In Calif, if your household income is 120k, you're in the 9.3 marginal rate bracket, even if you're filing single. You'd need another 220k before you move into the 10.3 bracket. Of course, on the flip side, good luck finding a house for 500k.

It is a scam because any savings (if any) are offset by what these VB “gurus” charge. Or worse yet, like Denzel, they try to sell you universal life insurance to folks who don’t know any better. Just make extra payments to your mortgage. Once you call them out on this they pivot to “but you can’t get your money back if needed” excuse. In the end, interest is interest, there is no magic as you say. Can you imagine how many folks changed their mortgage to a first lien HELOC with a higher/variable interest rate?! Shame on these scammers!!!

What's your opinion on the Phoenix metro market? I hear mixed things and some say there's too much inventory. I'm interested in a new build but don't know if prices are expected to drop in that area.
based on my conversation with a buddy of mine who's a Realtor there, it's definitely softened. There are still pockets doing well but overall it's more balanced.
Perfect recipe for disaster, as the year is ending with massive layoffs, and business filing bankruptcy left and right. Nissan announcing 9000 layoffs, Stellantis facing difficult times or if not filing bankruptcy too. Spirit Airline just announced too going out of business. So new build home's cost going up, so What if can't sale !!!?

I won't speak for Jeb but I think it's not guaranteed to succeed but an intelligent outsiders perspective is needed. He's qualified on both fronts. I'm eager to see what can be done when you think change is possible. We can disagree on the solutions, but no one should argue there is a problem to solve.

I’ve bought so many houses I’ve lost count. I think about 20. I’m just a regular guy with a basic job. I don’t understand why people that have to work every day try to buy 400,000$ or more houses. The most I’ve ever paid for a real estate is 225,000$. But I’m poor I guess.

I live in the third largest city in America. I buy houses that need a little work. People don’t do that. They typically want everything perfect.
@eliot5220 you dont have to do that. Mine had been fully renovated with new roof and all. I bought something less than i could afford. For example i wanted a 4 bedroom. I got 3. Cool. Still almost 1900 sq ft. More than enough room for 3 people. Huge backyard. I wanted 2 car garage. I got 1 car. Cool. At least i have garage. Can build a nice closed in carport in huge backyard. My thing was this: the house we purchased was only $38 month more than 2 bedroom apt at time. And walked into equity
@@karonwells8481 I’m an investor so I always look for property that needs work. I prefer to do that than struggle trying to pay a $500,000 mortgage for 30 years. I have a small house that I live in and a few duplexes I rent out. Altogether they are probably worth more than 500,000$ but I don’t have to pay for them and I don’t need to use any money from my little job to cover my own housing.

Listening to this 1. Trump cannot give SALT tax relief. 2. He cannot change local regulations. Even if permitting costs drop builders will not pass them along as buyers cannot find out how much has dropped. 3. THere is not enough desirable federal land to build on. I will not live in the middle of nowhere. 4. CFPB will turn a blind eye towards appraisal discrimination and racism. Not the best way to lower home prices. Plus doing that will make the home less desirable and harder to sell. 5. privitizing fannie n freddie will raise rates. profits will be pocketed by investors and govt debt will increase. 6. changing llp would keep out more buyers. 7. illegals do not have the means to buy even a trailer let alone a 500k home. they are buiding it though so expect a shortage of labor and increasing prices. 8. BUilders dont employ any workers . Everything is subcontracted. I have built before and interacted with workers who could not understand english beyond yes/ no. 9. 10 yr note will blow up taking rates higher with it. 7.02% today 10. tariffs wil raise prices. 11. Finally, Josh is the smarter one.
Trump cannot change regulations at local level. Permitting fees and codes are at city and county level. We need them so builders do not cut corners and build death traps and ugly houses without any land set aside for parks, drainage etc.
No one said anything about eliminating building codes and even the most pro big government tax and spender would need to acknowledge there is zero need for $100k in permitting and entitlements to build a home UNLESS you want a renter nation dependent on government subsidies.... 🤔 In states where permitting and entitlement are cheaper, more homes get built and they sell at lower prices. And magically they aren't ugly death traps with no parks or drainage.
@@TheEducatedHomebuyer I have bought 2 new construction homes and asked national builders/ construction managers about build quality. They will not put in 1 xtra nail if the code does not require it. Not sure where the money paid in fees ( $100K) to agencies goes. If they can account for it then I am OK.
@@ashwiniphatak2746You're hearing what you want to hear. Nowhere in the episode or in any of these comments did anyone say anything about changing building codes? The codes are not what we're talking about when we say permits and entitlements cost $100,000.
Low interest is a consequence of a weak economy. T bills is a safe heaven for a weak global economy especially equity markets
T Bills were a one way ticket to nowhere for 15 years due to a low rate, low growth economy. For now, you can actually get a real return on your money. If the US economy slows that is unlikely to continue to be the case as rates will drop across the board.

