    True. Although it's not so much the interest (note) rate, as it is HOW the interest is calculated, HOW the finance charges are assessed, and HOW/WHEN the payment is actually applied - that determines what the true debt service cost and/or interest 'volume' is. And ultimately, what your actual 'effective interest' really is. That the gauge we should use to determine which debt, how much and when it should be strategically paid...

      Work on solving the problems that prevent you from qualifying. However, this can be done with a credit card as well.

    Anyone know anything about this product in Texas. How does it work? I heard that there are different laws for a First lien HELOC in this state. I appreciate any feedback thanks

      First lien is available in TX up to 80% LTV. They also only allow one cash out loan every 12 months. So, as long as you haven't done a cash out loan in the last 12 months, then you are good to go.

    We actually have about a national - 4 months supply and balanced market supposedly is 6 months. I think we will see some corrections in Florida and Texas

      I hear ya...maybe a little exaggerated. They can afford it, but at what cost to their future when a $1M or $1.5M house would be adequate and invest the rest. The home you live in is not a cash flow asset.

    This makes no sense. You store your money in a bank (checking?) account, whereas a HELOC is a Loan, not a place you can store money.

    The real benefit to a HELOC is how the interest charges are calculated compared to a conventional 30 year mortgage. The savings on interest alone is mind blowing.

    My Heloc was free, provided I kept the HELOC open for 36 months, if I closed the HELOC prior to 36 months I would have been back charged all closing cost.

      You just need to own a piece of real estate to have a HELOC drawn off the equity in that piece of real estate. I do not believe it has to be your primary residence.

    Good stuff! You are right that many HELOCs are structured different. I have a HELOC that is 8.5% APR, which doesn’t kick in until the end of the Draw period (15 years). Thats if I have an outstanding balance. During the draw period my monthly payment is 1.5% of the balance or $100, whichever is greater.

    Banks are getting smarter, my HELOC was free provided I keep the loan open for 3 years, if not I had to pay all associated cost of opening HELOC, closing cost, appraisal etc. all in all about $1800

    I used mine to pay off my solar panels, pay off my motorcycle, and invest in a business as far as big ticket items. 4.99% for 6 months is the best I've seen where I'm at but there are so many banks and credit unions out there and it's hard to know where they all service. Definitely takes some research, i got lucky with my last one it was with my credit union down the street when rates were ~2-3% and i was able to re-finance into the same promo rate with the same credit union twice for free!

    It definitely requires a change in mindset. The way i looked at it even if i only paid my interest payment (not that i'd want to do that) but it would effectively be the same as paying rent but for my house except i was in way more control of that rent payment, i could make it go up or i could make it go down...and who the hell wants to make their rent payment go up?
