In todays video we have a sit down with a local architect and visionary, Greg Burke. As we all know, St Augustine has a affordability crisis for many of the locals here. Our housing prices in St Johns County have skyrocketed 60% since 2019. There is just not enough affordable housing in our area for the locals who work the majority of the jobs in St Augustine.
Greg Burke reintroduced a housing concept called the "Missing Middle". This could be one of the best answers we have to solve this issue!

Larry The Fink controls the Florida housing market. The answers start with him. Until Institutional Investors are prohibited from buying residential real estate again, the problem is unsolvable. Fink will own the condo market soon when the prices crash.
Institutional investors only account for 3% of the housing market. I think we just have a supply problem coupled with a large demographic population retiring and another large demographic buying their first homes

I live in a brand new house built in 2021 under $200k in Panama park area. I bet the county appraises at $280k but the abandoned/vacant house next door or the prostitution and don’t forget the drugs all add to ambience.There is also a sewer smell from the water treatment I hope it’s that at least.

is West Augustine/WestCity West King Street ? .. plans for.. path of gentrification … ?
West City is a something I've just recently heard. Essentially it covers from US1 to the train tracks on King. That's in the city of st augustine tax district. It's a plan to revitalize the area. Some would call in gentrification.
And run boats constantly to the Conch house to watch Drunk rich stupid people.
Got my wedding rings from American Indian store on Cuna street 30 years ago. And surfed Blow hole my whole life.

Fishing in the St. Johns is beyond expectation, it is brackish so virtually all ocean fish and freshwater fish are there. I loved the fishing!
I've yet to do it but I know plenty of people who love going out there. If you are an outdoorsman Palatka has a ton to offer

Yea what hurts everyone lately is insurance these companies are driving some people away
100% insurance is forcing people out especially if you are on a fixed income. Though if you are in Flood Zone X with a newer home you should be fine

Next to no jobs in St Augustine pay the salaries necessary to support the present cost of housing. Its great moving there with a remote job, but these don’t last. Not to mention the outrageous insurance costs, hoa/cdd fees and taxes. Realtors need to get realistic about what they are telling people they can get. Sellers need to get realistic about offering value.
I'm upfront with everyone on what the costs are. The county definitely needs to raise salaries for government work, I believe they have the money. Problem is there are so many people moving to our area that either have money or are making good money remotely it's hard for locals to compete. Insurance isn't like South Florida here though. Most of the policies I am seeing for a 2k sq ft home is around 200/mo

Awesome comment! You're spot on that PCE is more aggressive on the substitution. The CPI does some, but only within the item categories so it's not as significant and is part of why the CPI is generally higher than the PCE. No I didn't hear that. Though I imagine they bring in a good bit of money with their partnership with Northrop Grumman and private jets flying in

There are definitely some issues here. Problem is if I can only get 1 out of 3 of the candidates then I'll be on the hook for favoring a certain agenda. I'll think about it. But that might be a little too deep for the purpose of this channel specifically. I've been toying around with the idea of doing a separate channel for something similar. How’s the rental/ multi family market?
There aren't very many multifamilies in St Augustine. Most of them are being utilized as mix of str and long term rentals. Most of them are in downtown or by the beach so I imagine they do very well

I was just in St. Augustine. Love it. But if you think it’s gotten expensive there you should see how expensive it’s gotten here down in Naples. It’s ridiculous. The working locals are leaving because they are just priced out totally by the wealthy snowbirds buying their homes and some investment homes to keep them busy. Everything just costs more because it’s Naples. It will cost $200k more to build the same 2,000 square ft house on your lot as compared to an hour north. That same $50k swimming pool in Punta Gorda is $110k in Naples.
It's all relative right? I know Naples has exploded since the pandemic, but to our standards here in NE FL it was always expensive. Coastal towns in FL are for the wealthy now
:) you left out the water issue where your water can just be cut off for a day because of the shortage and your limited on your usage and yes I live in palm coast on Cottonton :)
I've never heard of people having that problem. It's time to invest in a well!
