    Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

      Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      Due to my demanding job, I lack the time to thoroughly assess my investments and analyze individual stocks. Consequently, for the past seven years, I have enlisted the services of a fiduciary who actively manages my portfolio to adapt to the current market conditions. This strategy has allowed me to navigate the financial landscape successfully, making informed decisions on when to buy and sell. Perhaps you should consider a similar approach.

      Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Melissa Terri Swayne” for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.

I watched you in a video on their website and you said something along the lines 80% of agents fail because they don’t talk to enough people.     Great breakdown, it brings home the importance of tracking and staying consistent cause tracking for just one month isn’t a good pool of data but staying consistent for months and tracking everything will give the great data to KNOW and see clearly where the deficiencies are in the skills & contacts Sectors. Like you said, tracking and knowing your numbers is mission critical!

    Hey Brandon, I am 19. I started real estate as soon as I turned 18(San Diego). Spent a year learning as much as I can. Now I am trying to do business and make as much as I can. 😃 tried having a couple of mentors but it doesn't seem to work out.

    Love your videos! I'm a very very new agent and the question I have is when you say contacts are you meaning conversations? Is "contacts" and "convos" used interchangeably? Also, if you drill down, how many cold calls or attempted conversations does it take to achieve 20 conversations daily or 200 conversations per week. Roughly. That is the breakdown I would like to see...in terms of volume. Example, I sit down at my desk for a scheduled time block how many numbers should I have in front of me to attempt to contact to achieve the desired goal of 20 daily conversations. Not everyone is going to answer, not every one you talk to is a "lead/contact/conversation". Please help me understand, please. Strength and Honor!💯

    Great breakdown as always. One question though, from someone who has my license, but isn't yet in the field. With volume, 400 contacts a month equals 4800 contacts a year, and so on. Don't you run out of people to talk to at some point, especially if the majority of your business is located in one geographical area? I've seen all your videos about all the different ways you can generate leads, but l doubt there would be 400 new FSBO's, Expireds, Absentee's, etc; EVERY month, maybe l'm wrong though. Perhaps you could make a video on how to have as many conversations as possible?

      Take a quick assessment of your market. Find out how many people live in it and if you’re talking to 7 to 10% per phone session, it’s very unlikely that you’ll get through everybody on that list. Something else to consider not everybody answers on the first time so you may have to call the list several times.

      @@Jerrymaciasre I just did research, and as of 2022, 1.39 million people live in the area that I plan on doing business in. so I live in a very populated area, but even then, I still doubt there will be enough of the kinds of leads that Brandon talks about so that I can have that many conversations. Perhaps cold calling is the answer? With cold calling, you could essentially just call anyone who owns a house, which would probably mean I could get to that 400 number.

      Watch out for the little limiting beliefs that creep into your psyche when good counsel is received. There are 7 billion human beings on earth and every single one of them needs a place to live. I’ve never been to half of the states in the USA that I’ve sent Referral deals to, think bigger!

    That's all fine and dandy but it looks like you didn't cover step 1. And without step 1, you won't get to any of the other steps you're talking about of your "income formula. "..
