      My first instinct would be to review your photos, update them if it's been more than a few months, and re-do your copy based on the types of guests you think could be interested in your property.

      You can as long as you have the feed set up and linked to your google ads account - listen around 2:20 and it clarifies how you can run inside google ads

    Hello. Great content. I just came by this channel and I find it very interesting. We have a small property (3 rooms, a suite, and an apartment in the same building). We have been open for about 3 months, and people seem to be really enchanted with the house and the hosting. Eventually I would like to move it to direct booking. What would be the best way/order to approach the courses at Hotel Club? Thank you

You seem like you might have your mindset in order so I would suggest - if you have your eyes on direct bookings - getting your website in order next.       It's a lot to pay for something whose effects you could make happen yourself with a little bit of studying

    A lot misinformation, the basic commission for properties varies being 13% and 15% the average, and the property on the site will have to pay it regardless. 10% of something you would otherwise not receive due to being outcompeted is a small price to pay for a boot in revenue all year around. I can say my worse mistake was leaving the genius program, then having to wait to be able to join again total of 6 months, and so my sales drop more then 50% during week days, and low dates. I would not recommend leaving the genius program if you have a stable business and depend on having sales.

      Thank you for your feedback Dave! It looks like we have experienced both end of the spectrum. That being said, if your business depends on Genius, or Booking in general, there lies the problem. (Not a judgment call btw). One of the thing you can learn with The Hotel Club is how to build a direct booking strategy. I am happy to guide you through the courses to follow if you are open to it!

    Can you maybe elaborate on what it means to have a "non-vague title"? As well as what you mean by "pictures with objects"? Thirdly, does this apply to Expedia and Booking, or just Airbnb?

      Very good questions ! A non-vague title is a title that gives precisions. For example: "Beautiful cottage in the countryside" is vague, whereas "Historical house with modern comfort next to CITYNAME in the countryside" is more precise. For the pictures, think of an object on which you can make the name of your property appear, like for example a TV screen, a brochure, a pillow, a billboard, a poster... The picture trick applies for all OTAs!

    I refuse to join Genius. In Australia we pay 12.5% commission plus we pay GST(Gov Tax) of 10%. Genius partner then pay the extra 10% for level 1=32%! Why anyone joins is beyond me. On top of this all our costs have virtually doubled ie electricity, gas, linen. I spend time educating guests about the evils of OTAs and have managed to reduce my reliance on OTA.

      If you want to get access to your money sooner pay in property is the best option as Booking tend to take longer to pay than a lot of hoteliers would like.

    Would it perhaps be better to go to a hostel's page and hear for ourselves whether it deals with any possible pre-loaded card? Is the hotel owner reliable in dealing with Booking and is in constant contact with him? He monitors and knows the details of the next and next reservation? A lie that happened to me in Vienna, where they asked me not to accept or think about paying in Euro banknotes, and that they only accept cards, and are there no overnight accommodations that can have a second option when they have money before arriving and have a limited budget that they do not take into consideration? I have the right to save money on the last day of return, shopping, and a watch.

      Well isn't that the million dollar question! No is for sure the answer there though they'll lock your account. There's a three-part approach that works though. First, include objects with your property's name in your photos. Some people even put QR codes that take you to the site! Second, Resist any attempt to change the name of your listing. AirBnb can be particularly active when it comes to this - what they call 'categorisation'. Third, make sure you have a better rate on your site.

    "Do not budge on your standards". It's a very wise advise. Sticking to them can be translated into more time looking, but also into less rotation on the long run. Which I believe is key for bonding with clients.
