Makes sense except that Nolensville Rd is a state hwy that’s controlled by TDOT, so the town has no control over it. There are proposed solutions on the table to help direct traffic around the historic district via a bypass. We shall see.

It might be expensive, but this house ended up selling for above asking price. I would not bet on a significant price reset anytime soon.

Great question. During the meeting referenced in the video, when asked about the impact to schools, the developers said they were not required to work with Williamson County schools as a part of the submission process, but that "historically townhome, mixed-use products have a much lower child [sic] than a single-family only residential project would have."

you realize that expensive doesn’t equate to more kids right? there’s 4M nashville homes with only 3 bedrooms because there’s some people that have kids that already are adults and want a home that doesn’t involve guest rooms. if anything what are people thinking building 5+ room houses when they barely get taken up besides 3 times a year for events and parties, holidays?

With that said, this home does have a much larger lot, a private pool, and a separate prep kitchen, which all add up. The house that sold was also 3000 sq ft larger, and typically larger homes sell for less per sq ft. As always, it will be interesting to see what the market is willing to pay. 110% not seeing it either. New construction or not it’s simply at that price point. The house literally abuts a pretty busy street. Champagne tastes that will do well sell on a beer budget.

5m is indeed very high. The location contributes to this. Brentwood is an expensive area, and Williamson country has among the best schools in the region.

Good question! That is a small unfinished area that runs over the porte co·chère. It should probably have a door or some type of cover added before the home is sold.

That is Granny White Pike. It's not super busy, but I certainly agree. For this price point I would want it to be quieter and a bit more private.

It is an HOA community. The dues are $1350 per quarter. They were not planning to finish the storage areas, but there's a chance that could be negotiated.

It's definitely a brand new house, but it's built on a lot that had an older house on it. The previous house was completely torn down. One of the reasons it's so expensive is the 1 acre lot, but there's certainly a chance it's priced too high. Will be interesting to see what it ends up selling for.

I went elementary school at Lipscomb back in 1979.. I grew up in Brenthaven off of Moores lane... Brentwood has developed tremendously. This home is definitely not worth the asking no matter the size of the lot..

Correct. Battery Ln / Harding Pl is a main connection between Brentwood and Green Hills, so there is always some traffic. The windows in the primary were definitely more impressive in person, but I get where you're coming from. Thanks for watching!

It can certainly seem mind-boggling, I agree. However, there are factors to consider that provide some context: 1.) According to 247wallstreet.com, Brentwood's median household income is 140% higher than the national average, ranking it 34th among all US cities. 2.) Nashville's local economy, marked by the recent expansion of major corporations like Amazon and Oracle, has continued to stay strong even during larger-scale economic fluctuations. Additionally, the long-standing contributions of the music and healthcare industries provide a continuous boost to the local economy. 3.) There's an ongoing influx of people relocating to the Nashville area from regions where $3 million doesn't go as far, which creates a demand for higher-priced luxury homes. Considering these factors, it remains to be seen how the market will respond. There is a possibility these homes end up selling for less than the current asking prices.

Understandable. I prefer private ensuites myself. Overall it is a very nice house though, and conveniently located.
