This is by far the best real estate video I have ever seen. Bravo Sir. We will be in touch In the new year.
Hey Michael! Thanks for checking out the channel! I appreciate you. Feel free to contact me anytime. I can be reached via email at cb@vrluxuryvegas.com or text at 702-672-1659. Look forward to helping you in the new year
How about kids is it good schools and good therapy because I really know it’s a good scene
Public schools in Nevada rank low nationally however our private and charter schools are top tier. There’s a lot of change in the areas you mentioned is it perfect? No but it’s getting better
@CB.LasVegas when I do move down there I'm coming with my daughter she has a she has a disability and she's she's in a ninth grade and she got a IUP that I'm bringing with me I just want something different a good atmosphere for just me and her because my other kids they are moved out
The bus is $5 for a 24-hour pass, not $8. You can also purchase a monthly pass for $60/month last I checked.
Not sure when was the last time you checked but if you visit www.rtcsnv.com you can see the cost for a visitor regular 24 hour bus pass is $8.
The underrated thing about living in Las Vegas or Nevada in general is the political side. It’s almost practically split down the middle between right and left and the people for years have grown to live with it so the locals are just naturally unbiased. In other words you can get along with anyone even if you aren’t the same race, or have the same beliefs. Just like the city’s changing skyline and destruction and reconstruction of new buildings I think it really defines the locals too, people are always changing and aren’t stuck on one thing for too long so long as it benefits their goals in life. I’m saying it as someone who was raised in vegas.
It’s a great perspective to have as a local. I think the way the city is changing has good and bad. Good because change is a good thing but bad because it may be happening a bit fast. Nevada is a swing state for a reason that’s why politicians lobby hard for this states votes. I think this trend will continue
You're doing a great job!
thank you! I appreciate you checking out the channel!
Good video. I noticed it's normally sunny there. i would love to buy a new construction home one day. Blue tape walkthrough is important. C. Have a good one, alita
Over 300 days of sunlight in Las Vegas! One of the perks of living here! Great job with the pop quiz!
@CB.LasVegas that's great. We get four seasons in nc. Thank you. Have a blessed day 🙏

Great content! I personally don’t favor LV with one of my biggest issues being the heat and general style of housing stock but if anyone is considering a move, this is like a comprehensive guide. I appreciate the info 🤟🏽
The heat is a tough one for many people. I totally get it.. for me I hate it as well but I’d rather be hot than cold personally. I appreciate you checking out the channel!
The train....hahahahaha...only 2 decades in the making and only 3 decades away.....just to get to Victorville.
Not sure how fast you think these billion dollar projects take but this is only the beginning once it’s complete. More stops on the way!
@CB.LasVegas i live in LA. It's a total joke here. Try and get anything done with that idiot Newsome in charge. I have never seen your channel before. You are one of the more well-spoken individuals on TH-cam. Your content was interesting and presented well.
@MrUpscaleman born and raised in LA so I totally get it… there’s a reason why LA folks are relocating. Taxes being one of them. I appreciate you checking out the channel and leaving some feedback!
@@CB.LasVegas I'm moving there very soon
@MrUpscaleman let me help make that move smooth as possible. Send me an email at cb@vrluxuryvegas.com
Appreciate your videos brother! Ton of great perspective and information and you articulate yourself very well. Also the sun glasses frames are fire 🔥
Hi Nic! Thank you so much for checking out the channel! Means a lot to hear your feedback! If you need help with anything real estate in Las Vegas send me an email at cb@vrluxuryvegas.com
I live like 5 minutes from there its really nice
One of my favorite communities in the city!
@ Been wanting to ask a question. Do you think the housing marking will eventually go down soon or no ?
@UnknownRaiderGuy a much as I wish I had a crystal ball to answer this question I don’t. I can only provide input on the data I see and I see things going up not down. There aren’t enough houses on the market to make prices go down. Inventory is still an issue
Why nobody talks about the drug culture here. Not weed. Hard drugs. Smelling meth in your condo is wild. Homelessness. High car insurance. Expensive cost of living and low-paying jobs. Drugs and crime out of control. I lived in Summerlin. Now in Henderson. Same issues
I don’t think your personal experience reflects everyone’s who live in Las Vegas. Sure some of the expenses with insurance and cost of living have gone up however that’s what happens when you have new residents. I hope you find a better living situation where you don’t have those negative experiences!
