To kinda put it simply you need to figure out these two first then you can get the Price per sf: (Comp 3 (sf) - Comp 2 (sf)) = Difference in sf (Comp 3(price) - Comp 2 (price)) = Difference in price (Difference(price)/Difference(sf))=Price per sf

you multiply the difference of 45k by the sq of 550 and gets you around 81.818181 so you round up to $82!
