Over the last 20 years, I have worked almost every aspect of the St Louis real estate market, from helping individuals and families find the right home to assisting investors on single property purchases to working large scale projects that transformed an entire neighborhood.

Love the video. I used to live in St.Louis but moved in1969 to New Jersey. I was 13. Am now 67 and have never felt like a northeasterner. Both of my parents were born there and my mother was a fashion illustrator for Styx, Baer & Fuller and..the other big dept. store at that time, slips my memory right now. Miss the peanut cake (they never heard of that up here, and you can't get it). Miss the common day politeness of Midwesterners that is non existent up here. Oh just thought of it, Famous Barr. Thank you.
Thank you so much for watching! I still miss the French Onion soup at Famous Barr too. My grandmother used to take us downtown during the holidays to look at the windows and have soup.

It's worth noting that "giftedness" looks a lot of different ways, and if you don't think your child would thrive in an accelerated environment, but they qualify for gifted resources ("passed the test"), they do qualify for gifted pull-out resources at their neighborhood or non-gifted magnet school. It's important for parents to know that these accelerated schools are not their only option for gifted resources for their kids, and some gifted kids thrive in neighborhood schools as well.

I grew up in Affton and go back to visit my parents. The place is very consistent. As for the 9 mile brewery, I was shocked when I went there because back in the 70's if you ever told me a place like that would exist there, I would have told you , "no."
Isn't it great? We love it. Great place to hang on a nice day. My husband and I went over the holidays for a Christmas Vacation trivia night and it was packed to the rafters.
@@jodueren - It's a good place. I live in PA and thus get to travel back there. So I see how it's a great place to have a starter home. As for my parents, it was their final home as they have been there for 52 years.

Better carry a firearm.. you’re taking your life into your hands living or visiting .. lots of crime in this area. Carjackings also. You can live here but you’ll need loads of video surveillance and you’ll need to realize 911 calls won’t be answered without holding 20 minutes. Police response times will be 2-4 hours unless someone is shot. This community has drivers with expired tags, no insurance, and they don’t know how to drive straight.

Time for an update.
are the gifted and talented schools in stlouis better than some of the public schools for elementary education? I have a child that is highly advanced and in kindergarten at a highly ranked public stl elementary but we are just finding that he is at least 2 grade levels advanced in reading, math, language/writing, and other subjects. WE fully realize he is not the average child and don't know how to go about addressing this issue. I don't know if gifted public school would be a better fit vs private school, vs public school vs homeschooling. It is very stressful. Any advice would be very helpful.
School decisions are SO stressful. Have you had him tested yet for the Gifted and Talented program at SLPS? I don't know that I can say that one or the other is better than the other. It depends so much on your kiddo and what the right fit is for them academically, socially etc. Might be a good start to go on some school tours and see if something feels like a good fit.
thank you for your reply. I called the gifted office a SLPS and just realized we cannot apply because we don't live in the city. We live in the creve couer area. Do you know of any other schools for gifted children that i could apply to since SLPS are not an option due to my address. We are in the ladue school district but the gifted for elementary is very limited to just pull out. If you know of any schools for gifted or programs, please let me know. Thank you! @@jodueren

@@mslilspace Once you get your child's IQ tested you will see if they qualify for the PEGS program. These are programs in St. Louis County - public/free - for profoundly gifted kids (i.e. 99th percentile and above). Google it to read more. Ladue may have a reputation for being a "good" school, but that may not translate into being a good school for a profoundly gifted learner. Do they allow grade skipping? Do they differentiate in the classroom? Do they have dual enrollment with community colleges in high school? All questions you're want to know the answer to if your kid is that far ahead.
Buying the home the sellers didn’t disclose that they recently filed for divorce. Paperwork was significantly delayed. The judge had to approve and sign. Great vid.