@@CB.LasVegas Very few real estate agents will tell t he truth about the bad; only the truth about the good. Have a great day.
"out of control" can be mean different things to different people. i'm from nyc, thinking of moving to vegas. here in nyc burbs (wealthy areas), people are getting followed from shopping or eating out and then getting car jacked in their driveways. Lots of home invasions. Random drive by gun point robberies on the street waling the dog. Migrants on scooters terrorizing nice neighborhoods. Again, this is in the burbs. It gets worse in the city. When I've explored Summerlin/Henderson areas in the past (2 yrs ago), they didn't seem like areas where much of that goes on. what do you think?
I’m sorry you experience things like that in NY… crime is everywhere unfortunately but you don’t typically see crazy things like you mentioned in summerlin and Henderson. When do you plan to relocate?
Great video as I have lived in Vegas since 2011 BUT I feel since the Pandemic, Vegas has become nothing more than a SUBURB of California which has changed the cost of living to living in Las Vegas!!!!
This is very accurate… the California mass exodus took place during and after the pandemic… it’s actually still happening. 115 people move to Las Vegas a day and that will definitely change cost of living at that pace
I just run into your channel, your video presentation and reporting is very impressive. As a las Vegas resident for 30 years I enjoyed and approved your content Good job. liked and subscribed.
Thank you so much for checking out the channel! I love hearing locals like yourself enjoy the information I put together! What part of Vegas are you currently residing?
Great job with this video. This is real content. I lived in Vegas this year but I'll be back next year
thank you! I appreciate you checking out the channel and hope you make a return to Vegas soon!
@ that's the plan. Vegas taught me a lot lol I like your channel. It's informative and entertaining
@tajlonginoshow keep tuning in! I have tons more to share! Thank you for the support!
I would love to go see the aces when I want
One of my favorite things to do in Las Vegas! Their games are so much fun!
I initially moved to Vegas in 2001, left for Dallas in 2009, and finally moved back to Vegas in 2022. So glad to be back, this place has so much to offer.
I know quite a few people who have Dallas a chance. What brought you back to Las Vegas?
@ Welp, the weather is chaotic (the humidity is a beast, hail storms, tornados, winter freezes which is taxing on the grid), no beautiful mountain views, although no state taxes like here, the property taxes avg 3 times as much as Vegas, lack of entertainment (though that is unfair to compare to Vegas), had a nice big yard with grass in Dallas but every year you are fighting army worms or some sort of insect invasion, the mosquitos are relentless, just to name a few reasons. I was ready to leave Las Vegas for a change in scenery when I left, then realized how much I missed it and couldn’t wait to come back!
@panchovilla1404 I love hearing this breakdown because it is true! Las Vegas has its challenges but when you leave you realize they are worth dealing with… other cities just are not comparable
@@CB.LasVegas For sure, and sometimes when you move away and want to come back, you have to wait until you can afford to if you want to do it the right way and not rely on help. It took me years and for the stars to align the right way. Some people are not able to.
@panchovilla1404 1000%
Wow, what kind of camera setup you running? that picture quality is so sharp!
Thanks for the compliment! I have a pretty easy setup that allows me to capture 4k. All from handheld gimbal
This is such a great video! Very informative. Can’t wait for the train!
The train is going to revolutionize travel in Las Vegas and Los Angeles. I just hope they don’t price out consumers who want an affordable travel option. Thank you so much for checking out the channel!
Good luck moving here insurance is at all time high and it dont matter how good of a driver you are
That’s definitely an unfortunate circumstance here… insurance is high here but I’ll take it as bad that comes with the good here
This guy makes damn good videos!
thank you so much! I appreciate you watching the channel!
New to your channel but I am loving it! The content is great! I'm a regular visitor to Vegas and own a space in the Elara but looking to retire there soon from Chicago. I'll be sure to look you up!
