      It sounds like you really loved the door at 11:17 in the video! A large, impressive door can definitely make a home stand out. It adds a bold architectural feature and creates an inviting entrance. A big door often gives the impression of luxury and grandeur, which can elevate the entire feel of a home. Love, love, love house #1, it just speaks simplicity but luxury! House #3 is the house hubby would select. I like it too, but the properties are too close to each other. The other thing that strikes me about these homes, especially the two story, high ceiling homes, is to be as large as they are, no elevators.

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      It's great to hear you love House #1! It sounds like the clean, simple luxury really resonates with you. As for House #3, I can understand your preference for a bit more space between the homes. Some people do find the closeness of properties in certain communities a bit limiting.
      Regarding the lack of elevators in large two-story homes, you're not alone in noticing that! Many modern homes with high ceilings and expansive floor plans don't always come with elevators. This is especially true in communities where homes are designed to be more open and spacious, often aiming to keep costs down. However, for those who need or prefer elevators, some builders offer custom modifications or optional elevator installations in their homes, especially for multi-story layouts.
      If you're specifically looking for homes that accommodate an elevator or have larger yards to keep the homes more spaced out, there are several Houston-area communities that may offer these features. Builders like Toll Brothers and others often have customizable options for more luxurious properties, which might include an elevator or larger lot sizes. You could also inquire with specific builders if you’d like to get more tailored recommendations.
      Would you like more details on any of these options, or maybe want to explore specific communities that might meet your needs? Let me know!

    Hey Jackson, luv your content, your videos are AWESOME. Got a question for ya. My fam and I live in S. Fl but will be movin to TX July of 2025. We want to build custom on 1 acre but we want to be in a neighborhood with sidewalks and not in the middle of the country. Any suggestions on where to consider??

      @houstontexasliving33  หลายเดือนก่อน

      Hey! Thanks for the kind words about the videos. 😊
      If you're looking to move to Texas in July 2025 and want to build a custom home on 1 acre while being in a neighborhood with sidewalks (but not too rural), there are a few great areas near Houston that might suit you:
      1. **Katy** - This area offers master-planned communities like **Cinco Ranch** and **Firethorne**, where you can find homes on larger lots (even 1 acre in some sections) and enjoy neighborhood amenities like sidewalks, parks, and walking trails. Katy has a suburban feel with great schools and easy access to the city.
      2. **Fulshear** - A growing area with more land options and custom homes. Communities like **Cross Creek Ranch** and **Fulbrook** offer spacious homesites with sidewalks and are more connected to the suburban lifestyle, though they still have that peaceful, country-like atmosphere.
      3. **Sugar Land** - While it’s more urban than rural, you can still find neighborhoods like **Greatwood** or **Riverstone** that have homes on larger lots, sidewalks, and a nice blend of suburban convenience with a little more space. Sugar Land is close to Houston and offers excellent amenities, schools, and parks.
      4. **The Woodlands** - While this area is generally more developed, you can find homes with larger lots in areas like **Grogans Mill** or **Woodlands Village**. It has plenty of sidewalks, lush green areas, and a more upscale suburban vibe, with easy access to Houston.
      These areas offer a nice balance of suburban living, community amenities, and access to the city, perfect for building a custom home. Let me know if you'd like to explore any specific community further or if you have more questions about any of these areas! 😊

    Love your videos, any suggestion for empty nesters, new built home with low tax areas?

