    I agree with this gentleman that St A was better 10 years ago. Our family has been going there for over 40 years. In our earliest visits there was nothing much to do in the evenings. We used to joke that the city rolled up the sidewalks at 5pm. Gradually over the years new attractions began to come in a lot of new restaurants opened. The historical places began to be more informative, etc… So the city became more attractive and there was a sweet period when there was a ton of reasons to go. However the last several years tons of people began to go there especially on holidays. Now there are so many people we have chosen to go during the less active times but they don’t have what I would consider down time. More people means more money for the people there but it is getting worse and harder to enjoy because of that. He is spot on concerning the parking. We usually leave our car at the motel and walk almost everywhere.

      I agree. I think the best time to go is off tourist season. That's the only time a local can really enjoy the downtown I think most people are just upset about the costs and traffic

    Great video. I’m in SW Florida. Every northerner should watch this video before taking out a loan against the paid off house they just inherited from their parents to buy a house near they beach that they can “use as a kind of an investment and airbnb it out, you know.” Can’t tell you how many people I’ve seen come and go in my neighborhood after losing their shirt.

    Buying a slab house would be another. All houses in Florida should be raised a few feet. It's as if the builders have never heard of a crawlspace. Because I've always wanted to dig a tunnel to fix a broken pipe.

      Funny enough older homes are built that way in this area. I agree though. Definitely going to be a headache in the future. Might invest in foundation repair company now

    I moved to St. Augustine October 3rd 1984 to live in my brother's Beach house at Crescent Beach. Back then it was a funky artsy cheap cool little town. Everyone knew everyone like one big family. Other the years the soul and spirit of St. Augustine changed and left. There were so many unique people who all left. You couldn't pay me to live there again. I live now in Reno NV. The weather is perfect year round. No hicks, no citywide drug culture and it's great place to retire. Sad, St Auggie used to be so soulful but never again. Ruined by Greed!!!

      Interesting. I could see a couple of your points but I still think it's a great place to live. I think the unique people have multiplied here, which has led to a flourishing dining and entertainment scene. I feel the same way about NV. I went there this past year and for the life of me I couldn't justify the prices for the area.

    I lived in Palatka and worked at Target in St. Augustine. Getting a good job in Palatka was difficult. Good restaurants there though and the people are nice after you've been there for awhile..

      @LIVINGINSTAUGUSTINE I left in 2007 but I miss St. Augustine. I lived there many years raising our kids moved to Georgia because of my father was ill. Then moved back to Georgia. When my mother died my husband and I moved back bought the house in Palatka. We've been back in Georgia for many years near our grandchildren. I miss Florida every day though.

      They have a whole trail and biking system that runs through palm coast. Mala compra is one I frequent. It has a some twisty trails and borders the beach. Graham swamp is where there are more inclines and declines.

    I am currently temp in Georgia and will soon move back. Living in North East Florida is fine, just do not live to close to the cost. A couple of miles is fine. Also avoid anything in a flood plane. Avoid older homes. Buy no more that 10 year old, and you will be fine.

      @@benzedrex what part of Florida. I have lived and will return to Daytona beach, but will move a couple of miles from the beach and avoid flood planes. I sold my previous home in Ormond beach, because I had a rental in Georgia and I wanted to fix it up and sell it. Time to finally retire.

    You put out some inaccurate information about Palm Coast. We live in the little gem of Palm Coast, Hidden Lakes. We have sidewalks and street lights and low HOA fees in comparison to other HOA's in Palm Coast. Our taxes are under $4,000; so, your averages for taxes are not very accurate. We love living in Palm Coast; when we have visited St. Augustine and Daytona Beach, we are very glad to get back to Palm Coast, less traffic, less hassle. Twice we have been caught in traffic tie ups in St. Augustine where we sat for over an hour stuck in traffic and these two times were not in the touristy downtown area. I agree with on one thing; I am not impressed with our local government. Multiple serious financial mistakes have been made by the city that have cost the taxpayers money for the long term.

      Hey Lyn. Thanks for your comment. The HOA you live in is outside the norm for most palm coast neighborhoods in regard to streetlights and sidewalks. The taxes are based off how much you purchased your home for. If you bought several years ago and homestead your property, then your taxes are more reflective of when you purchased vs. the market price today. 😀

    I am not sure where you got your numbers for orange county. They said insurance was around 3K annually. That is very far from the truth. You can not get a policy on a ten year old house for less that 5K. You should check your facts.

    Good stuff, Thomas is always dropping facts. I moved to Palm Coast and it really is a hidden gem. The S section (down Seminole Woods south of 100/moody blvd) is a lot more relaxed and chill as far as hoa and nosey neighbors. Going from like the B section to the S section, it feels like a different city!

    Is your calculation of 1.4% or 1.9% of the purchase price taking into account the homestead exemption?

      Without homestead exemption. It's 50k off your taxable value. So on a 500k home you can adjust about 10%. The property appraiser has a tax estimator that can better guide. You can add the homestead and other exemptions as well.

      That's a great idea. Summer would be a little rough for you. I wish they had better bike lanes here. I used to ride all over NYC and never had an issue. I definitely don't feel the same about st augustine. Seems way more dangerous

    I lived in Palatka for years. Its the poorest city in Florida. I didn't know that until I bought our house..I wasn't unhappy there either. I ran the Target store in St Augustine years. Loved Florida

    Happy New Year! The area near World Golf Village with Costco reminds me of an area here in Broward they ruined. They added so many major stores and residences in this one in little area and you can’t go near there because it’s jammed 24-7. They should take a lesson from Broward in this instance.

    Your video is very informative but you forgot to mention that the houses in 2017 cost 1/2 than they cost now actracting less people to move in Florida so Florida isn't a cheap place to live anymore. Don't you think it discourages buyers? Inventory will grow unless interest rate will go back to zero, and house price will be stable: impossible! In 2007, we already realized it isn't going to happen!!!

      You are 100% right. I probably should have touched on that just to be informative and round out the point. The reason I didn't is because most parts of the country had a relative increase in property prices. Most places are more expensive then 2017.
