    Stop spreading bad information. Don't be telling people to buy now and refinance later. Refinancing cost people money and homes are inflated in prices so buying now means you will be underwater with your home value later when you try an refi if they even allow you to refi since your home more than likely be worth much less than what you would buy it for now. Don't buy into this BS Realtors are always going to tell you to buy so they get their commission. They are also not able to give you true information about which places are best it's against the law they cannot show bias on locations.

      Thanks for commenting. I do say in a lot of my videos that if you are able to buy, able to afford it, and WANT to buy... then buy. Things like the housing market can never be timed perfectly. Correct. We cannot tell people the "best" places to live because everyone is different and we can't so bias on location. But if someone is looking to move into a city and WANTS to def buy without renting first, we can add value to them about the area, community features, and help navigate the buying process during the relocation process for them. Also, I walk around a lot of areas and communities in my videos so they can see them on foot and make their own decisions.

    Who wants to live near dixie hwy and the train tracks? No wonder why houses there are cheaper lol Another reason this area is cheaper is because is a common sense among floridians that most places between dixie and federal and i95 is a hood (especially in Broward County which is very close). Obviously in boca most places are ok, but people dont like that area in general because it has a bad rep from other cities Boca high is also not a good school. Its ok , a lot of students from hoods in delray since it covers all the way up to the linton blvrd. Best schools in boca are spanish river and west boca high schools. Most schools in east boca are not that good. But if you can afford living there, probably you can afford a private school

      Thanks for commenting! The perception like you said for being between certain roads is the exact reason for future growth opportunities and things change. As the Golden Triangle becomes more expensive, this area is directly adjacent to it for the possibility for appreciation.

      Boca is a boring expensive suburb. Too expensive for what it offers. Houses are old, expensive to renew with a bunch of problems,roofing, poly pipes etc. the boom of new Yorkers moving in is over. 25k tax + 12k insurance

    I think boca is transitioning from corona boom town and normalizes a little, in my opinion , the whole Florida could undergo a price correction

      Yes! Boca is def normalizing a little bit. There is not a sudden doubling of prices that there was a few years ago. But, the more affordable housing overall is more expensive than previous years still. It's the upper middle and higher in that have really stopped exploding. Over a year ago, we had a good selection of starter 3/2 homes in the 500's. Now those houses are in the 600-700's. The market around 1.5 million is slowing because the construction of the newer homes in that price range still in the Lotus projects.

    Here’s something you didn’t mention. Gas prices in Boca are 80 cents per gallon higher than enclaves just South,west, or north. Sad but true.

      We have to visit Costco for gas when we can. Or we always fill up our gas car in Deerfield or Fort Lauderdale when we visit shopping areas there. The gas tax here is wild.

    I am from Canada and Boca Raton is very dear to my heart because I have family over there. I can attest to everything you said about this great place. My brother settled in Boca back in 2002 and built a very successful career. My sister-in-law is American and they live in a wonderful gated community. Two of their kids go to private school and my niece will start at FAU. I have been over several times to visit them, they are very happy over there. I love Boca Raton ❤❤❤

    I'm in Boca Del Mar, technically West but in my opinion the perfect location, West of 95 but East of the Turnpike. Boca Pointe area is great as well.

    Michael, you are right on about Boca Raton... You have made an excellent videos illustrating the truth of how Boca is within South Florida.. I agree with you too that Boca is still undervalued when compared with neighboring cities and for what you get Boca Raton is still valued and can still grow even though many populated areas of Florida have stagnated... You have illustrated many fine points in details about Boca and given an accurate description the Boca beaches the Boca pass the nice warm feeling of going to the Boca beaches versus fort Lauderdale that attracts a lot more traffic tourism and where it is more common that the streets are littered and not well manicured... We have the adoring Atlantic Ave just around the block in Delray Beach that has a perfect lightness about it and great social atmosphere and ambience and if you want to go to the rooftop restaurants in Las olas boulevard and downtown fort Lauderdale it is only a hop skip and a jump away and we have the fabulous mizner Park and we keep a nice quaint quiet community that is robust dynamic where business thrives.. You know Boca developed as a sought out destination city from Arthur Vining Davis who was a developer that came here from California and developed many nice luxury housings in the late 1950s and from there Boca seemed to thrive as a very very popular destination spot especially for the New Yorkers as advertised in the magazines back in the 1950s and continued to thrive from the 1950s onward...     Almost Any beach from boca to Jupiter won’t be crazy crowded. Even Fort Lauderdale got some hidden spots that aren’t crowded at all. Biggest issue in boca is lack of US retailers. There’s no even a walmart, target or BestBuy within city limits. You gotta drive 20-30 mins depending where you live to go to a regular Walmart. That sucks. The city population is still majority of seniors, you see them everywhere . It’s not a vibrant city with a lot to do, just another boring upper class suburb like many others across the country. For those who like that lifestyle and like to buy overpriced groceries at the local fresh supermarket or whole foods. Great! You dont go yo gucci every week but you gotta buy groceries every week, rather living near to something more convenient than expensive clothing stores

