    If you consider perpetual bond as debts then AA Reit gearing ratio might hits 50%. DYODD.

      Well thats how reits get around the leverage rules :). So as long as they can continue performing well then it shudn’t be the biggest concern.

    Very good thanks. Hold both AA and MIT, but both down about 10% ATM.

      I’m sure a lot of people are in the red as well from recent drops due to rising interest rate. Bur as long as they manage well they will do well in the long term 👍
      They are also priced much attractive now as compared to past which were much more expensive

    Hi, AA metrics look good but what i dont understand is why is there a risk premium tag to it, i.e. 7% dividend yield as compared to Capitaland Ascendas. Why is the Market pricing it as such?

      For AA Reit, I feel that it is always priced cheaper due various reasons
      1. the sponsor not as strong as sponsors such as Keppel, capitaland or mapletree.
      2. Gross income for top 10 tenant is very high
      3. Lower attractiveness in their properties compared to other reits might have been reason why they have lower rents.
      I had previously dived deeper into AA Reit on one of my other video as well 👍

      Sometimes market might price it a certain way but if you follow and invest correctly it will do well in the long term 👍