Hey Sylvia! Thanks so much for checking out the channel and watching my videos. So many of my clients are from Chicago here in Las Vegas! Would love to help you on your future relocation. You can reach me at anytime via email at cb@vrluxuryvegas.com
I’m looking to move to Vegas from LA next month. I’m a content creator and boxer so it seems like the perfect place for me to elevate my career.
Those are two options in Las Vegas that have an audience for it! I think you will find success in both areas here in Las Vegas! If you need help in your relocation send me an email at cb@vrluxuryvegas.com
Hi. I just discovered your channel. As you, I was caught off guard & shocked by what thing did. Especially in light of the recent threats in Sarasota Florida. I've lived in Summerlin from 2015-2018, I'm sorry this happened to you. My one wish is for those such as that to spontaneous combust upon ill-willed thought. Alas, I have yet to be gifted. But I have taken other steps😊. A lot of which I mastered in Vegas. Summerlin is my vibe, sometimes I'd venture into the city to people watch & engage in the energy. Thank you for taking us with you. Stay Elevated 🌟
Thank you so much for your message! I try my best to always be positive in negative situations and help where I can! I hope to hear from you more on the channel!
Great video. Moved from Vegas from Orange County 2 years ago. Lifers hate it, however, Vegas will change for the better
I 100% agree with you
10 years ago this city was livable and fun. I do not enjoy it anymore. Traffic is insane around the Strip / 15 and the “new wave” of Californians have ruined the town.
I can’t agree with you on traffic because in LA it’s on a whole new level! But I do understand it has changed in las vegas
Move out of las Vegas couple years ago just not for me too hot and low quality of life
The heat is the first thing you have to get used to. It can stir you away for sure
It's becoming a real city.
Day by day it will continue to grow. 5-10 years will be different
Yall f*****g up my city . For real
Didn’t know you owned Las Vegas. But thanks for checking out the channel!
Is the current interest rate still 6 percent or higher out there? I would look for a 3 bedroom 2 bath home on a corner lot with a garage. Good video and helpful information
Right now we are in the 7% range. Thanks as always Alita!
I like single family homes with a garage. Prefer no gate. Like the views. Is Henderson closer to the strip then summerlin? Which do u like better?
I like them both ! Summerlin is about 25 mins away and Henderson 20
@CB.LasVegas good stuff. Both not too far from the strip. I bet it's cheaper living out in either area compared to the strip.
I'm from the state of Pennsylvania i live in Los Angeles California now but i plan on moving to Vegas for good... Once I get off California state parole in July 2025 😂💪🏿✌🏿
🙌🏾
B.
Thanks for your response Alita!
I'hi. How are u? Im surprised u get a bigger lot in Skye canyon. I do like to walk and I used to bike. The mountain view is nice. I prefer no HOA. If I have to have one, a low one. I like the amenities though. I like the barbeque area, walking trail, etc. keep up the good work. Alita knight
Skye canyon and the northwest tends to have more land and bigger lots.. the further you get away from the city the more land options you have
The Brightline tickets will cost around $400+ !!! Also, how on earth am I supposed to get from Rancho Cucamonga to Calabasas (where my family is). Plus, you MUST have a car to get around L.A.!!!
we won't know the prices until they are actually released.. this is all speculation at this point. I would definitely agree you can't live in LA without a car!
Requiring most Bright Line riders to take the Metro from Rancho Cucamonga to their ultimate destination in LA eliminates any time savings taking the train over the I-15, 210, 134, and/or 101 during light traffic. Do the drive when everyone else is sleeping and it should only cost about $75 each way in gas.
@ ……I agree! I NEVER drive near weekends, I’m retired and drive mid-week (ZERO traffic). Plus, I have a 51 mpg Hybrid car and can drive Las Vegas to Calabasas for $25 bucks!!! 👌😎🥂
@ I LOVE the idea of a fast train (that’s reasonably priced), but it needs to get me PAST Ranch Cucamonga!! 🤷🏼♂️😂. And like you agreed, you’ve got to have a car to get around L.A. unless you’re just doing a staycation at a hotel!!