That was pretty good, but I would have liked to have seen some drone shots. 2 things: in my day Kirkwood was not a jock school but they always had people in the spelling bee. Second: Check the taxes b4 you buy. You should know that the TIH is easily abrogated in Missouri, ask your agent about doing another inspection.
This past winter 2022 - 2023 in St. Louis we had hardly any snow at all. In fact this past winter we had a lot of nice warm temperatures.
Yeah it was warm this winter. I would have liked to see at least one or two big snows but oh well, maybe next winter!
Mayor Dimmit of Brentwood Missouri is more or less a homophobic fascist and has caved into Jefferson City's overreach against LGBT people and essentially a Christian Nationalist, also he wastes city funds on pet projects as opposed to funding the basics like police protection and infrastructure

No, I don't. Those are tougher for sure! We ended up doing a combination of at home care and a daycare center when the boys were little. Daycare is just so expensive!!

My ❤ will always be in Kirkwood. Still has a home town feeling. Sadly too much tear down of small homes and rebuilding large homes.
I agree. I worry about the affordability factor in neighborhoods like Kirkwood. Great neighborhoods should be assessable for all income brackets. I worry about the history and charm in some of those homes that are being torn down as well.
If I take over a sellers mortgage subject to and service the mortgage PITI monthly payments through a Loan servicer. Will the sellers still be able to qualify for a new mortgage even though I'm paying their debt Subject to?
Hmmm, interesting scenario. I feel like a lender might be a better source for an answer on that. I feel like it will depend on a lot of different factors with the original borrower and the loan type etc. Do you have a good lender that you can bounce that question off of?

I feel like St. Louis gives you enough winter but not too much. The park is beautiful in the winter and I love the outdoor ice skating too. I think people get overly worried about the winter, if anything St Louis made me learn to enjoy more of the winter because it wasn't so chillingly horrible but it wasn't snow-less either. The summer was the worst for me, so humid right next to the river and some places (mostly apartments) don't have decent AC. But overall I miss St Louis and would love to move back. Nice to have the Ozarks so close and a lot of fun hikes (almost) year-round.

I was so excited to see TH-cam videos on Webster Groves and was surprised to see the videos only featuring the Upper incomed areas, please just include all of Webster Groves. Simply go across the railroad tracks. Maybe one day I will live to see a day when the obvious will be obvious. God bless.

Johanna:My grandparents old mansion is in Kirkwood, 503 East monroe avenue it's a green tudor style mansion that once was built and owned by Judge Enos Clarke. it has been on the historic mansion tour every year except when the pandemic began. famous people who actually did tour it were on a very private tour Barbara Streisand,James Brolin, Liza Minelli and Ron Howard and Paul Newman, and Joanne Woodward. I was told by a relative who asked not to be mentioned on here that the tour was in 2007

Ok so this might sound weird, but a couple of months ago I was looking at the history of Sears kit houses, I'm from the UK but really love US architecture especially from around the turn of the 20th century into the 20's, 30's and 40's. So I found the location of a lovely Sears home that has been remarkably preserved in Affton. The minute I google mapped it, and went on street view I felt a weird sensation, like a pull, as if I have some kind of spiritual connection to the place (I said this would sound weird lol) anyway thanks for your little tour of Affton, I'm in early retirement due to disability issues, but if I ever find myself in a position to visit, or even buy over there it would be amazing to see if I feel the same in real life!

Pro tip: don’t come here the weather is absolutely awful. 110 degree summers 90% humidity, -10 degree winters with 6 inches of snow.
You obviously are not talking about St. Louis because those temperatures are completely false.
It’s more like 1 to 2 weeks of 100 degree weather in the summer and 1 week of below zero in the winter

I love STL been going thier for vists semi often for 15 years. More so lately as some people think I live thier. One very big thing about places to eat or St Louis food is ST Louis BBQ / St Louis ribs daaa. Sugar Fire and Pappy's are very popular and highly rated. You didn't mention Union Station especially at night it's minutes walk from the Arch ( awesome lighting at night) / river front or City Museum. Also taxes in Mo are low and gas is lower then most any other state around. I fill up and bring a gas can so I can make it home without stopping and spending $$ on gas. Another thing is cars last longer then some midwest states due to warmer climate and less road salt. Maybe I should make a guide.