We need more density, smaller lots and flexible zoning. Affordability is the main issue. Unless wages and salaries increase with the rate of inflation, demand will not increase unless prices decrease.

37 living in Portland Oregon was approved for conventional loan last week at 325k and I make 72k base so based on 7.5 interest I can’t really afford much now, any suggestions?

No debt. Four kids. $420k sitting in our HYSavings account waiting to buy a house yet don’t feel good about buying a house in this weird market with horrible interest rates. We’ve owned three homes over the years so not new to this, in our early 30’s. Single income six figures in WA state. We can afford to buy but choosing to hold off, our savings rate is like 70% right now.

Opening up land specifically in socal is completely useless. Who cared about buying a 2 br home that cost 500+k that is 80 miles away from your iob. You will never see the light of day unless you looking at it from your office window. You will leave work at 5am to work at 8am and leave work at 6pm to be home by 8pm. Eat, sleep, rinse and repeat. What a "Great" life. Neither parties care about helping people getting out of this problem. I really don't see a way out of this problem until a huge major shift happens in gov or economically.

You heard what you wanted to hear. We mentioned that after the 2017 tax changes, most Americans see no benefit to their tax bill from owning a home. We also explained the Trump tax cuts are set to expire and whoever won the election was going to have to negotiate new terms. It will impact the economy and housing, whether you understand it or not.
If prices don't drop and most millennials aren't home owners, then Trump failed. There's no way around this. We'll see if Wall Street and foreign investors don't buy up all those cheap homes 🤣
That's a fundamental misunderstanding of what President's can and should do. No American President would ever try to engineer a drop in home prices. Affordability is and will continue to be an issue for the next 4 years, just as it would have been under Kamala.
You want people to lose their equity. WHat about those who have bought homes in the last 4 years. They will get wiped out. They will not allow this to happen without electoral consequences.

If ever intrest rates rise above 10% and stay for 2+ years, asset prices will drop so much so that the anerican people will find them affordable!!!! We may need another 18% 30 year mortgage intrest rate period to balance the housing market. For those with the assets its a win. The new people who are starting out without a parents assets good luck.
Hard to argue that double digit rates would lead to a re-pricing of assets. Also hard to see it happening. Go look at Federal debt and model an 8% Treasury yield and see what the annual deficit looks like. It wouldn't be a "problem," it would be catastrophic.

