    講到買樓好似買閃咭咁易。六套物業每套首期10萬,6套即60萬, 請問這60萬從何而來. Melb 現今平均家庭收入每年10萬4千,如儲蓄率15%, 每年可儲15600,儲60萬則要38年, 由20歲開始儲,買樓時已是58歲,再供25年貸款,唔死便是83歲。
    每套負債40萬,須向銀行貸款240萬,按現在利息5.17%,每月供款14000,而收租只有3%,每月收7500,相減之後,每月負現金流6500即每年78000,我就睇唔到有何方法可輕鬆應付這78000的負現金流。劉sir, 你說『好的現金流可以讓我輕鬆持有20年』是真的嗎?

      你可能有D誤會,我唔覺得買樓容易,如果唔係我唔洗出咁多片講點樣Build Portfolio。不過我想同你講既係,你將個重點放錯咗,同埋我擔心你既負能量會影響你理性既判斷。我將重點劃出來俾你。第一,你未意識到澳洲好多地方可以搵到收租6%又有穩定升值既物業。依家息口高每個月都淨係要貼200-300左右,減息就正現金流。重點係對普通人來講,咁樣好過買一套百幾萬自住樓。第二,對普通人來講,呢6套無可能同時買,除非有富爸爸。但係上到第一套,就有方法可以加速上到第二套。重點係依家要開始行動。
      最後,保持正面開放既態度好重要,我兩素未謀面你對我講既有保留好正常,亦都應該係咁。但係既然我有橋,你可以自己做多D Research睇吓work唔work,唔好上來就覺得無可能。當係幫吓自己。歡迎你睇埋我以前D片再下定論,亦歡迎你出D可以抗通漲既橋,我地可以互相學習。

      You'll do better putting that money into a well-diversified low-cost super portfolio rather than leveraging in this market. The last 30 years has been different because interest rates only went down. This time central banks need to tame inflation and hence, need to control credit. This could be by raising interest rates or restricting bank lending (less money printing). People who are over-leveraged in this market will feel the full effects of this change this time round.

      既然你已說出重點 - 1)收租6% 和穩定升值 2)有個富爸爸, 為何你不保持正面開放既態度? 反說不可能。
      其實擁有60萬也不算富,我估這裡的網友自已或家人擁有60萬的也不少,『你可以自己做多D Research睇吓多唔多』,唔好一出聲就話覺得無可能。當係幫吓自己

      我係好正面的人,連發夢都係。昨晚夢到亞仔按你以上的重點,找我這個窮爸爸幫手,開始行動,第一年要貼幾仟元,第二年因穩定升值5%, 已有正現金流,10年屋價翻一倍,租金水漲船高亦翻一倍,即每年有正現金流$180,000,亞仔話老豆,我唔讀書喇,把讀書的錢投資地產仲好(當然找劉sir Build Portfolio),讀完10幾年書都搵唔到18萬一年,父子齊齊大笑。

    不赞同!澳洲持有投资房产的各项成本太高,现阶段还是现金为王,放在四大银行吃4.5以上的利息,静待房市有变化才出手(二年?五年?没有人知道!)

    You have not mentioned the possibility of stagflation where property market collapse and properties becomes vacant for long periods of time because unemployed cannot afford to rent your properties.

    如果講未來可以成為全世界認同既貨幣除了金銀外還有bitcoin 和 ETH,雖然一直以來被認為係騙局
    但總比政府發行來得可靠,這次銀行出事呢兩個資產反而爆升
    2022年初加息個時佢地是爆跌,今次應該都係一樣爆跌先岩當時市場對加密幣的看法
    照你咁講大眾開始懷疑貨幣背後既價值,所以Bitcoin and ETH 佢地係有限發行而且也有十年的歷史市場對他的看法可能發生質的改變
    可以多多觀察,當然我也認同金銀現在還是最穩的資產
    但如果要當貨幣用的話,交易上的算法和不方便性還是比較難解決
    我很認同你說的現在貨幣是終有一天會消失當人們失去信心之時便是他終結時
    指日可待 快點想招吧XDD

      但也是知道長線的房地產是必修課

    I tend to disagree with you on this one. In the past 30-40 years, property "prices" in Australia has been more correlated with the availability of credit rather than inflation. The likely tightning of such credit in the coming years will continue to put a lid on property price in Australia. You can see many signs such as the failure of SVB, Credit Suisse etc. Banks will likely need to hold additional capital and hence, restrict credit. This will have a detrimental effect on the cost of credit (ie. eventually being even more expensive than it currently is). So even if central banks choose to pause on interest rates, banks being more conservative in their lending will lead to a similar effect as an interest rate rise. This time unlike the GFC in 2008, central banks have inflation to fight as well so QE is no longer the band-aid option they can resort to. So something will need to sacrificed. I wonder what asset class will that be? Please spare a thought on this one.

      Thanks for the comment, I think you and I are on the same page here. I think you're spot on that we will soon have all the liquidity sucked out of our system, where banks will restrict credit. Hence my comment on a liquidity crisis. That is not what the Central Bank wants, hence they will try to inject liquidity into the system, and on a much larger scale.
      The problem is every time they see a problem, they try to print their way out of it, but the solution creates a larger problem, this time will be no exception. But the difference this time is that the currency will lose so much of its' value that they will find whatever they do has little to no effect. And unfortunately I believe we are so deep into this mess there's no way out of it.
      So yes there's inflation to fight, they either keep rising rates to try fighting it and risk collapsing the banking system, or they rescue the system and let inflation go rampant. So again you're right something will need to be sacrificed, just depends on which poison they choose. I would think they will choose the latter, but this time it won't work as a band-aid like before, the problem will just get bigger.
