“Little House on the Prairie” was a television series that aired when I was growing up. That series depicted the growing up years of Laura Ingalls Wilder on the prairie in the central United States during the late 1800’s. This was a period of expansion in to the untamed wilderness areas of our country. The show depicted what it may have been like to grow up during that time in a little house on the prairie. You have been missing out on a treat.
I gotta tell ya. Just cuz you have a camera on your phone doesn’t mean you can capture a good video of the property. You need to slow the panning way down, use a wider angle lens and show an entire room in first shot before moving throughout same room.

Black Flies are usually pretty heavy the last week in May thru mid June.

Winter is no big deal unless you are punching a clock somewhere. Then snowstorms can be a real pain. If you have a flexible schedule, winter is a great season.

Beautiful property, good price. The rub for me is the insects. I grew up back east and didn't think much about the bugs, it was all I knew. Now that I've lived in the west almost bug free it would be so hard to go back. And the rain. We get day after day of perfect weather. As I get older I appreciate these days more. The competition for me are in the mountains of the Philippines. Some bugs, but beautiful.
The blackflies were more interested in the camera than me.

And we’ve debated selling our home and getting a bunch of land in another state. I love the videos. I watch them all. If I had one suggestion. Which may be difficult but if you guys could get drone shots with a rough outline. Doesn’t have to be exact. I know it’s some work to do that to each video. But as someone from California who was born and raised in the city, I don’t know how to estimate acreage. But if we got a drone shot of every property and a rough outline people like me would have a better idea how much 90 acres actually is. Houses here are lucky to have .25 acre. Just a thought. But I’m positive people like me want to see that view point.

The property looks very nice indeed but is it subject to easements? What;s the deal about the paved road (Kathadin Iron Works Rd and the river or stream that bisects the property? Can you limit access to them? Lastly, how much is the real estate tax per annum?
The road is public. All properties that front a public road are subject to an easement. No you cannot restrict access to a public road. Taxes for 2020 were $1,797.
The stream acreage along the waterfront you can limit access to that land. You can not however limit water access if someone chose to wade down the stream since in Maine the water belongs to the people of Maine. There are very few instances where a person owns the land under the water in Maine. I have only sold 2 properties that the acreage extended to under the water.

The snack bar looks like it is sheathed with cheap T 1-11 that's warped and in need of replacement, I notice we didn't get the tour of the building you said with a little work could be a separate residence. How much is a little work in your opinion? Be more honest, if your are dishonest about one thing, people assume you could be dishonest about everything. BTW people from here just call them fiddleheads.
The snack bar has a number of different sheathings and Rick said it needed some "love" which as you noticed is obvious in the video. He is not being dishonest. Your implication that he is dishonest because you did not see the inside of an older outbuilding, which is a small contributor of the overall value of this property, is very disingenuous.
You should go look at it yourself and determine the condition. I don’t think he’s an engineer.