Im 27 and a new business owner in the Midwest. I make $125-140k per year. I currently have no student debt, no car debt, no credit card debt. The only thing I have a loan on is my share of my company and thats paying itself off within the next year or 2. I currently pay $550 a month living in the hood. I have never in my life looked at the housing market. Always heard about it through my coworkers and videos online but after running calculators and just snooping around on zillow, I have no idea how people afford decent homes now alongside a family, 2 massive car payments, paying off their student loans and also being able to live a comfortable life because I have no bills and I still feel so far behind. Another reason I havent looked in to owning is because of maintenance. I don't want to have to maintain a house and spend all that time on a house unless its making me money. Yes housing has massively exploded in pricing but will it continue that way? I'm always hesitant to buy at the top because of fomo.
Thanks for sharing your situation! At 27 with a strong income and no debt, you're actually way ahead of most people your age. What feels like being "behind" is actually a really strong financial foundation. I understand the hesitation around maintenance and high prices. The fact that you're paying $550/month in rent in an area you describe as "the hood" tells us you are OK sacrificing some personal comfort for improving your finances. That makes the gap between renting and owner even larger than others your age are feeling. No one can predict if prices will keep rising. All we can say is over the long haul, prices will continue to increase but that is not a guarantee over any shorter time horizon. We can say that trying to time the market perfectly often leads to missing out entirely. The key is buying when it's the right time in YOUR life, when you: - Have stable income - Have savings for down payment and maintenance - Plan to stay in an area 5+ years - Are ready for the responsibility With your strong financial position, you could likely qualify for a nice home in a good area. The monthly payment would be higher than $550, but you'd be building equity rather than paying someone else's mortgage. Ultimately, you're in a great position to make the best decision for you. Consider it a positive to have options.
You’re doing great. Consider house hacking to start. Bringing in roommates or buying a duplex and renting out one of the units is a great way to get in and manage the expenses. In the long run it’s worth it.

That's a popular media talking point. Generally made by people who have never visited a major national builders job site.
If we go the route of privatization we also need to stop subsidizing these companies .. NO MORE BAILOUTS.
The issue is politicians of both stripes pushed Fannie and Freddie to make riskier and riskier loans, then pretended to have nothing to do with it when it came time for the bailout. Make common sense rules, get out of the way. That being said, we don't think it's reasonable to think rates won't increase in the absence of a government guarantee. Doesn't mean it's not the right thing to do, just that there is a cost to doing so.
How do you make homes more affordable, without making them cheaper? This is not a win/win situation at all. First time home buyers absolutely need lower prices but then what about all the people who bought in 22, 23, 24 with 3% down? They are going to be underwater on their house. Not sure how you can make home prices go down and avoid a recession. Being upside-down on your mortgage isn't the end of the world, but if you lose your job or need to sell for any reason, thats a major problem for the home owner and the lender.
Government intervention in the markets spiked the prices. That shouldn't have happened. They intervened too aggressively and for far too long. That doesn't mean the solution is the government intervening to force prices lower, for many reasons, several of which you pointed out. The most likely outcome is that home price appreciation underperforms for a significant amount of time. 15% of refinance amt bc you still pay closing and down unless it's a cash out
We still believe the long term trend is for lower rates. It may take several months for that trend to materialize as there is a ton of market uncertainty and expectations about the new (old) administration. In terms of cost, you don't need anywhere near 15% of the refinance amount. There is no "down" on a refinance as you already have equity in your home. Most refinances are down between no cost, with a lender credit to cover all fees, to a max of 2-4% of the loan amount.

In Huntington Beach, we have a neighborhood that is zoned equestrian with a minimum lot size of a quarter acre. The state is proposing (forcing) 1000 low income apartment units for a parcel that just came on the market in that area. Is it NIMBY'ism for those who bought a home in an equestrian area to think there shouldn't be 1000 units built on a parcel expected to have about 60 homes? Most people are in favor of reasonable growth. And not in favor of shoehorning 3x density into areas that were never designed for it.

As we discussed in the show, it's quite likely smaller renovation contractors are using undocumented labor. In terms of the vast majority of building being done by national builders, it's incredibly unlikely they would take that risk or that recent immigrants would be able to provide the type of skilled labor required. If you've been to Mexico, South and Central America, you know the homes built there are quite different than what new home builders provide in the US. There are probably many amazing craftsman in those countries, it doesn't appear those are the folks immigrating.

Actually, you gentlemen are talking to the 10% of America that is doing fairly well. The other 90% has has had a continuous slide of real income for 40+ years now due to "Trickle Down" and two additional trickle downs under Republican presidents. That trickle down money is currently funding the wealthy of this country buying up 20-30% of all residential housing that comes on the market, which will continue to create housing shortages for the masses and drive up prices. You want more polices that help you buy more housing you can rent out, that does not help the vast majority of the workforce, that can not afford to do anything. They are not paid anything, so they have no chance of ever being able to own a home. It is the "Greed is Good" capitalism of billionaires and you guys.
