    Ok are you ready for the truth about zephyrhills? Let's start with#1 the world class tennis facility you mentioned i only know of 1 place to play tennis in zephyrhills and that is the park which is far far away from world class.Now wesley chapel where you live has a world class tennis facility.#2plenty to do thats funny sure if you like to eat at fastfood,go to a small movie theater or a small bowling alley or if you have your own plane or like sky diving.# 3 I'm yet to make the drive to wesly chapel from zhills in under a half hour because the traffic is soooo bad.#4you forgot to mention how bad the homeless situation is. It's so bad you see people at night sleeping on the bus stop benches or the major drug problem the town has it's so bad with meth & pills that us locals call the town methorpills.As far as nice eateries we have a sonnies which is probably the best eatery in town we have a chilli's a ruby tuesdays & a lot of fast food chains.Been living here for 22yrs & wish i could afford to move to wesley chapel. .

I live in Pooler , Ga and all they care about is subdivisions , schools, and businesses , and government buildings and vehicles not expanding roads and not having proper parking

    Traffic is just one of the many impacts to such growth! I am more concerned with traffic in 6 months when all of the new apartment complexes start opening up. Also, school overcrowding! Really bad growth stopper if you ask me! Still love it here though! Wouldn’t change it for anything

    I was worried about retiring at 62, pension just enough to survive in NY, but what about 10 years from now? Then I found Zephyrhills where I cam buy a trailer home for 20k and lot rent of under 400. A dream. Leaves me with bills of half of what i will get, so I can live a long life there and not worry

    I live in Wesley Chapel and I agree thoughtful planning is definitely needed. With all the new construction and newcomers to the area, more schools are needed. Currently the schools of overcrowded.

      I bought a townhome by lennar in new port richey, I agree in the development they were not great. I had to stay on top of them and I refused to close until it was done the right way which eventually they did I just put a deposit on a town home in Angeline currently being built by dr Horton so we will see how it goes Either way it’s a solid investment

    It’s impossible to have roads and schools when you have a whole state or two move here at one time. I have been in Dunedin/Clearwater since the early 80’s and in my opinion it’s ruined a lot of our culture with so many people that have moved here. Investors don’t care about keeping things normal. Look at downtown St Pete. It’s mini Miami now and will get even worse. I built homes in the 80’s in Pinellas County and can’t believe how everything now is being ripped down and nothing but townhomes for a bigger tax base. And the amount of people. There are several golf courses here that turned into townhomes and the code, well it isn’t code, the money washes that away. I have been to this area 20yrs ago but I bet it doesn’t look the same. Public transportation is worthless. It’s a tax sucking loss. Most that ride have Dui’s or to cheap to buy a car. This isn’t New York. I know what goes on here in Pinellas. Stay away from St Pete. They have raw sewage going into the bay that Mayor Rick Kriseman refused to fix as well as the New Mayor not to mention the storm system is ancient and not fitted for the amount of people there. Taxes are high and going up but they won’t fix the sewage issue. Stay away from Pinellas period. Too many people and real estate is ridiculous now. Not the most beautiful place to be anymore. Just like an island. When it gets overpopulated it gets dirtier and expensive. This area looks nice as long as you can keep it low population.

      just like any city or area there will always be pros and cons. I think Zephyrhills has gone through many positive changes during the last several years

    I definitely agree with thoughtful planning. In Riverview there’s places that need traffic lights which can be dangerous intersections. On the retail aspect we definitely need to diversify and not build things we already have five minutes away. Sometimes the placements of homes and school here don’t make sense to me but that might just be me being picky.

    Never understood what's the hype about Wesley Chapel. Mediocre schools, mediocre location, and mediocre neighborhoods. If you value your kids education, just move to Lithia/Valrico. It is the only area where I could find the elementary/middle and high school all rated 7+/8+/9. In all other areas, lucky if one of the schools is rated 7+. Yes, it's closer to the beaches, but if that's the main reason why not just move to clearwater, Sarasota, or st. Pete.

    It’s flat. Medium incomes do not support the median prices of average homes. Huge disconnect. Simply not affordable to new buyers. People who might wish to sell, cannot afford the newer interest rates. So the market is trapped.

    You forgot about all the homeless and drug addicts wondering around town, or the amount of theft going on because of the homeless and drugs. You was totally correct about the traffic it is freaking horrible!!!!

      @@aryanprivilege9651 Same last name… Not same person. With all the new construction in the area there are stretches of miles without a grocery store near by. This developer added a Publix early on in the development of this community which in my book is a big thumbs up

      Schools in this general area have all been impacted by COVID, teacher shortages, and over population of students

      Fences are always a great option. If you want more space between neighbors building a custom home on your own private lot is a great route to go

    Great video! How much is HOA per month and CDD annually? Also did DR horton start building their single family homes yet or not yet if not when? :)

      DR Horton currently only on Townhomes. HOA and CDD vary depending what section of community, size of homesite, etc. Give me a call and we can chat further about details 813-519-5220
