Kitchen is not original....yuppy upgrades destroy what these properties are meant for. Big disgrace
Not a fan of the tile and flooring choices, windows look great. Eichlers demand simple and clean not sure why when people remodel when they dont understand the aesthetic. A prime example is the large (tall) baseboards, this is not a colonial house people! I also think mismatching fixtures and flooring is also a mistake, similarity creates cohesision and doesnt create a cluttered effect or over power the simple design. Flipping should be a crime.

This home is in the Rancho Verde Addition of the Sunnyvale Eichlers. (Part of the Fairbrae Additions of Sunnyvale) Architects :Claude Oakland and Jones & Emmons.

Well then most buyers are uneducated. We were and are silent flippers. We have construction logs for each home. Lists photos before and after. Receipts for every item used even if is not seen like plumbing, are in the log. Anything subbed out, their info is included. Any permits pulled along with the inspector for each item along the way. When the work has been completed, the notebooks are bursting at the seams. And keep a duplicate for our office in case anyone has questions. And they always have questions during the first year. The original binder(s) go to the new owner. We have had realtors try to abscond with the binder. We no longer do business with them. They go on our "no fly" list. Excellent info for anyone in the real estate trade.
more laws are only adding to costs, reducing options and driving up costs.
These flippers have been a big business in my area DFW metroplex in Texas. Their work around is to rent the property for a couple of years which is highly profitable at the moment, it’s not unusual for a 3/2/2 to go for $3,000 a month in rent. I don’t know how people are doing it, although my Nextdoor neighbors rent their house thru HUD, it’s a 5 bedroom, 2.5 bath with a huge backyard. The last 3 renters have moved in via housing, so their out of pocket is minimal, and then they rent a couple of rooms to friends or family members, it’s been a nuisance as long as we have lived here until about 4 months ago, the tenants got sideways with the owner and they parted ways, and a lovely mother with 4-5 kids moved in and she’s been amazing, the first renters that really love the house. Anyway, after renting it for a couple of years they will list the house for sale as an investment property and Vanguard or Blackrock will snap it up.

What really needs to happen is make home purchases only allowable to people who will actually live in the home. No flippers, nor landlords need apply, only residents.
That would certainly help build cohesive neighborhoods and possibly open more inventory for "end users".
I live in Michigan 1/4 from a University. My neighborhood has been zoned : There will be no leasing / renting to parties with 3 unrelated people.. So in a 3 B two must be related and the 3rd could be a friend or unknown. Sort of an attempt to keep students from moving in.
Not sure why we needed a 'flipper law' - when you buy a house it is up to the buyer to do due dilligence on what they are purchasing. Inspectors are critical. Sellers always spruce up cosmetics.
Have you watched Cy’s channel? He’s a new home inspector and it’s mind boggling how many homes get approval from city officials then he comes thru and is often fovidden by major builders like KB Homes and their competitors, even being told he cannot inspect the roof because it will void the warranty I believe his channel is CyFy he’s amazing, but it goes to show what happened to us twice. Our first home we bought we hired the husband of a family members friend, and he recommended the inspector (I know I want to kick my own butt, we were so stupid, we thought that he cared about the friendship, as our cousin hired his wife and she was very well compensated because of said friendship) the inspector missed so many things that he refunded us, even though we had signed paperwork stating we couldn’t sue him nor was he responsible for any over sights, but he cost us $15,000 in flood damage because he missed a major issue with the plumbing in the kitchen, AND rodent infestation in the attic, which cost another $4,000 in repairs, there were literally tunnels running thru the insulation, my husband is handicapped and cannot climb the attic ladder and I had just undergone back surgery. So fast forward 7 years and we moved for work, we hired a good inspector, he came from doing two weeks of research and lots of polling lol. He did catch a couple of things, one being unbelievably rodent infestation in this attic, and the window seals needed to be resealed. What he didn’t catch was the foundation cracks. About 3 months after moving in I noticed a crack under the linoleum floor in our En suite bathroom. We are looking at $10,000 in foundation repairs, so my thoughts are we will build our forever home, we are searching for land now, we will store our belongings, buy a big RV and live on site to over see every single aspect of the build. Gratefully my father in law was a custom home contractor for a long time until he got sick, and he has dozens of friends still in the business that promised to help us after he sadly passed away. We will have a nice chunk of change set aside to pay experts to help over see the construction.

Wow!!! Love love mid century home
Grease travels through the house. The Philipine Mahogany gets dirty after years of bacon and burgers. Cleaning it brightens the home a lot. Some people remove the panels and have them refinished to make sure all of the wood is consistently clean. And some remove the panels to replace with zebrawwood and other exotic finishes.

About the mahogany walls: First and foremost I'm going to say I am one that can appreciate the mahogany walls and other original eichler features. However, if it's MY eichler home I'm personally going to completely modernize it and paint over it because that's what I like. The addition: I think it's brilliant, it makes this specific home special and unique to other original eichler layouts. Susan-Have you toured the one and only one eichler condos in Santa Clara?
That is totally valid. The wood is certainly a color choice. What you actually could do is carefully remove the original mahogany, and offer it for sale to an enthusiast that is trying to do a complete original reno. That would actually pay for the paint job. Win-win

I’m wondering the original color of the bathroom shower tile? So much white these days! I would be hard pressed to think of this home as an Eichler had you not said at the beginning of the video. I get that it was built later, but it seems almost too updated. Great video as always, Susan.
We recently had our MCM yellow cast iron bathtub refinished. It was really showing all its 65 years of wear. The “Tub Surgeon” guy tried to dissuade me from going yellow and advocated for white (imagine)! The hardest part was matching the shade of yellow to the Crane tub. It was, indeed, a process that took a total of two days to complete but, the outcome exceeded our expectations and we are delighted with the final results. The cost was $625, in case anyone is thinking of having it done. BTW, I cannot get enough of your channel. There doesn’t seem to be an appreciation for older homes here in Northcentral PA, so it’s good to know there are preservationists out there.

It seems the trend is to run a house down to the ground then sell at elevated market prices. “Deferred Maintenance” is such a common practice that it has become an art form.
I get your point. But to be fair, many of the houses that I see that have fell into really critical disrepair are occupied by seniors, often with no family around and lacking the liquid income to do the work necessary. We need to take care of our elders. (And in turn, take care of the houses as well)
Someone went full faux Lautner on that addition. Im cool with it.

Right?! I found them completely charming. Even if you have zero interest in trains or model railroad, it is evidence of a passion fulfilled and many many happy hours in the yard. This is good for the soul, so, it has to be good for a house to. Plus, anyone who can build something like THAT must be clever and handy. So it leads me to believe they would not let a lot of maintenance go differed. (Of course, if you were buying this house, you would want that all confirmed with inspections.) Thanks for visiting!
The house doesn't seem to have been messed about. It is criminal what some buyers do in the name of modernisation.
Although I'm as disappointed as everyone else to see an Eichler house destroyed, an owner has a right to do with his property as he sees fit. Just because I like someone else's house doesn't give me the right to to tell them what they can do with it. It's their property and they can put up a faux chateau if they want to. Furthermore, the house might not have been salvageable...mold, asbestos, termites, water damage, neglect, etc. can all render a house fit only for the wrecking ball.
Peter Pan Man- it is a fair point. “If you didn’t buy it, you don’t get a vote “ And, you are right, we did not “inspect” the place professionally. So we don’t know. I’m fairly certain it would be cheaper to scrape the lot and start over. The true sorrow is how the house got to “there” in the first place. (And again, we don’t know the struggles the owner was facing, so it is not ours to judge.)
