    Godbole saheb, thanks for expressing your views on the present precarious situation in the real estate market. But all said and done I feel that Professionals like you should take up on yourself to find a better contractor oriented solution than trying to find short cuts for involvement of builders. Except for some A++ builders the builder ERA seems to have ended. It could turn out to the biggest mistake by involving builder in the present scenario. Moreso because, looking at the hardships of nearly 7 lakhs people who have been rendered homeless due this builder community, nearly 5,900 of them either run away, or having some sort of legal complications or leaving projects half done due to paucity of funds ( it is an illusion that builders are flush with funds). The increase in FSI that the Govt has granted to cess building development shows how the Govt is interested in greesing the palms of the Builders (few of them) than looking at a larger picture. It is very clear that the Govt is not at all interested in developing the Self Redevelopment model that is much safer and sure shot for the benefit of Middle class people. Request you all influential professionals to pressurize Govt officials to find a lasting solution like giving permissions to lending institutions like banks (all types), NBFC, HFCs, etc., to freely fund these projects with Govt guarantees like that in MSME sector. Just for knowledge sake, I would like a bit of clarification on the RERA aspect that you have mentioned. Does RERA not treat the original occupiers as Promoters along with the builder? If it is so, then how can RERA pass order for cancelation of DA? I think the solution lies only in approaching the courts and wait for 7 to 8 years to get justice. Please correct if I am wrong.

      Thanks for your views. It is true that self redevelopment is best way of redevelooment as of date however govt needs to furnish clearance to guidelines of GR already approved. We r trying hard for positive response to this GR. Rera can cancell dev agreement and handover rights to original owners. Rera can cancell rera registration of project too. DSK sadafuli project is example of handing over rights to asso.of allottees

    Respected sir, should the Bank Guarantee be 20% Of Construction Cost or 20% of Total Project cost. As per Guidelines of 4th July 2019 Under section 79A Bank Guarantee is mentioned as 20%of project cost. So should the members insist upon the same or agree on 20%of Construction Cost. Please guide. Thanks.

      it is practical to have bank guarantee of 20% on cost of construction. is such time of pandemic such a huge bank guarantee is not practical

    Is tender processing is mandatory? In many societies, tender process is avoided. Builder is directly appointed and even job of getting conveyance of the society is entrusted to builder. Is it legal?

      Right now Thane dist co contral bank has stopped lending. Housing finance corporations have permission from RBI however they have not yet come up with product.
