Very informative video. Does West Augustine flood like St. Augustine?
No; there are some areas that lie in a flood zone lower than X, but most of it is in Flood zone X

I'd never buy an HOA property.
There are a ton of good reasons to buy in an hoa. I just can't stand some of the negatives