@eddieg6436 I really hope the pricing is right when it is official. And there will be more extensions to LA and the metro link for people with no car
I plan to move there when I retire
I’m here to help! Send me an email at cb@vrluxuryvegas.com
Vegas is a great place for old people with money. I would definitely say it's not for families with kids. If you plan on moving here and have kids be prepared to have them on Vitamin D supplements. You can't have them play outside for the summer in 100⁰+ heat. Also Vegas ranks close to last in the United States in education so be ready to be a heavily involved parent so you can get them in the proper school like a magnet/charter or start Networking so when your kids are ready to work you can have a connection to get them hired in a good paying Casino. To each their ow, I'vee been living here for almost 20 years now and have a young family, and most places we go to are indoors 😢. Main places to go with them are Parks, museums, and grocery shopping. 😅
Vegas is doing better with catering to kids. I don't know if you are aware we just got approved for the first stand alone children's hospital. This is a big win for the city! education is definitely a work in progress when i have kids we are going private! 20 years here makes you a true local! i hope we can work together in the future!
If u have sinus problems, they get worse with all the dust and pollen. BEWARE
I plan on moving there next year from the Chicago Northwest Suburbs
Would love to help you put together a plan so everything goes smoothly! Send me an email at cb@vrluxuryvegas.com
It's great that youre mentioning all the great things coming to Vegas such as Sports, attractions, entertainment industries and etc... But housing remains one of the reason why Vegas will not be a good ideal choice to live. Cost of living in Vegas is not the same as it was before, since the trends and the bandwagoning of all the Californians flocking over to Vegas, and the pandemic, how can you expect the middle class to afford a decent home with their salary, unless you're from California and sold your house with tons of equity and take that cash and dump it over to a house in Vegas, or you're fortunate that you have rich parents that can help with the purchase price, I don't see how this would make Vegas more enticing to live. With a huge influx of population and fast development growth it will actually do more damages than good as it will drive the price of everything up. I get that in the video that you're trying to glazed and hyped up all the good things that's coming to vegas such as all the great fun attractions, and entertainment but that will only make everything more expensive and unaffordable for the folks that are already in Vegas. Im not against economic growth, but too much growth will cause damage. Take a look at Austin Texas for example... years and years ago, Austin wasn't even close to where it is now, but since all the big tech companies have relocated to Austin and opening up new headquarters and offices, and Elon moving and relocating his companies to Austin, taking all of the high paying employees that's making over 6 figures with 200k stock options to Austin who are pricing out all of the local residence in the area because they have such a high purchasing power with their salary. Sooner or later Vegas will become and just expensive as LA and it will practically be another LA, and then we have to find a new city to tryna and hype it up and get people to move to.
i agree with your thoughts! I think the housing market in Las Vegas is reflective of the high volume of relocations we are seeing. This is part because of the affordability factor.. There is no where on the west coast more desirable to live that is still affordable other than Las Vegas. I am curious to see how the city continues to grow and develop over the next 5 -10 years. so much to look forward to yes but as you mentioned too much growth can be harmful. lets wait and see! thanks for checking out the channel!
@@CB.LasVegas Im no expert, but I can tell you off-rip right now that in the next 5-10 years it will be just as expensive as any major cities in the West Coast, due to a huge influx of migration from California, and new developments, attractions, and entertainment. The west coast in general are not affordable anymore, California, Oregeon, Washington,Nevada, and Arizona are just as bad amongst each other. I have been telling folks for these past few years to get the hell out of west coast and make your money's worth by moving to the south and or other cheaper cost of living states. I know that might not be a cup of tea for everybody but for those that keep whining and complaining of why they cant never afford a home, how about they do something about it (move to a cheaper cost of living state) rather than complaining about it. I myself was a California resident from Los Angeles, and I have relocated to Huntsville, AL. Cost of living and quality of life is better by miles compared to California, I'm currently building a nice home, with a huge potential of appreciation gain due to the huge migrants of people coming here, and development (but not as fast as Vegas) so I pretty much have already set myself a foundation for equity growth. The cost of living in Huntsville is relatively cheap and rent is much cheaper, and the jobs and salary here pays really well; so practically it's a win-win, low cost of living and good salary wages.
