If its like 350ish, then you can maybe get away from 2k a month.
Best bet would be to put more down if you're able to.. drop that PMI immediately
I have a home over 300,000 no pmi at all 1451 mortgage payment with 3 % down with my credit union they offer no pmi at all now the equity is over 50,000 and I don’t close until next month. It’s the best decision I ever made. Thanking God relocating me due to my job closing their contract in Nashville Tn.
Are you a veteran? Doing a VA Loan? That's the ONLY way you'll have no PMI with 3% down. If you're not doing a VA loan then you need to take a 2nd look at your paperwork.

Thanks for showing this. nice home! I have boughten 3 homes in the tempe area. 2400 sq ft was 300,000 now worth 450,000. That was a year ago. I usually pay cash so that may be the reason we got it a little cheaper. The other two are close to ASU and I paid 120,000 for each (1800 sq ft). They now would sell for over 400,000 each. I keep my rent low to keep people there. So, I was sad to see in your other videos how much people are being charged for rent. We rent the houses for $1200 - $1400. That gives me an annual yield of just over 9% So, we are doing OK and our renters are doing OK.
If you have a home for rent around January 2022 please let me know very respectful and responsible

I have lived in Buckeye az a long time ago my mom has a ranch and she pays like $500 or $600 a month for her house and I live in the bay area renting an apartment 2bd 1 bad room for $1,600 my husband born and raised in the bay im telling him we need to move to Az wen he retires in 10yrs
Im already trying to buy my second house in Goodyear or Buckeye. I missed the window of opportunity now it is so hard to find anything decent for under 300k. These same houses were in the low to mid 200's. I don't really mind because my house also shot up in value, but I'm not looking to sell.

Great Tour, Great Information, but didn’t really like the exterior or the layout, especially when you enter the home, it was kinda narrow and not inviting, very basic for the money, especially not having 2 story’s, in an over priced market like this it’s best to past and wait on the market to crash instead of Buying in a bidding war market like this, it’s never healthy and can be quite stressful in the long run, otherwise great job as usual, 💥💥💥💥

Take notice, when the market is good the salesperson never leaves the office chair and all the brochures are laid out on the table grab one on your way to the models. When the the market is bad their standing near the door as you walk into the office handing out brochures. They might even take a walk with you to view the models.

Looks like builder could be Fulton Homes? maybe? I just moved to Az from Virginia a few months ago..I really wanted to live in Goodyear..because of the feel and demographics..however couldnt find a lot availiable at the time...so im currently building a home in Surprise,AZ..it will cost you about 370-400k to build anything right now 1,800sq -2000sq ft to start lol....I am happy with my decision and Surprise is a great place...I feel blessed to be able to do this..i am using the same builder as your video and can quote you upgrades by heart..lol
... you can figure another 40k in upgrades..cant get around it... i know because I just did it.. Builders are super greedy and i advoided any builder that does biding on lots and lotteries...my home has went up 60k in price already and its not even built yet...for me still better than renting and you will be at about 2k per month depending on what you put down...You need at least 25k or so at the minimum to buy at home at 400k..unless you are a veteran,,