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      For empty nesters looking for newly built homes with low tax areas, there are several neighborhoods in and around Houston that could be great options:
      1. **Cypress, TX**: Cypress offers a variety of master-planned communities that feature one-story homes with spacious layouts. The area also tends to have relatively low property tax rates compared to some parts of Houston. Additionally, it is located in a more suburban environment, offering quiet streets and access to good amenities. Communities like **Towne Lake** and **Bridgeland** have homes designed for empty nesters, with access to parks, lakes, and walking trails.
      2. **Katy, TX**: Katy is known for its excellent schools and well-established neighborhoods. It also offers new homes with lower tax rates, especially in newer communities. Communities like **Cinco Ranch** and **Grand Mission Estates** could provide the right balance of new construction, convenience, and a more relaxed pace of life.
      3. **The Woodlands, TX**: While the property taxes here may be higher in some areas, The Woodlands is worth considering for its peaceful atmosphere, amenities, and abundant green spaces. Many builders in this area offer homes specifically designed for empty nesters, with a focus on ease of living and lower maintenance.
      4. **Fulshear, TX**: Located to the west of Katy, Fulshear has been growing rapidly and offers new homes with lower property taxes. The town has a relaxed, country feel, while still being close enough to Houston for convenience. Communities like **Fulbrook on Fulshear Creek** and **Cross Creek Ranch** offer a variety of home styles and sizes.
      5. **Richmond, TX**: Richmond is another area to explore, with a mix of new developments offering lower tax rates and homes designed for a more peaceful, suburban lifestyle. The **Aliana** community is a great example of a master-planned area that includes one-story homes and ample green space.
      These areas generally feature low tax rates and a variety of home styles, from single-story ranch homes to homes with flexible spaces like sunrooms or office areas. Many of these communities also cater to active adults and empty nesters with amenities like golf courses, fitness centers, and walking trails.
      Would you like more information about any of these areas or specific neighborhoods?

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      Thank you for your feedback! It's important to accurately represent the range of homes available in the Houston market. While $500K+ homes are considered luxury for many, Houston does have a variety of affordable options, especially with the city's growth and availability of new communities.
      However, you're right that many Houstonians may find homes at this price point challenging, especially with rising property taxes and interest rates. As a result, it may be helpful to make a distinction between *affordable luxury* and homes that are within reach for first-time homebuyers or those with smaller budgets.
      For those seeking more budget-friendly options, Houston offers many communities where homes start around the $250K-$350K range, particularly in areas outside the central city, like parts of Katy, Cypress, and even some pockets in Northeast Houston.
      Would you like to explore more about these areas or need guidance on finding homes within specific price ranges? Feel free to ask!

    Are we expecting much higher home insurance rates next year from all these disasters? I heard there was a joke that Houston will flood when the sky gets cloudy?

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      Yes, home insurance rates are expected to keep rising next year, largely due to the increasing frequency and intensity of natural disasters, including storms and floods. In Texas, including Houston, the insurance market has already seen significant price hikes due to several factors: rising construction and rebuilding costs, an increase in severe weather events like hurricanes, tornadoes, and hailstorms, and the withdrawal of some insurers from the state. For example, after the catastrophic storms in 2023, insurers faced huge losses, with some companies like Progressive halting new homeowner policies in Texas altogether.
      Additionally, flood insurance costs, which are separate from regular home insurance, are also projected to rise, as a significant portion of Houston's housing stock is located in flood-prone areas. With rising premiums and fewer companies offering affordable coverage, the affordability of homeownership in Houston is becoming more strained.
      As for the joke about Houston flooding whenever the sky gets cloudy, it might feel that way due to the region's vulnerability to storms. But the increased risk of flooding is a serious issue. Many areas, including parts of Houston, are built in floodplains, contributing to the rising costs of insurance and the challenges homeowners face.

    Id been hit by typhoon Haiyan ( probably the strongest typhoon in the world) and typhoon rai, so i know where are you coming from

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      I'm truly sorry to hear that you've experienced such powerful storms. Typhoon Haiyan (Yolanda) and Typhoon Rai (Odette) were indeed some of the strongest and most devastating storms in recent history, and I can understand how these experiences can shape your perspective on weather-related concerns.
      If you're concerned about similar severe weather patterns like typhoons and hurricanes as you consider moving to Houston, it's important to note that while Houston can be prone to hurricanes and tropical storms, the city has robust systems in place for preparation and response. However, severe flooding can be a concern, particularly in certain areas. It's always a good idea to research flood zones and understand the local risk management systems when choosing a neighborhood.
      If you're considering a home in a specific area, feel free to reach out, and I can help you explore flood zone information and how communities have responded to extreme weather events. Stay safe, and I'm happy to help with any other information you need.
