    Hello Everyone, The new video has been up for about 24 hours now and I just wanted to thank everyone for watching and for being so incredibly kind with your comments on Jim's new effort as he portrays my life and Rudy's life here in Vallarta. It truly is my pleasure to answer each and every one of you who ask questions or just pop on to say Hi! The response on the last video (with over 1 million 100 thousand hits) was wonderful. I have met some great people in the past two years that have moved here and reached out to me and have now become good friends. I am in my 13th year in Mexico and hope that my life continues to inspire you and show you that in my world, my budget works so well and allows me to use what I save to continue to travel and support my favorite charities.       We moved here a year ago and sold everything we own and bought a condo in the Marina. We are so so happy! And I turn 70 October 9th!

      @@sandraalexcaemoren6813 Hi Sandra, I had a car until 2019 when it started to show the wear and tear of the cobblestones and the heat. When it came to having major transmission work done or buying a new car, I chose to not have one. I mostly alk to everything and occasionally take Uber's or the bus.     How fantastic, Francine! I am so happy for you! We chatted a bit online after your other video. My husband and I are coming down on the 25th of this month with many clothes etc for a couple days to check-in to our 2 month rental, then on the 1st for our permanent move....will have to find another place after June but it will be a lot easier when we are there.     You could see in the video how Francine's face was just beaming! She was truly in her "Happy Place".
    My future Social Security income will be enough to afford to live in such a place. I would also be able to rent out my house for much more than my mortgage, giving me additional income.
    But this neighborhood is 8 blocks from the beach! I'm not living that close to any beach right now. Add in the fact that PV is farther south so they don't have the chillier winters that places farther north like Southern California have. It's making PV a much more desirable place to live in my mind right now.

We are on the same latitude as Hawaii and have the exact same weather! Elle Decor Magazine just named it in the 10 ten best cities in the world, we beat out Venice and Santorini! And... Vallarta was just named the #2 best spot in the WORLD to retire by Conde Nast.

      I'm also looking to volunteer to help out those in need. I'm sure there are many organizations I can look into there in order to do that.
      I have a saying: "Service is a gift we give ourselves." One really can't help but get a sense of fulfillment helping out those in need.

    One of the things I would like to see you ask about as you’re talking to people is what their end of life plans are. I know it seems to be kind of a taboo subject but I see all of these people in their late 60s and 70s moving overseas Weather it be Southeast Asia Mexico Costa Rica. What are their plans for end of life? Do they have family in the US? They’re going to go back and live with when they’re unable to take care of themselves? Are they going to move into some kind of retirement center overseas? Do they plan on just dying overseas Being cremated or buried there? I would be really interested to kind of get a feel for what the people who have already gone there think

      Actually in the first video we made, I wanted to put this in and we decided not to. About 5 years ago, I bought a cremation plan from Funeraria Celis with my request to be cremated and the remains picked up by a relative. They have many options and two locations in Vallarta and do everything for you. I also have many things in place for if I need a nursing home, hospice care, and my end-of-life resuscitation documents with my wishes stated. People die here every day. Celis will handle everything including asking how many copies of my death certificate my relatives want. A great resource for information is to go on the Lake Chapala Society in Ajijic website and download all their end of life forms! That's what I initially did. The plan with Celis was $1000 USD. I got it about 5 years ago.

    Nice to see that you explain Mexico's income requirements and the types of visa that a person needs. So many channels leave that information out. Even with this great video, yes this pleasant lady has a monthly budget of $1,125. a month but her income is over twice that and that's a requirement for permanent residence. Many thanks.

      The income requirements for permanent residency just went way up. A single person now needs to prove over $6000 USD per month in income in order to live here permanently. I was lucky to come 14 years ago when this requirement was 1/3 of this. I am well known in the community and still live on this budget as I have a landlord who has not raised my rent and I shop and live in a Mexican Colonia. Big difference between my lifestyle and the new requirements.

      That's soooo cool. Thank you for the lovely compliment. This is the second one we made in 2022 the first one was 2020 and I've got a mask on duiring the height of covid. The one I describe in my class is the first video that much to my surprise has 1 million, two hundred thousand views. I love Vallarta and am now in my 13th year. So happy that you are also taking my classes. And thank you for the lovely compliment. Jim Kellet is a real pro when it comes to making videos for his LivingOverseas TV channel. He worked in TV and Film and as a photojournalist for many years and the quality (especially the first video) he made of me is outstanding as is his editing ability.