@raxjax8787 is so hard for people to leave a state or area they have been in for so many years. My family refuses to leave CA but for me personally it was the best decision I ever made..it is preference and I think the south can be a good option if you like living there but me in a west coast guy through and through! Thanks for sharing your story!
They also need a high speed train to go from Phoenix to Vegas
That would be awesome! I do think there’s a future in this project so that it can go to other places as well!
My wife and I are thinking of moving from here after daughter graduates high school. You might have just given me hope to stay and just split time between here and another state for summers. I still hate this heat after almost 7 years
I completely understand! I don’t think there’s hear is that bad considering 9 months of great weather outside of the summer! Commuting across states has its benefits but still some challenges for every day commuters. If I can help with anything real estate here in Las Vegas send me an email at cb@vrluxuryvegas.com
After 2 years in Summerlin, we left in late 2023. The summer heat, winter cold, and frequent strong winds made being outside tough.
@CoachKennyG That’s really my thoughts as well. I'm looking elsewhere for sure.
I completely understand! I have pool and every time it gets windy it’s terrible on the pool guy!
@@mmflifestyle The things we miss the most are no state income taxes, very little traffic, easy access to sporting events/shows, user friendly airport and pro small business climate. Disappointments were weather, healthcare, education, and rising cost of living.
great work brotha
Thanks for checking out the channel!
First off, the specs are looking fresh. I liked the points you raised. Another thing down the pipeline is the Las Vegas Spaceport.
Thanks so much for compliment! Yes! The spaceport is also in the works.. so much to look forward to in Las Vegas! Give it 5-10 and it will look even more different
Love this! Thank you. I plan to retire there in five to six years, but so afraid housing will be similar to where I am at now in Cali.
Thanks for watching! Where do you currently call home in CA?
WELL NO KIDDING Living ANYWHERE isn't the same. Moved here in 2009. Love the changes
Where did you relocate from!?
@@CB.LasVegas Hey there. First moved here from San Francisco in 2009 . Had the #1 radio morning show there for years. LOVE IT HERE!
@ElvisMedina-b5o I have a special love for the Bay Area! I went to school there and had a lot of great memories! Glad to see Vegas is your new home!
Hey Chris, I was curious if Nevada is ADU friendly like CA? Any homeowner can put one in their backyard now. Or even sale the backyard and someone else can build one.
Yes! We can have adu’s built in Las Vegas . This used to be illegal but times have changed!
@CB.LasVegas Oh that's good to know. Just in case we can't find exactly what we need. My daughter wants to live in the nextgen, she lived in SKorea for awhile and now she doesn't like alot of unnecessary space.
Next gen suites are the new wave in building. Plenty of options here in vegas
Whew Lord, you are better than me. You gave too much info unless he was the police or neighborhood security in a marked car. I would've said I'm a realtor shooting video, end of discussion. You were not recording homes, the camera was on you. If he insisted, turn the video on him and ask why he is harassing you on a public street. We should never feel like we have to bow down to anybody for basically minding our own damn business. And i say all this as the wife and daughter of police officers, who have gotten harassed in this same way here in L.A. where we've lived our entire lives. So yeah, it can happen anywhere, but that doesn't make it ok.
Always stay on my toes when out filming but I like showing my audience transparency!
It’s definitely not better moved here 11 years ago and things have gotten worse not better post pandemic
Leave me some feedback on how it’s worse?
@ Housing prices have jumped dramatically you have east side trash houses going for 400-500k, homelessness has exploded all over the city even to the upscale neighborhoods, crime has gone up, influx of illegals aliens with that you get :see illegal food stands, illegal liquor sales, billboards in Spanish more then before. Vegas was its own identity now its very Cali influenced with ppl from high desert, inland empire, etc. Is it a terrible place absolutely not is it’s better then before no.
@@CB.LasVegasmore people = more problems the traffic sucks and crime is nuts
Traffic in Las Vegas is nothing. I’m from LA and there is no comparison
We can agree to disagree.. growth of any city will have some growing pains but I stand by this being most affordable on west coast
