    Interesting info! Sounds like a fun project! I tried the partnership thing with a family member and it just didn’t work out. I’m back to just doing things on my own. I’m working on moving towards building my own properties now. That way I can build with a layout that works best for me. I’m a bit nervous to do it but it’s also exciting at the same time!     What is a fair fee to charge for early check in or late check out? 2 Bed / @ 2 Bath 975 square foot. How do you determine this?

      This is going to be dependent on what you can accommodate based on your cleaners and inspectors. First, is there any extra or rush fee for the cleaners, do you need to accommodate any extra hours for your inspector? Your fee needs to cover this, of course. I've seen people offering ranges, 30 some say 30 an hour or more. Play with it and see what works!

    Check your regulations. Noise detectors are sometimes considered recording devices and need to be disclosed properly. Yes, I know they aren't recording. Argue with your local government.

    I just closed on my first STR. I had an old checking account that I don’t use anymore that I setup for Airbnb deposits. I also connected that bank account to Quickbooks. And have been tracking all of the business expenses on a spreadsheet accurately. Haven’t set up an LLC yet, but have invested $20K into supplies/furniture. If I set up an LLC now will I not be able to write off that $20k of expenses since I used personal credit card? Again, I have kept everything very organized.

      Highly recommend working with an accountant or professional with STR specific experience so you can ensure you're as strategic as possible.

    Been using Relay for the past couple years! Every time we buy another property, we put it in an LLC and then easily open up a new Relay bank account with it. Keeps us SO organized! Our CPA and bookkeeper love the platform too, which is a win-win!

    What if you co-host the property and you buy the property from the owner? Can't you transfer and update info of ownership/host?

      With Airbnb specifically, if the person you Co-host for if their account is where the property was created, you cannot transfer the listing with all the reviews to you, the Co-Host. Airbnb accounts are attached to the person, not the property, if that makes sense! Let me know if you have any other questions or if I understood your question correctly.

    Do you think I need to pay for video storage? I'm getting cameras at my entrances to be on the lookout for squatters in the 9 months of off season that my house is closed up. I think I just want to be notified in those months if a squatter happens to break into my house

      That is a personal decision, I think! Our cameras have one month of history -I'd think that would be enough storage since you'll be alerted right away if someone breaks in and then you could review previous 30 days to see if this person was scouting out your property beforehand, etc.

    while automated messages are great, I found that even bigger boost comes with the help of airbnb messages AI assistants/generators. helps save lots of time for the 80% of repetitive guest questions like "do you have a hairdryer". been using snappyreply chrome extension to generate replies. wondering if you guys have experimented with any other similar tools? what's your opinion on AI assistants for guest responses?

    If the thermostat at a place I'm paying to stay only goes down to 70, my review will only go up to one star. I would rather deal with unwashed sheets or a dirty bathroom than an inability to be as cool as I want.

      We do not use these systems! We feel like when we offer a unique focus on our specific properties, we can offer a better service. These property managers have benefits, but we just prefer a more customized approach!

    I'm going to just say: that supplier that you guys keep talking about sounds terrific, and I'm going to check it out. That being said, and for those who don't want to do it, I host two pretty high-end airbnb's in an expensive tourist town in montana, (typically charge $500 plus per night in the summer and during the ski season.) I've been doing it since 2013, and we have never used anything except the cheapo Walmart pillows. $3, $4, $5 a pillow, they're so cheap we just toss them when they start to get lumpy or if they get stains on them. We've never once gotten a complaint, and in fact, our guests regularly compliment us on having really comfortable beds. Just an alternative for anybody watching wants a quick solution or alternative. Love the videos you guys, I'm just getting into co-hosting, and I'm really excited to get into it. Your videos seem to be full of all kinds of good sense and great advice. Keep up the good work, and keep putting them out! And thanks!

      I guess I should add, we definitely do not skimp on our mattresses, sheets, blankets, comforters or bed frames. I don't want to give the impression that our pillows are somehow earning us those reviews. I'm just saying we get good reviews in spite of them, LOL

    I am so thankful for your videos! I have been a host for 3 years and have 8 properties but I’m definitely learning from you guys and seeing so many ways I can do better! One question about this video in particular is do you recommend only white duvet covers or are you OK with a neutral beige or sage green, just to add some soft color? Also, what’s your opinion about throw pillows (on couches, chairs and beds)? Do they need to be laundered all the time?

      White is great because it can be cleaned and the guests will know how clean it in! However, you can absolutely use other colors and to add some warmth! You can never have too many extra blankets and throw pillows. Anything to make the guests comfortable! I recommend having an interval that these are cleaned. We might scheduled something like this in our Breezeway tasks at a monthly or bi-weekly interval depending on use.