      Hi there, We filmed this a year ago and this July, I turn 72. Life is really good here and with living simply and eating all the fresh fruits, vegetables, and daily seafood right out of the ocean, it leads to a healthy lifestyle. I still walk every day and start my day with a walk on the malecon to enjoy the ocean! All is well and thank you for your kind, kind words.

      Hi Blake, Things change all the time. Keep checking google and with the consulate nearest your home for the latest. There is talk now, of lowering the monthly requirement again.

    Francine, so happy for you in your beautiful new place. Best wishes there. Does your friend Rudi help people who want to rent a place for one or two months in the winter, or does he only work with people who are wanting to rent longer-term, year-round like you? We usually visit for two weeks each winter and stay in a hotel, but we love PV so much and getting away from Canadian winters, we are considering coming for a full month or even two. We prefer to be in the heart of the city, either Romantic zone area or near the church. We fell in love with PV on our first visit, and recommend it to anyone looking for a winter getaway. Great restaurants, art galleries, a beautiful malecon and the people there are so lovely.

    Hey Francine, Jim, and Rudi! I watched your first video awhile back and just revisited it tonight. It really sparked my curiosity, so imagine the thrill I got seeing the update. Very happy for all you guys.
    I have a few artist friends from San Francisco that have moved down there and I’m really interested in checking it out.
    Would you recommend staying in an Air BnB for a month to really get a flavor of the area? Seems like most of them are geared towards beach vacations and aren’t the cheapest places by any stretch. I see Rudi’s Beach Please office, but it feels like that’s geared toward longer stays, and I’m not quite ready to pull that trigger yet.

      I came to Mexico 13 years ago and so far so good. I am in a very good location for safety and cost of living and the process for me to become a permanent resident was easy and a bit different than it is now. Now, you need to start this process in the USA. I hope you get a chance to visit PV soon and see if you might like it!

I am more than ready and feel I would be ok on my retirement but don't know what the upfront costs would be to rent and get moved in, settled...deposits, fees to realtors, utilities, etc? Can you advise on any of that? I am afraid PV has become too expensive 😿 I need a pet-friendly place - driving from SC @ 72 yrs 🤢 Would sure appreciate any info you could provide.       @@jvahl8747 PV is still very affordable, my friend just got an amazing studio at Costa Linda Condos (look up on internet) for $500 usd per month and it is all brand new. By law in Mexico - landlords may only legally request a one month deposit and you pay the first month on move in day. It is not like the USA. An honest realtor will not charge you or demand money from you. The landlord pays for the agents service. Legal leases go before a notario (judge) and each page is stamped and you recieve a factura for your money. This is rare. Most landlords rent via a contract that they is a lease but is not, and do not give you a government receipt that says they pay taxes. So at most, you are under a contract which is not legal if taken to court as the landlord is not paying taxes. So the law is in the renters court here. I have only had contracts, and have not had a problem. Also by law the maximum rental increase per year is 10%. Anything else ... walk away and this should be in your contract. If you want a recommendation for an ethical agent to help you... I recommend Ken Staral he is at ken@casasandvillas.com. He has helped me and I trust him completely. Do not rent an apartment off a facebook ad.

      I have looked in Merida, but they take 1st mo rent, deposit, 1 month for notary AND AN AVAL if you don't own property outright in Merida, they might let you off with a 2nd deposit, which is never refunded. Everyone you speak to there says this is the case. How can they get away with it there? Just a racket? A couple of condos in gated-communities there did not require an AVAL (?)

      Thanks for watching and leaving such a nice comment. My lifestyle, the area I choose to live in, and the budget I have created for myself have been doable and affordable for the past 13 years. I live extremely well but simply and my needs and wants are few. I do not need to be importing things from the USA or shopping in stores that specialize in American products. I patronize all local businesses and in spite of high inflation in most countries, this has not yet come to Mexico. Thank goodness. Many of my friends also live well on around a $1000 to $1400 per month.

