Quite a bit! Lawn maintenance weekly, trash pick up 3 times per week, all use of five pools and spas, tennis courts, pickle ball courts, full gym, arts and crafts, library, most entertainment has a small fee, shuffle board, bocci ball, bar and grill with reasonable prices. Golf has a modest fee to residents. There are exercise classes, book clubs, art clubs and on and on. We have many, many groups here to join at no cost. Our HOA is $12 per year which pays for the newsletter. Over 500 acres of activity with a nature walk, bike paths, animal friendly community and lots of golf carts. We are live human being guard gated 24/7 with rovers. Very, very secure and safe community. Our club house and pool screened rooms are rentable for free to residents for private parties. We have block parties with live music and a great 4th of July and holiday parties. I'm sure I have not included everything...there is a lot of things for everyone! Thank you for asking and looking!

Actually we pay $12.00 per year for the newsletter and have 5 pools and hot tubs, 3 golf courses, tennis court, pickle ball court, shuffle board, bocci ball court, huge clubhouse newly remodeled with live entertainment scheduled activities as there are two stages, billiards room, library, hair salon, bar and grill, arts and crafts room, card rooms, pro shop, nature trail and over 550 acres of active senior living. If I need milk, it's right across the street otherwise...I'm good!

There is a pass-thru tax once per year...it's usually about $1,000. There are many answers to just what that pays...you can always call Hometown America, the owners, and get the answer to that. The garbage collection is 3 times per week in Del Tura. Trash twice per week and yard and recycle once (This is included and really keeps the community tidy with 3 pick-ups). Lawn care is included to the extent your yard is mowed weekly most months and trimmed. (mowing is a huge benefit and can be costly in Florida) Your trees and bushes are not included. Water is CHEAP and not included. My bill is usually about $20 per month. Electric is not included, my bill is usually about $125 per month but all this depends on how much you use. The sewer bill is about $50 and not included. Again...it all depends on how many times you flush...lol Thank you for asking these important questions and Thank you for watching! Another point I would like to make is Hometown America currently lowers the lot rent by $50 per month when a new owner signs a lease. This is deducted monthly from the lot rent (for as long as you hold your lease) Not sure how long that offer will continue but every month for 5 years in my current home they deduct $50.

I’m in west central Fla in a 55 up park the pass over is included in our lot rent unless u choose to pay it up front… and the lot rent goes up every yr abt 50 or more dollars ,now I’m wondering why we didn’t just buy a house cause lot rent prices are ridiculous in Florida!

The appliances can easily be dated once you visit the property and an inspection is done. Insurance can be determined by your professional insurance firm. You have many questions, besides it needs paint... and I suggest you make an appointment and bring along your team of professionals.

Yes, needs some love but much capabilities here for someone looking to update a nice home in a great community. The roof was replaced in 2023 and has been re-piped with updated plumbing. The location in the community is great on a very quiet street with a dynamic view of golf course and water feature view. The price is always negotiable. Come see me!

I have been here for going on 15 years and can tell you it has never, ever been 20%. We sit on 550 acres of beautiful land with approximately 1,400 homes, huge beautiful clubhouse, 3 golf courses, bar and grill, hair salon, 5 swimming pools and spas, exercise room and every activity you can imagine from bocci ball, pickle ball court, tennis court, live entertainment and an active over 55 community full of fun. @@bobbiwithtaylorresorthomes1065 If you can own the home outright, the lot rent would be manageable. BUT if you are carrying a mortgage and lot rent, it's too much for a typical retiree. AND as a retiree if you could carry an amount equal to mortgage and lot rent (as such) you may well be looking elsewhere.

Thanks for the comments, Richard. Florida is a the place for retired folks. Many sell their homes up north, bank their profit and buy in communities like this for cash and live comfortably on their pension or retirement benefits. Some come down and spend all their hard earned profit on a condo or real estate home that comes with no amenities as we have. At 70 years old, many do not want the concerns or upkeep on real estate. Many prefer to live in an adult community with activities and events. This is their option. With almost 1,400 homes in Del Tura alone it's right for some people, not right for others. It's a lifestyle choice!

Lot rent in some places in Michigan are that high without any amenities.

What about the lots people lost because greedy companies came in and bought the land? My in-laws just retired and live in the villages and had to go back to work.Welcome to the economy in 2023

Del Tura sits on 550 acres of beautiful guard gated land with 5 swimming pools and spas, 3 golf courses, tennis courts, pickle ball, bar and grill, hair salon, live entertainment, every imaginable activity and with approximately 1,400 homes is an active over 55 community of fun. It's a lifestyle choice for many retired people. I've been here for about 15 years loving every minute of it! Yes, the lot rent does go up as do real estate taxes and the price of my groceries. I wish it didn't but, alas! We are in southwest Florida where the weather is beautiful and to rent an apartment here is averaging $1,700 a month for a one bedroom unit and real estate prices have skyrocketed.
