    This was an insightful conversation that was much needed. Michael's insight expands the conversation of migration from the west and the northeast to south Florida. The conversation is nothing new, now the addition of executives moving their organizations to South Florida changes the entire tone as well as the economics of the regions affected.
    Identifying that we have actually seen a slow down in new projects coming online just prior to covid is a stand-alone message to local governments. The idea that there is going to be an exodus or repurposing is a conversation that all people are wondering about. Michael's idea that dense regional construction will continue globally is important to understand. The reality is and will always be as one group exits another will enter, viewing an exodus as an opportunity to move into a historical center of the world for someone. Efficiency, sense of urgency, offers that have a limited-time offer on them, building costs increase with the cost of labor rises set the tone of the day. Identifying that the US population is passionate with quick responses towards social unrest yet we have short-term memories, then move on. Supply control is the critical issue between local officials holding back building permits that are causing consumer housing demands to drive pricing upwards. This portion of the conversation is concerning in that the extent to which local officials are overstepping their duties to communities by creating an unhealthy lack of housing and infrastructure renovation with expansions. As Brooklyn and Manhattan become a larger community together dropping the barriers of the bridge, options are plentiful for those seeking a culturally rich, Storyful, urban lifestyle. Anticipating a three-year range to see a major resurgence in NYC with office space coming back strong as NYC is still the financial capital of the world. Highlighting the emergence of Brickell, Florida as expanding with major city centers similar to those of NYC as part of the urban plan for the area. Paying tribute to those developers that have come before us, the visionaries those who continually put it on the line to change the skylines.
