I did not plan to buy in Nazare but this is where I based my search from..fortunate to stay at an airbnb where the owner is a real estate agent..he speaks several languages and acted as a translator... after many houses in the mountains and interior, it so happened that I fell in love with Nazare. I ended up buying in Nazare...the house was just listed; owners were trying to sell it for two years, via a sign on the exterior. I did not have a bidding war... I did not haggle much...I didn't get anywhere by haggling, but for me apologizing (Canadian) for any insult..since 2021 my home has increased in value by 44%... I live in paradise. The people are beautiful...I fall asleep to the sound of waves and wake to an 'sea' view.

that's not a complete picture.... other large factors: in the small portuguese market increases in new construction increases the avg home prices, new construction is ALL for sale and double the price of existing construction . 2nd, the foreigners owners have upgraded fixer homes an these homes are worth much more when they sell now and also are much more likely to be sold than portuguese homes. ... 3rd. globally the economic situation for europe is already crashing and looks to get worse with the US sanctions, and europe will suffer from these sanctions more than China, brics, the US or the rest of the world. these 3 factors together make the current market prices higher, and would suggest a declining market in 2025, ...

Honestly you have to look at the areas where house prices have risen in Portugal have risen or fallen the most. Firstly 2% is insignificant and almost unnoticeable. Portugal if it wants to grow its economy needs to redesign its property law with focus outside of the cities and improve infrastrucure.

Very interesting video, however if you can, you should compare this statistics with the numbers between 2007 / 2009, where the real housing crises begun. In those days, yearly construction dropped from 700.000 / 800.000 a year to 100.000 and it´s the main reason why today prices on renting and housing are so high. Midle class in Portugal is over 80% of the population but for all that people there is no affordable construction since 2006. Prices will raise without any bubble since 67% of the portuguese own is house.

We were looking to rent back in November, we found a lease that started this month January 2025. We did find a good amount of inventory when we were looking. We ended up renting in Guimaraes

house prices also increase over time as a factor of the decrease in the value of money. I wouldn't hope for a crash

Interesting that the inventory in Porto was up 30%. We live in Porto and it certainly didn't feel like there was much inventory. We ended up buying a house in Tavira. We move in next week.

Are the statistics broken down by age of property? That would help in determining how much newer luxury builds are skewing the price analysis.

I heard one of two people will get cancer. I'm so happy for you it's treatable. Me and my siblings are getting older so I kind of expect bad news one day. My father and husband died of cancer. It's heartbreaking. I'm so grateful the treatments are improving every year. I'm staying in Portugal the next three months. Dutch winters are miserable. Lisbon is a beautiful city. Just lost my father in law last night Luckily at home with his family wnd dog He had brain cancer and was diagnosed 3 months ago Cancer can be so quick to move I also have cancer of pelvis area In between all organs God knows what will happen ..but i chose not to have treatement ..as im all ready bed ridden. I onow i am not stronge enough for surgery or chemo etc I did however get to be there for father in law As i was only one who he felt understood his illness We became so close in the end I told him not to be afraid , as life the other is so beautiful ..and then he passed so smoothly. Im not afraid myself as i have been seriousjy it for 18 years now I am clwirvoyant and have seen what is the other side Its so beautiful and euphoric and so hard to explain But i hope my medical team cwn help control my pain... I dont ever want to go to hopsital if i can help it I wish any who is suftering from cancer , a calm smooth journey I hope you manage to fight and win against the cruel illness Thinking of you and all your family. I was diagnosed with cancer back in 2013 (gist cancer) … hang in there …they’ll definitely be rough days but there’s also days that are really good. I’ve been on about 6 or 7 chemos (IV and Oral). You have my best wishes!

My family owns a small construction company. We work very hard. Things can be challenging. We make fair wages and receive 3-4wks paid vacation. We strive for perfection. We also, always take our vacations. Those not on vacation pick up the slack. Vacations are not an option, they're what its all about. Work to live. Never the other way around.

Portugal was in not such a good place and over the last quarter things have been improving. why is escalating home prices a good thing? ..trying to price out the locals...that is a world wide problem. Are they rising cause MADAME X moved there? LOL Portugal is magical...... ''careful what you wish for'' do not want to loose the magic. Portugal also led the way in cleaning up street drug problem, homelessness. The Art scene is thriving and a lot of people want to move there. i love it there, especially Porto.

house price rises are also a function of money depreciation

Idk what will happen, but there are tons of empty STRs on housing sites, with much lower prices than a year ago, sometimes 50% lower. That tells me STRs aren't as profitable as they used to be, if profitable at all. That makes sense since Portugal no longer offers incentives for digital nomads, and its popularity is declining. So my guess is at some point those STRs are gonna be put on the market and it may be the catalyst for prices coming down.