      We are on the same latitute as Hawaii. We have the same temperature year round - low 80s and 70s at night until April when we go to mid 80's and mid 70's at night with the humidity rising really high in August and September. No 100 degree heat here ever!

Thanks very much for uploading these videos as they offer ample information on the most relevant questions for someone considering spending a couple of months in Puerto Vallarta next year.
    I am a 72 year old Canadian wanting to get away from the cold weather in Ottawa, Ontario and am looking for guidance/leads on who to contact for help in locating a suitable 2-bedroom furnished apartment for approximately 2-3 months (Jan-Feb-Mar 2024). Any information you can provide will be much appreciated. My budget is approximately $1200 US.

    This is a wonderful video, as are all that I've seen from Living Overseas TV. I have a question - I don't remember seeing/hearing anything about rent control here or elsewhere. Are there guarantees that the low cost of living that Francine is enjoying will continue (I hope so!) ?

      I have signed a long lease so I am guaranteed that my rent will not increase for quite some time. Again, Landlords here really value long term tenants who improve their property and keep it in great conditions. As far as government guarantees - legally a landlord can raise the rent from 3 to 8 percent maximum each year. I have never had a landlord increase the rent on me since I moved to Mexico in 2012. I am a great tenant and during the pandemic I paid my rent in advance for a few months to help out the landlord who was struggling during this time. It has never been forgotten that I did this. Each case is differenct, suggest you NOT work through those that list on public facebook pages unless It is Rudy. If you want an ethical agent, who will listen and work within your price range and look in areas you actually want to live in, suggest you work with Ken Staral at Cochran Realty. ken@casasandvillas.com. I recommend him 100%. Otherwide, buyer beware -many will say they can help you then show you things way above your price range in an area you don't want to live in so that they can make a biggier commision and rent less desirable properties for more than they are worth. Best is always to walk the neighborhoods you like and talk to the locals. I have had this same cost of living (usally always under a $1000 a month since I moved here in 2012.

    Nice update! Im wondering about the temporary visa option of $45k in the bank. Do you show a recent bank statement (one) or do you show that you have had $45k in the bank for the last 12 months?

      Hi there. They require 6 months of bank statements, that's it to show your income. When I applied 13 years ago the monthly amount was $1200 BUT you had to show $200,000 USD in non-real estate assets in the USA to get a temporal then permanente card 4 years later. So it is actually cheaper now than 13 years ago. Keep checking as things change all the time.

    I stayed in this neighborhood when I was in PV for December. Pinonchos is a real 'Cheers' type place, with incredible tacos EVERYWHERE. I made smoothies from the 'California ' market and got fresh shrimp, fish and corn tortillas for meals. I love that neighborhood! I am considering going again for December and also considering doing my remote job there in PV. Much love to the brilliant Francine!❤

      I have a yearly contract, that is renewable at the same rate for 5 years. There are many great places like mine to choose from. You just need someone like Rudy to help you find them!

    The Mexican Consulates that I looked up for Temporary Resident had a minimum of $3,275 per month. Unfortunately, I am $13 short. Perhaps you can tell me which Consulate has a $2,700 minimum.

      You have to check the various Consulates in your area. Things change and as you will soon find out, it can be different from city to city and state to state in the US. Best to send some emails to a few. The requirements also change on a regular basis.

      Most of the time utilities are separate, but they are way less than in the states.

      My apartment includes internet, water, gas and all utilities as well EXCEPT electricity. In February my bill for December and January was 227 pesos or 13 USD. The comment above is incorrect. The landlords here charge you extra for electricity if the rental has air conditioning. I hardly ever use A/C so that is why my bill is so reasonable. The landlords charge for electricity separately because American's and Canadians tend to run up high A/C bills in the summer. In my old place there was no air conditioning so the electric was included, and I paid no utilities.

      Thank you for asking. No problem in my neighborhood buy some parts of Puerto Vallarta lost power (electricity and internet) for a day to two weeks. Some of the low lying areas had flooding and many trees came down because of the strong winds. Overall we were very lucky considering the damage two weeks later in Acupulco.

      HI there, I came and retired here at 58 and their arms were wide open to me! Many young digital nomads and their families are moving here as well. 13 years on - I made exactly the right decision. You would not regret it. Come visit us and check and see if we might be a good fit!