    I never knew what triple sheeting was till I had a guest from out of the country write me in a private review comment about my bedding, I use a duvet, fitted and flat sheet and she said it wasnt sanitary? I asked her to explain? I told her the duvet is what gets washed, and I guess they dont really use top sheets in England or wherever she was from. She basiscally said I needed sheets over each one which I had never heard before. Ive only seen 2 airbnbs in my travels do this and I travel often all over the US and have stayed in a lot of airbnbs. I agree I dont like the idea that it can slide out or be exposed, etc. I like my insert covered and will stick to my duvets. :)

      But at least when you own it the mortgage you pay is reducing your loan. And you’re also gaining equity in a property. I tried it for a little over a year and I didn’t like it. The main reason was that I always like to do upgrades on the properties I rent out and I’m not going to upgrade a property that I don’t own.

      @@tracy3066 I agree, the video make it seem like you don't have the same issue if you own. You can't pay the rent you can't pay your mortgage, either way you loose the house. We have one of each, I like owning better for the same reason, doing upgrades.

    I use a white coverlet. It is like a quilt, and I can easily wash it every time I wash the sheets. I use a throw blanket at the foot at the bed and an extra blanket in the cabinet.

    I have a mid-term rental but a lot of this applies. I put sheets, a blanket and a comforter on the bed-all high end. I also leave an extra blanket in each bedroom closet. It gets really cold here in WI so a cozy comforter is a must.

    How do you automate check-in instructions if you have a smart lock that automatically sets up the code? I imagine this isn’t something that can’t be automated per guests but more like scheduled due to the code right? I use Guesty for my PMS.

    problem is, ABB doesn't allow you to charge per night, just a one lump sum. Unless you offer a custom fee? I know we can do that with vrbo and our direct site.

      We use our own strategy rather than the feature provided by Airbnb. We do a per pet, pet night strategy with a cap. We collect this through the Airbnb Resolution Center directly from the guests. It's been really beneficial for our business and we love supporting our fellow pet lovers!!       We absolutely do! We also love to go with an eco-friendly disposable option. Luckily, these are used by just a small portion of guests, most are enjoying their coffee in a mug at the property!

    Hi ladies! One feature that’s missing from the Yale lock is being able to control all the settings remotely. The Yale app requires you to be connected to Bluetooth to access the settings, i.e. you have to be onsite to change the settings. We had a guest that wanted the auto lock feature disabled because her kids were in and out of the house and the door would lock. Well, I live 2 hours away, so I had to have a team member download the app, give them owner permissions and drive to the house to disable the auto lock feature and get charged a trip fee. There have been other examples where I needed to make setting changes and I was out of luck. If access to settings remotely is important I suggest getting a different lock. We moved to Schlage locks and it’s been fine and I can control all the settings remotely.

    BAR KEEPER'S FRIEND PRO TIP: let it be known that I love BKF and use it regularly. BUT!!!! You MUST wear gloves if working with it for more than 2-3 minutes or it will destroy the skin of your hands. I also highly recommend wearing a professional grade 3M respirator with the proper filters, opening a window, and pointing the fan at the window for max air circulation if using it to clean a shower or tub for more than 2 minutes. (3M P100 Respirator Cartridge/Filter 60923, 1 Pair, Helps Protect Against Organic Vapors, Acid Gases, and Particulates) Why? My first time using BFK Soft Cleanser, I spent 1 hour deep cleaning my shower stall without any PPE, thinking it was safe, and the result was catastrophic. I had a serious lung illness due inhaling the chemical fumes, bordering on pnuemonia, for 6 full weeks immediately afterwards, beginning the very next day. I was not back to 100% for over 6 months. I was coughing up so much phlegm 24/7, literally every 20 minutes, sometimes to the point of vomiting / being unable to breathe - it was INSANE. I had to go to the doctor's 3 different times to ensure I wasn't developing pneumonia. Also, the skin on both hands completely peeled off 2-3 layers over the course of the following 5 days, but that was nothing compared to the impact on my lungs. It was worse than having COVID. LESSON LEARNED! it's an incredible cleaning product that I still use regularly with gloves, air flow ventilation, and a respirator and I highly recommend it to others, but I made a big mistake not protecting myself thw first time and seriously paid the price. I've have actual pneumonia in the past and COVID another time, but I've never been as sick as I was from exposure to the chemicals in this product. BE SAFE and enjoy the beautifully clean results!