    Dixie/ federal hwy is cheaper because its by the train tracks. No one wants to live there. Theres a bunch of poorly maintained houses. And that motel full of crack heads that was raided by police several times. Near the cemetery is sorta mini-hood too. You also want to keep far as possible from FAU to avoid the noisy college students that live around. Some do drugs, party every weekend and speeding with their noisy cars

    Now I've heard that there is a difference on the beach passes depending on if your in East or west boca. So west being incorporated and the east not. I'm hearing it's more beneficial if your in East boca as you get one flat fee for all the beaches but in the west you only get one I think.

      Lived east boca for almost 6 years, boca beaches are boring. I love delray beach near the Atlantic. Plenty of restaurants crossing the street. Beaches are also better maintained . While boca beaches always have algae’s everywhere

      Were you wondering about what communities have the large memberships? If you are ready for the home searching process, you should reach out and I can definitely help you with that part. They are always changing and increasing. A few clubs are raising their rates over the summer and others are even changing when your membership actually starts as well. The neighborhood directly across from the Costco in Boca had their golf course to become public so the large membership isn’t there.

    Companies like Nuvo Boca and the developers North American Development Group are the reason why the hard working middle class has to move out of Boca Raton. They bought hundreds of acres in Boca in different areas and built cheap cookie cutter homes. Then, instead of selling these homes where they would still make some profit, they chose to rent these homes for ridiculous prices. I hope the people of Boca stand together and none of these new homes get rented, forcing NADG to sell these homes.

      Thanks for commenting! The Nuvo development is becoming one of the most controversial neighborhoods that I’ve covered in Boca. Some people love them and others do not… I think that they give a great housing opportunity for a certain person. But, I wish that they improve their landscaping near the major roads such as Military trail. It’s strange to me seeing the back of all the houses without a fence or any type of plants as a divider.

      For people who are debating between an older condo or house…. I would almost always lean towards a house especially a none HOA one myself. Everyone is different though.

      @@BocaRatonLiving problem in boca most houses in non-HOA are from 60s-70s and not easy to find one in good conditions for a reasonable price. There are some cheap HOA around (under 100/mo) and not all HOAs are annoying, I live in one which I never had problems. Sometimes it's actually good, avoiding having a neighbor who paint his house pink and let the grass look like crap devaluate your property too

      Prices are still high in a lot of areas in south Florida. If the building is older, make sure their agent looks for special assessments and see if the seller is able to pay them at closing. There is always room for negotiations.

    The real problem with condos is that they're a flawed concept. the board inherently wants to keep maintenance fees low because low maintenance fees means higher valuations and who wants to pay more every month to throw into a maintenance fee? nobody. absolutely nobody. so if you think about it, all condos are doomed to fail at some point because you will always want to maintain the lowest maintenance fees which are never enough to properly maintain the condo building itself so therefore any old condo will become worthless at some point so don't buy a condo if you think that it's a good long-term investment. Only buy a condo if you want to get in and get out like playing hot potato. Don't stay in it for long several years maybe five no more than 7 but if you want a long-term investment a condo is absolutely not what you want to be buying. Buy a single family house.

    I thought part of the HOA's fees goes to repairs and maintenance of the buildings? I don't have any knowledge of managing the buildings, so I don't know how much it costs to manage it. But if you collect $1,500 per month from each unit in the building, I think that should be enough. I doubt that it costs that much to keep the place clean and nice (landscaping).

      You will be surprised by how much delayed maintenance a building like this can have. Also, the poorly managed ones are even worse. The salt water and the metal used inside the foundational structures in the building do not go well. The structure can literally rust away from the inside.

    Add all the very pricey new regs +33% (real number) inflation= 60% price increase in 25. which means a $300k condo today in Q3 of 25 will be close to $500k!

    There’s also a ton of graft, a friend of mine is owns a large contracting business, he told me board members often require a kickback or “free” work done on their own unit as bribery to get the contract.

    It seems to me insurance companies are now tapping into mandated markets !!! Which guaranteed their companies acceleration profit margins for life...the government regulatory markets should have caps on all and any of these companies that are mandated by government to insure consumers...

    It is unfortunate that the current owners of a Condo in an Older High rise Building are under so much Pressure. My Parents had a Condo in Boca in the 80's, and for them it was a Golden Goose as they enjoyed it for 15 years, and had little out of pocket then sold for a Big profit.

    Why can't goverment put a cap on HOA fee's !!!!!...if your are mandated by law to pay the fee's why do HOA management corporation need to increase their fee's for profits. They are guaranteed a job for life they will be guaranteed an income for life...a COLA would be adjusted by the goverment standards of inflation costs

      A cap would sound nice but a lot of these special assessments are under the lines of resident safety. There has been buildings not agreeing on repairs and the gov makes them evacuate the building for being unsafe.

