There are three mobile homes in the range of 79,900 to 135,000. There are two condos in the Camelot Village condos for 199,000 and 210,000. Then there are 8 other condos throughout Provo that range in price between 279,000 and 299,900. Those are the least expensive homes in Provo. By the way I lived in the Phoenix area for 5 years back in the late 80's and early 90's. It still feels like a second home to me there. Welcome to Utah. You'll love it here.

AWD should be fine. Only time you may need 4 wheel drive is during a heavy snow storm.

It is a huge departure from what has been traditionally built in Mapleton. It used to only be large homes on big lots. But they have several developments going up on the south end of Mapleton that have lots of mixed used housing, including developments of townhomes, condos and single family homes. My daughter graduated from Southern Utah University and also loved it there. I graduated from BYU and and my wife went to the University of Utah. We both loved attending those schools.

Minutes! Hobble Creek basically turns into National Forest or Public lands area. You also have multiple other canyons with in 10 to 20 minutes of Springville with National Forest land.
