    1003.00 monthly, plus HOA? all of those water features cost a lot to maintain, the HOA for one pool in Illinois was 300.00 monthly

      Thank you for watching...we have NO HOA FEES. Actually we pay $12.00 per year for the newsletter and have 5 pools and hot tubs, 3 golf courses, tennis court, pickle ball court, shuffle board, bocci ball court, huge clubhouse newly remodeled with live entertainment scheduled activities as there are two stages, billiards room, library, hair salon, bar and grill, arts and crafts room, card rooms, pro shop, nature trail and over 550 acres of active senior living. If I need milk, it's right across the street otherwise...I'm good!

      There is a pass-thru tax once per year...it's usually about $1,000. There are many answers to just what that pays...you can always call Hometown America, the owners, and get the answer to that. The garbage collection is 3 times per week in Del Tura. Trash twice per week and yard and recycle once (This is included and really keeps the community tidy with 3 pick-ups). Lawn care is included to the extent your yard is mowed weekly most months and trimmed. (mowing is a huge benefit and can be costly in Florida) Your trees and bushes are not included. Water is CHEAP and not included. My bill is usually about $20 per month. Electric is not included, my bill is usually about $125 per month but all this depends on how much you use. The sewer bill is about $50 and not included. Again...it all depends on how many times you flush...lol Thank you for asking these important questions and Thank you for watching! Another point I would like to make is Hometown America currently lowers the lot rent by $50 per month when a new owner signs a lease. This is deducted monthly from the lot rent (for as long as you hold your lease) Not sure how long that offer will continue but every month for 5 years in my current home they deduct $50.

I’m in west central Fla in a 55 up park the pass over is included in our lot rent unless u choose to pay it up front… and the lot rent goes up every yr abt 50 or more dollars ,now I’m wondering why we didn’t just buy a house cause lot rent prices are ridiculous in Florida!
