Ever since I arrived in Jomtien Beach this has been a building I was always interested in seeing for myself. When it comes to beachfront condos in Pattaya this one is always touted as one of the best. As part of any good condo building review, one should always look at the basics, not just the flashy pools and model suites. There are well known and documented challenges with elevators in this building. Wait times of 20 minutes or more have been observed during peak times. Always tell your viewers - number of suites in the building and the number of elevators. Red flags should be raised for any suite to elevator ratio over 100 to 1. What is security like... are people coming and going with free access to the lobby? Are the elevator's access to floors locked by fob. Does it work? Are security personnel active in the building or do they appear like window dressing. What is the Airbnb situation like. There appears to be plenty of short term rentals in his building which is against the law in Thailand. Has that turned this building into a condo/hotel. Are there noise issues etc... All of these issues should be looked at especially if someone is looking to make a major commitment like a purchase.

I checked it out before I picked my condo which is further back from there.
One thing I didn't like was watching how long people on the ground floor had to wait for an elevator. I don't know if I would want that every day. 30+ floors and too few elevators imho. Plus I'm not super fond of heights. Less than 10 floors works best for me.
And you *do pay* something of a premium, relatively speaking, for the location. And you should, truth be told. Can't beat the location, no doubt - which is why I checked it out in the 1st place. Top notch. My biggest jealousy of this property is it's location vs Jomtien Night Market.
Where did you end up staying ... the Riviera??

Great condo. Would Never pay that much for a condo there. It should bring a premium for being new. But not as much as they want. But as they say, there is a person born every second that will.

Hi, how long did you wait for an elevator?, I've heard people have moved out cos they were waiting upto 20 mins for elevator
As I was viewing the property as a rental consideration, I saw people waiting what appeared to be ~ 10 minutes. Now that was one time on one day, but I've heard that about the property from another person as well. In my 8 story unit ½ mile further away from the beach, I've never had to wait more than 2 minutes. Ever.
I'd say 20 minutes is likely a ridiculous estimate. Yes, sometimes waiting for an elevator takes a bit longer and I think that is mostly because the place is more or less operating as a hotel, so it gets congested during the typical check-in/out times. If there were more long-term stayers it likely wouldn't be a problem, so the issue is more with operating a residential building as a hotel (which isn't legal but common everywhere in the area).
Nice property, but you can’t rent or buy unless you’re Thai?
You can rent as a non-Thai. Not sure on the buy side. I assume yes so long as the Thai/non-Thai ownership % is maintained.
