MPACT and FLCT result analysis - Things to observe
Singapore Reits are being badly hit with the high interest rates. However, with the share prices coming lower, it means that the reits are starting to reach an attractive level. So in this video, we'll go through the recent earnings of Mapletree Pan Asia Commercial Trust(MPACT) and Fraser Logistics and Commercial Trust(FLCT).
Recently, MPACT has recently announce the sale of one of their Australia properties at a premium which is good in bringing down the debts and increasing shareholders DPU. Even though they are a solid reit, there are some concerns to take note when investing in MPACT.
FLCT main risk is quite similar to MPACT. The first risk is the Foreign currency risk due to its overseas concentrated properties. However, their debt maturity is the main concern with most of their debts required to be refinanced in the next three years.

      I feel that it depends. Good companies with strong earnings growth will continuously grow in their company valuations. Of course it is better to buy when markets is red so that you can get them at a discounted price.

      Reits are beaten down due to high interest rates. That's why if you see my analysis, it is important to see how the reit can manage this interest rate because it will pull down their income and the dividends given to share holders

      However, on another point, I feel that it is important to be cautious when investing in Reits in this high interest rate environment. With interest rate being high, dividend yield from reits should be expected to be high. Of course things are unpredictable but I would hope for better dividend yields from these reits.

      My personal opinion is to diversity into different areas,.. healthcare, industrial, logistics, hospitality, DC, commercial.. What about parkway reits?

      Yes true. Keppel DC reit will be affected by this tenancy problem. I feel that it is one of the most stable reit in the long term. But currently with this situation and the share price, I would not consider it. Too expensive

      I guess different people got different perspective. To me, selling Singapore properties might be a mistake considering how well the properties in Singapore are performing with decent leases until Year 2097. The property valuation also speaks for itself with all the Singapore properties increased in valuations.

      Thanks for the compliment it really helps in motivating me to do more 👍 I would say there are many reits priced at an attractive level due to high interest rates. However, the concern is that there might be slight drop in dividends due to higher cost of debt. Yes in my opinion, the big reits will have advantages in managing high interest rate environment like Ascendas reit, MIT, MLT. Based on the performances, I am impress with the new Asset performance from Mapletree Industrial thats why they can maintain their dividends. I will be doing videos on the analysis of the big reits soon do look forward to it :)

    From ST opinion 7/5/2024 By Ravi Velloor In 2015, DBS was 46th for return on equity (ROE) - 11.2 per cent - among the world's Top 100 banks. At the end of 2023, it had jumped to No. 7 on this measure, with an ROE of 18 per cent. This outperformance was NOT on account of NIM, or net interest margin, BUT structural improvements and a soaring deposit franchise led by digital capabilities. High-return businesses such as wealth management and global transaction services also contributed.

      Yes like what the DBS management said during their earnings call: 1. Digitalisation have service have increased their ROE 2. More money coming into the bank 3. ALOT of capitals available to either invest or reward to shareholders(That's why they predicted $0.24 increase in dividend easily for the next 2 to 3 years) I am happy that they are less dependent on the net interest income which I expect to see happening in UOB too. OCBC we will have to see what is their next action

      They are doing well for the recent quarter with the properties. My only concern is with the amount of debts that needs to refinance for the next two years. With the cost of debts at 3.1%, new debts based on the rates recently seems to be 3.7% and above. So it might drag down Keppel Reit’s DPU.

      Haha there is definitely risk involve when getting involve with their sponsors. OUE Commercial Reits are also related to them so have to take note of that. In the recent years, most of Singapore's IPO, regardless of reits or companies have honestly been generating bad returns if you invested with them from the IPO listings.

Despite being a seasoned investor and market follower, I appreciate that you have distilled the most important aspects of REIT investing into a succinct presentation. I'd definitely try and recommend your presentation here to anyone who's interested in getting started. Next, you should be telling us about what your thoughts are about the interest rate environment, and perhaps provide a matrix of what might happen next with possible actions from the FED with regards to interest rate adjustments.       Hi Kian Loon. I feel that it depends on your risk appetite and investing with diversification. I have previously added them to a certain weightage that I would not wanna over concentrate on. We do not know what will happen considering they are a small reit as well so there are definitely higher risk. Always important to diversify unless you want to trade it on the short term. I have been reading local bank earnings call and they seem to be negative and now restricting borrowings to commercial which might be bad for them in the short term.

    Hi Ben , newbie question may I know did you notice that most of the KIT assets are less than 30 years so does KIT would be able to increase DPU consistently?

      Yes they have assets which are less than 30 years which can be the risk in the long term. Historically KIT has been “nothing much” because their dividend was just stuck due to the management’s inactivity. With the new management and fee structure which promotes dpu as their performance payment, hopefully it gives them driving force to improve the company and the DPU. I feel that buying KIT would mean you believe in the management acquisitions and the potential of keppel assets I mention in the video :). I would say I am more happy with this management than the past few years holding it

    hi, Ben Thanks for sharing. so hard to find an above 10% yield REITs with a Safe fundamental. most of the safe blue-chip REITs usually provide a 5 % to 6% yield.

      Hi Kian Loon. Yes definitely. Thats why its important to invest in the correct dividend stock for the long term. If you hold good stocks in the long term their yield might reach 10% based on your initial cost :). We should not only look at the initial dividend yield because those that priced at this kind of yield would have a more riskier side.

      @ongkianloon91 If you request it I will do it :). I can read a lot of different companies but it takes time to record and do up the video. I would say my concern with commercial properties in general is due to the fast advancement in AI development. As more and more companies benefit from AI, they will be more efficient and cut head count and office spaces. But this is just my opinion and might be wrong :)

      Hi Kian Loon. For US Reits or stocks listed on SGX will have to sign some tax form(they will mail you) which will remove the 30% tax required.

      Yes agreed. There is definitely risk involved when expanding. But I feel that in the long run keppel dc reit have no issue in dealing with these short term issues. This is just something to take note for us when investing in reits. Even though the reit is good, the tenant might not be doing well themselves.
