    What Pace is talking about at 19:00 is called creating a “buying atmosphere”. People hate to feel “sold” on something, but people LOVE to buy things/ideas. Pace is allowing the homeowner to say “no”. Rather than avoiding what they would perceive as potential confrontation and inevitably avoiding making the homeowner aware that you just want them to make a decision either way. That a “no” is completely ok with you.
    Amazing advice.

    Honestly probably one of the best advice videos on Real Estate I've ever seen. Painting stories and providing real life examples to work through those awkward moments is eye opening and Greatly Appreciated!! Forward momentum to acquiring 150 doors by or before age 55.

    Great show here. Super helpful in so many ways. In fact, I do a financial literacy class once a week with my 8 and 11 year old. Today's lesson was called "always find the bunnies". It lead off with watching the "Bunnies" segment of this podcast and relating it to mom and dad's long term hold real estate business and the kids shoveling snow in the neighborhood. It was a great lead into what negotiating terms are and how two sides can come together simply by listening closely. Thank you~!

    Pace, how many timeshare presentations have you been on? Or have you sold timeshare at one point in time? I ask, because you have stated/quoted at least 2 or 3 steps of a TS presentation almost verbatim and they are steps that are almost entirely unique to a TS sale. Obviously, as a good salesperson, you apply good sales techniques to every part of your life, career & day to day stuff. I just have never heard someone outside of the timeshare industry use or even know these absolutely genius ways of overcoming and squashing objections, most of the time before they are even given. 3rd party stories, the take-away, uncovering the aunt mary in florida that is secretly in the deal & the all-mighty pact break!
    Each one of these tools are unbelievably powerful & so simple to use if only one understands their purpose and the reason they are powerful. My mentor told me 25 yrs ago that the definition of a “sale” when done properly is ‘the transfer of energy.’ You are sitting in front of another human being that thinks, feels, has problems, has loved ones, etc. but their fears, hopes & lack of trust towards you, has built an energy field to protect them. So you are not actually sitting and talking to the real human being in front of you ‘yet’ it’s not until you are able to replace the force field they have with your positive, kind, caring, helpful and most importantly REAL energy/human that you are. I love a good force field to break through!
    As a timeshare salesperson you meet people all day long that are coming to see you for a free gift. They hate you before they meet you, they have spent the last week strategizing on all the ways they are going to say no to you, they have every objection in the world & they are not going to buy a thing! 90 minutes (or less) later, you are their best friend, you’re invited to thanksgiving dinner & they are spending $25-$100k on vacation timeshare, financed over 10 yrs @ 18.5% and leaving with nothing more than a big red binder, while thanking you whole-heartedly on their way out! They came just for a free gift, remember… It’s a beautiful thing. I sold TS for 12 years and was very successful doing so. More than all the $ I made, it was what I learned about people that has always stuck w me. How the mind works, what really matters to people and understanding how to get past all the bs to get down to what is actually real.. these skills & knowledge can apply to almost any job & interaction in life & are just priceless. I don’t believe that there is an objection that I can’t overcome. People don’t care what you know until they know that you care.. Nothing is better than the feeling of truly helping someone and also winning yourself at the same time.

    Any advice for a seller financed condo? Over priced by 30k market value, but also low interest rate at 5.25% which brings my monthly to the same as a market value house with a higher interest rate.

    Very good episode, sending my daughter links to this one and 527. She's ready to quit throwing her rent away, & your advice may have provided a much prayed over solution to my own "pain". What is the story behind the artwork in Pace's studio? The story provides emotion and triggers memory for sure, and can sway how others feel about things. I had a client who looked very gruff and unapproachable, but once I learned their story, I now have a totally different outlook towards them, and probably subconsciously even treat them better. Thanks!

    why does his book say the house was 150k but here he said he bought the house for 250k? thought he was a good guy but that just seems fishy to not say the correct numbers for his first deal

    Pace is awesome. His mentorship is dope. But the biggest thing that He's created is the SubTo community. I've been a part of many classes, mentorships, courses. I learned something from them all-- but the community. Giving. Helping OTHERS. Growth mentality. AWESOME!!!!

    I love BP and it’s been life changing for me. But I have to admit, for a while it started to feel like it was getting a little “recycled” because the content was so similar so I switched to mainly listening to real estate disrupters (fantastic podcast). And as much as I love Brandon and will miss him, I find this change refreshing

    Everyone should read Sidney Walker’s How I Overcame Call Reluctance. Most of this advice is ego driven and makes you think that saying the right words guarantees a lead/sale. What matters more than anything is chemistry/intuitive skills. Does this person actually want to talk to you? If you have a negative feeling about where it’s going your intuition is right. Ask yourself how many deals were actually won when there was no chemistry.

People are considering certain homeowners a lead when it’s obvious it’s not all because they’re thinking, “If I just would have the right words they would have sold.” That’s not true. First it starts with chemistry. Nothing happens without a patient with a broken leg needed a surgeon to fix it. Most are surgeons trying to fix people with no broken limbs.

    The David-Brandon divorce is very sad. There’s clearly been issues with them and it’s even sadder they won’t address it head on. Brandon’s kind of disappeared from BiggerPockets (the podcasts are taped a couple months before they air)…wonder why the ‘bromance’ is over…☹️😭

    Referring to an employee who has worked with you for 8 years a “girl” is not okay (min 47:34). In addition, referring to someone you went on a date with as a “girl” is not okay (min 56:18). How did no one involved with this podcast not correct Pace, edit this etc…How many people listened to Pace say this and not realize this is not okay…or didn’t care. Very disappointed.
