How to Maintain Window Weeps and Trickle Vents

  • Most condominium homeowners associations require the homeowner to maintain the windows on their unit. That means cleaning the interior and exterior of the window, clearing out the window weeps, and using trickle vents to regulate moisture inside the unit. It's important to regulate moisture in your unit during normal usage like sleeping, showering, or cooking to ensure there is proper airflow and to prevent long-term water damage.
    Justin Soderlund, Project Manager with J2 Building Consultants, shows us how to perform window maintenance and cleaning, and explains what you should know about the trickle vents on your vinyl windows.

    Out house was built in 2005 and our weep holes have some sort of felt material. Is that common? Secondly it seems like neither owner said whoever on this house ever cleaned the window track or the weeps there are filthy disgusting and mud clogged into them How do we go about unclogging the window weeps? Last but not least how do we contact the professional What are they listed under the yellow pages or Google search?

      Great questions! *#1 -* Could the felt material you're seeing be the "damper" Justin mentions at _06:57_ ? Perhaps it is covered in moss or debris, making it look like felt. *#2 -* Yes, you can remove the window pane to clean the track with a damp cloth. If you can reach the window weeps, you can clean those out with a paperclip as shown at 06:19 in the video. You should be able to clear any blockage by swiping it with a paperclip or bobby pin a few times. If that doesn't work, you can also "pop" out the plastic track cover in the window sill to expose the drainage plane, which will make it easier to see what is clogging. They may also have someone in house they could send over to take a look.

    this is exactly what i needed to prepare for the atmospheric river coming up. i'm tempted to put flashing under the window weep hole outside because it's trickling over caulking and a wooden window frame a painter installed, do you think that's a good idea? and if i did install flashing to let the water drain below the weep hole, what is an appropriate method of attachment to keep it waterproof?

      That is hard to visualize but there shouldn’t be that much water coming out of the weep hole, we just don’t want them blocked. Make sure the caulking and trim are in good shape and you will be fine. If you want to send in a picture we will look at it! Hello@j2consultants.com

      I cleared a blockage so I hope the pooling inside the window rail is taken care of. It's just that we have a wind and rain situation and it faces the street so it seems very vulnerable where water hits the screen and then trickles down

      Apartments are very similar to condos, they just have one owner instead of many individual owners. Do you have any specific questions about your apartment windows?

    My builder is telling me that because the home is stucco and the stucco has some cracking and pin holes. To just repaint the home to seal up the holes and cracks. I don't know what to believe because it seems like the window was improperly installed, and they don't want to be responsible so that's their way out. Blame it on homeowners maintenance. Any advice?

      @@j2consultants yes I do. I have cracking on the interior wall below one window. Visual water intrusion and soft corners of the interior walls by the other 2 windows.

      @@jersey07042 *1) You don't "paint" stucco.* It should have an elastomeric coating. And, yes, cracks and holes should be sealed. However, depending on the type of stucco system, do not seal up all voids - some may be required for drainage. Most stucco crews would recommend not painting the stucco but rather applying a new color coat after the holes or cracks have been filled. However, if it was not installed correctly in the beginning, the cracking will telegraph through the new top coat in a matter of time.       *2) A homeowner can't "maintain" what is underneath the stucco.* If there are insufficient control joints because the way it was installed, the stucco will crack - Example of a defect and not lack of maintenance. If penetrations are not flashed properly, especially windows, water will enter the system and can't get out - Another example of defect and not lack of maintenance. If there is evidence of leaking in the interior, it is most likely an installation issue not a maintenance issue.

      @@j2consultants Thank you for that great explanation and breakdown. It was elastomeric coating that’s on the exterior. They are saying that it breaking down. Home was built in 2017. Also I believe it is what you say “Improper install”. I will also check out your video on “Stucco Waterproofing”. Thank you so very much.
      Lastly would reinstalling the windows correctly solve the problem? That is a vague question I know because there are so many factors like you said. I’m just trying to get an idea of what steps to start with since the windows do have warranties.

      @@jersey07042 Since there is cracking in the stucco and soft areas below the windows on the interior, we would recommend get a third party involved to perform an invasive investigation (building consultant, engineer…). This will allow you as the homeowner to determine the nature and extent of the damage.
      With the information gained on the investigation, this will give you a better plan for next steps. Whether you pursue the contractor, or need to make an insurance claim, you will need a professional to provide an expert opinion and official report of the damage.
      A window that is not correctly installed in stucco is difficult to diagnose without removal of some stucco around the perimeter of the window. Once you reveal the construction defect the contractor may agree to fix it, otherwise you will need to prove the defect, get bids on the repair cost and file a lawsuit within your state's contractor liability statute. Where are you located?
      On a side note, weep operation can easily be verified. If that is what is needed to move to the next level with the contractor, here's a quick test you can do: Take a ordinary glass of water and "fill up" the window track, making sure you don't overflow on the inside. If the water drains quickly your weeps are functioning. If the water sticks around, then the weeps are not functioning and would need further review.