    Insurance companies do not offer affordable coverage to anyone :) The insurance company uses a lot of variables to determine the cost. Part of it, yes, is the age of the building, but a lot of it is location of the building. A 10 year old building on A1A will probably have higher insurance rates compared to a comparable building on 441 that is 20 years old. The one on A1A will be blasted with salt water whereas the one on 441 will not. Insurance companies are not necessarily the ones that are creating the issue. Please look into the re-insurance companies. Their rates have gone up drastically and that is pushed to the insurance company. The insurance company has to be able to meet the criteria that their insurance company (re-insurance company) has placed on them. All in all, it was refreshing to hear someone finally admit that the issues were lack of reserves and deferred maintenance. I do wish that people would also mention that almost all HOA members are VOLUNTEERS. Because of this law, they now have pressure from their legal advisors to get current. It is not as if they want to charge a $100k special assessment, it is not going to them personally. In regards to the 700k for landscaping, watch that video again. That is 700k for Elevator Modernization, NOT landscaping. The landscaping was 151,840. Go to the video, it is at the 48 second mark. Landscaping is the fourth line item down, the 683k is the third line item down. I am not sure if I feel sorry for the guy in Williams Island. He has one way to look at it, for 10 years he got a huge discount due to the board's decision. You nailed it when you implied that older people want to kick the can down the road to the next person because they feel they will be dead before the bill comes due. Perhaps that is selfishness on their part. IMO, this law will have an incredibly massive impact on condos in Florida. As a 6th generation Floridian, I do not think those condos should have ever been built on the ocean and I always wondered why they would build them anywhere. South Florida is basically swamp land, sitting on top of limestone, with water running through the limestone, and the sand is between 5' and 20' above the limestone, depending upon location. People mock CA for it's building codes, but they force developers to do studies on the soil and below to determine if they can build. There may be requirements to build on pylons, there may be no way that the area can support the weight. IMO, Florida needed to do the same starting in the 60s. Perhaps it would not be as populated, but you would not have the issues you do today.

      Yeah! I still have people specifically want an HOA when they move to Florida. But, I strongly prefer for myself no HOAs due to horror stories that I have seen over the years. I completely understand.

      I saw this clip a couple days ago. Notice how large the land is with the condos. There’s maybe 6 or 7 bldgs to me the landscape cost isn’t that much considering how much land they have. I’ve seen single family homes spend $100K in landscaping.

    I am from Florida. I sold my home in the Keys near the top of the market. I made a very good move. Florida has a lot of crime and all manner of people have guns. I save on homeowners insurance. It’s only 1/3 here. My property taxes are 1/2. My water bill was $500 and often more. Here, it’s free and much better quality. I have an eighty mile view. I don’t regret leaving.

      Everything you see is mainly just condos due to the age, height, and distance from the ocean. Townhomes are less affected by this issue.

    Extremely relevant..my partner just represented a buyer from New York for a condo in Aventura. The seller paid the special assessment just to sell the condo and get out. Thanks for bringing this up.

      I am a boca rotanion. I lived in Europe for a long time, after i got tired of correcting people. I kinda find it funny, because, they probably 🤔 thought i was fronting. I hope they found out. Boca was a secret paradise the time of 70s into the 80s Then the building codes sold out and the "Flora", went downhill. Its still a great place to live! But it was better before.

    Is kidnapping an issue in South Florida? As a kid in Florica in the 1960's and 70's we were free to roam the neighborhood. Inside, our parents did not helicopter over us at every moment of the day and yes, we got cuts, scrapes and once a broken arm when I fell off my bike. I wonder about parents these days and what the kids will be like in 20 years. If it is an issue, I know of two excellent boarding schools in New England with excellent security as World leaders amongst others send their kids to those places. As for the kitchens, in south Florida, people would be smart to install a kosher kitchen as it widens the audience. At least two dishwashers and a prep sink. Goes a long way!

    You make good points. Anything that smells of HGTV is a turn-off. One thing about Florida and older homes, "Orangeburg" sewage pipes which are made of wood fiber and creosote. It was used in the 1950's until the early 1960's all over Florida. My parents had to have a new line run in the early 1970's. There is still a lot of it left. Another tell tail sign of a problem flip house are the "Jesus" doors? What? Six panel doors and if you look between the panels on top it is a Christian cross. The two panels on the bottom are symbolic of either an open Bible or the Ten Commandments. These are historic door designs but inappropriate for anything built in Florida in the mid 1950s'. Flat panel doors, frequently hollow core and usually stained wood vainer and also just painted is most common. Everything else you say is spot on.

      It can definitely get pretty hot during the summer time for a lot of people. On the bad days, I try to get my outdoor activities done before noon or after 6pm. The tropical sun is strong.
