  • Singapore reits have been hit badly in terms of share prices. However, with lower share prices, it provides higher dividend yield for us to accumulate to receive better returns.
    Investing in REITS are considered more risky compared to other companies or dividend stocks. Therefore, it is important to look into different factors that will affect REITS performances and the appropriate prices to buy them.
    We will use examples such as Keppel DC Reit, Mapletree logistics trust, Fraser logistics trust and First Reits as good references on the factors that I would be mentioning in this video. By buying the correct reits in the long run, good dividends will be rewarded.

    I've been active in REIT investing for some years now. Despite being a seasoned investor and market follower, I appreciate that you have distilled the most important aspects of REIT investing into a succinct presentation. I'd definitely try and recommend your presentation here to anyone who's interested in getting started.
    Next, you should be telling us about what your thoughts are about the interest rate environment, and perhaps provide a matrix of what might happen next with possible actions from the FED with regards to interest rate adjustments. Cheers Ben!

    Tks for good presentation. With many valuable criteria mentioned, Mapletree industrial and parkway reits look to be the best ones in your opinion ? Or anythingelse ?

      Thanks for the compliment it really helps in motivating me to do more 👍
      I would say there are many reits priced at an attractive level due to high interest rates. However, the concern is that there might be slight drop in dividends due to higher cost of debt.
      Yes in my opinion, the big reits will have advantages in managing high interest rate environment like Ascendas reit, MIT, MLT. Based on the performances, I am impress with the new Asset performance from Mapletree Industrial thats why they can maintain their dividends.
      I will be doing videos on the analysis of the big reits soon do look forward to it :)
